Otter Creek Villas Sale Surpasses $6.6M Mark (Real Deals)Lock Icon

The 100-unit Otter Creek Villas apartment project in west Little Rock tipped the scales at $6.65 million.

13600 Otter Creek Parkway LLC of Pasadena, California, bought its namesake address from Otter Creek Villas LLC, led by June Walker.

The deal is financed with a 10-year loan of $4.3 million from Greystone Ser-vicing Co. LLC of Warrenton, Virginia.

The 7.96-acre development was purchased for $2 million in August 1992 from Otter Creek Apartments Ltd., led by Tommy Hodges.

Greenfield Transaction

Three apartment buildings and a house in Sherwood weighed in at $1.25 million.

Greenfield Townhomes LLC, led by Rajbir Singh, acquired 18 units at 27-37 and 41-51 Hamilton Park Ave. and 707-717 E. Maryland Ave. along with a 1,504-SF house. The seller is the Charles M. & Helen G. Greenfield Family Trust.

The deal is linked with a five-year funding agreement of $950,000 from Arvest Bank of Fayetteville.

The combined 0.94-acre property was assembled in three November 1978 deals with the estate of John Floyd Craft, $27,000, and Clara Honeycutt and Lelia Hughes, $6,000 each.

Multifamily Land

A 12.96-acre future apartment site in Sherwood rang up a $1.05 million sale.

Pointe Sherwood LLC, led by Keith Richardson, purchased the land near the northwest corner of Oakdale Road and Highway 107. The sellers are Cosden McClurg LLC, led by Larry Cosden and Timothy McClurg.

The property was acquired for $850,000 in March 2008 from Sherwood Land Co. Inc., led by Steve Deere.

Mini Purchase

A 90-unit mini storage project in west Pulaski County drew a $910,000 transaction. Storemore Lawson LLC of Scottsdale, Arizona, bought Lawson Mini Storage at 15700 Lawson Road from B&H Partners LLC, led by Russell Hall.

The deal is backed with a 25-year loan of $786,200 from Live Oak Banking Co. of Wilmington, North Carolina. B&H purchased the 2.42-acre development for $399,000 in June 2013 from Metro-politan National Bank of Little Rock.

Office Acquisition

A 4,516-SF office building in downtown Little Rock sold for $500,000.

Banyan Capital Investments LLC, led by Bryan Hosto and Lauren Frederick, acquired the 1308 Main St. project.

The seller is Keystone Investments LLC, led by Gene Castin. Keystone bought the 0.08-acre development for $165,000 in April 1997 from Stuck Associates Architects Inc., led by Dewaine Beisner.

Commercial Land

A 1.45-acre parcel near the northwest corner of Kanis and Pride Valley roads in west Little Rock changed hands in a $465,000 deal.

Butler Wealth Capital LLC, led by Dr. Michael Butler and his wife, Molly, purchased the land from Kanis Pride LLC, led by Graham Smith.

The deal is financed with a one-year loan of $372,000 from Arvest Bank.

Kanis Pride acquired the land in March 2015 as part of an $850,000 deal with the Paul A. Pride Revocable Trust.

Prospect Terrace

A 3,771-SF home in Little Rock’s Prospect Terrace neighborhood tipped the scales at $1 million.

Shana Coley and Andrew Yates bought the house from Jeffrey and Judith Dawson. The deal is funded with a 30-year loan of $800,000 from JPMorgan Chase Bank of Columbus, Ohio.

The Dawsons purchased the residence for $150,000 in August 1986 from Warren and Mary Crews.

Robinwood Residence

A 5,752-SF home in Little Rock’s Robinwood neighborhood is under new ownership after an $829,000 deal.

Scott Schoenleber and Samantha Mack acquired the house from Matthew Bell. The deal is backed with a 14-year loan of $746,100 from Regions Bank of Birmingham, Alabama.

The residence was bought from Wan-da Arnold in July 2006 for $400,000.

Falstone Court

A 4,600-SF home in west Little Rock’s Falstone Court neighborhood rang up a $795,000 transaction. Nicholas and Jamie Booker purchased the house from Arbor Construction LLC, led by Michael Moran.

The deal is financed with a 30-year loan of $636,000 from Regions Bank.

Arbor Construction acquired the site for $86,000 in August 2020 from PotlatchDeltic Real Estate LLC.

Oak Creek

A 4,005-SF home in the Oak Creek neighborhood of west Pulaski County drew a $681,000 transaction.

Carey and Erin Antoon bought the house from Gary and Korey Jackson. The deal is funded with a 30-year loan of $383,041 from Encore Bank of Little Rock.

The location was purchased for $124,900 in July 2017 from Stewart Road Estates LLC, led by Aaron Black.

Heights House

A 3,960-SF home in the Heights area of Little Rock was recovered in a $624,266 foreclosure sale.

Riverside Bank of Sparkman recovered the house from Healthy Investments LLC, led by Dr. Pittman Moore.

The residence was bought in February 2011 for $670,000 from 5421 Hawthorne LLC, led by Walter Quinn.

Woodlands Edge I

A 3,644-SF home in west Little Rock’s Woodlands Edge neighborhood sold for $610,000. Robert and Pamela Chatham purchased the house from the Weed Living Trust, led by Dr. David Weed and his wife, Tracy.

The residence was acquired for $587,000 in July 2018 from L&J Construction & Design LLC, led by LeaAnn and Justin Hall.

Woodlands Edge II

A 3,515-SF home in Woodlands Edge changed hands in a $600,000 deal.

Hooman Motahari and Mojdeh Kha-mesi bought the house from Jeff and Angela Lawrence. The deal is backed with a 30-year loan of $548,250 from First Horizon Bank of Memphis.

The Lawrences purchased the residence for $463,000 in November 2013 from Edwards Custom Homes Inc., led by Katherine Edwards.
