Parham Pointe Sale Tops $20M (Real Deals)Lock Icon

A 184-unit apartment complex  in Little Rock weighed in at $20.25 million.

Parham Pointe 2019 LLC, an affiliate of Provident Investments of Birmingham, Alabama, sold its namesake apartment project at 1500 Parham Pointe Drive. The buyer is Caisson Parham Owner LLC, an affiliate of Fayetteville’s Caisson Capital Partners.

Caisson Parham assumed a September 2019 mortgage of $12.2 million held by Arbor Commercial Funding I LLC of Uniondale, New York.

Parham Pointe 2019 acquired the 13.76-acre development for $15.1 million in September 2019 from LFC Properties LLC, led by Larry Williford.

Ridgecrest Purchase

A tornado-damaged 112-unit apartment complex in Little Rock tipped the scales at $3 million.

Ridgecrest Apartments Little Rock LLC of Woodmere, New York, sold its namesake project at 1900 Reservoir Road to Roadside Properties LLC, led by Joe France.

The deal is backed with a $5.2 million funding agreement from Southern Bank of Poplar Bluff, Missouri.

Ridgecrest Apartments purchased the 4.65-acre development in December 2021 as part of a $9 million deal with AM Capital Four LLC of Newport Beach, California.

Apple Blossom Buy

A piece of the Apple Blossom residential development in the College Station area of east Little Rock drew a $1.9 million transaction.

Keown Homes AR LLC, an affiliate of Everest Equities Group in Brooklyn, New York, acquired 34 houses from Keown Homes Ltd., an affiliate of Little Rock’s Watershed Human & Community Agency Inc.

The deal is financed with a six-year loan of $1 million from CBRE Multifamily Capital Inc. of Houston, Texas.

Keown Homes Ltd. bought the 17-acre site for $430,000 in April 2010 from JPM Arkansas LLC, led by Brian Parent.

Office-Warehouse I

A 16,800-SF office warehouse in North Little Rock changed hands in a $1.8 million deal.

Pies in the Sky LLC, led by Wes Martin, purchased the 8019 Counts Massie Road project from the Kevin Robert Horton Revocable Trust.

The deal is funded with a five-year loan of $1 million from Eagle Bank & Trust of Little Rock.

The 1.87-acre property was acquired for $265,000 in 2003 from The Dobbs Co., led by Barbara Dobbs.

Office-Warehouse II

A 4,800-SF office-warehouse property in North Little Rock rang up a $460,000 sale.

BBG Properties LLC, led by Joe Veiga, bought the Arkansas Diesel Engines project at 7504 Counts Massie Road.

The seller is Mew Investments LLC, led by Michael and Whitnee Bullerwell.

The deal is backed with a three-year loan of $255,000 from State Bank of Dekalb, Texas.

The 0.77-acre development was purchased for $275,000 in September 2010 from McCulloch Investments LLC, led by Amos McCulloch Jr.

Germay Court

A 5,007-SF house in west Little Rock’s Germay Court neighborhood weighed in at $1.4 million.

Andrew Salini and Allison Angel acquired the house from the Kevin & Karen Heath Trust for $1.4 million.

The deal is financed with a five-year loan of $1.4 million from Priority Bank of Fayetteville. The Heaths bought the residence for $1.1 million in May 2014 from Bradley and Karen Diner.

Cammack Woods

A 3,400-SF home in Cammack Village sold for $949,900.

Maitri Shah and Joseph Nigh purchased the house in the Cammack Woods neighborhood from RQM LLC, led by Russell and Quenna Milam.

The deal is funded with a 30-year loan of $949,900 from Cadence Bank of Tupelo, Mississippi.

RQM acquired the tear-down property for $199,000 in October 2023 from Diane Dutton.

Hickory Creek

A 5,947-SF home in west Little Rock’s Hickory Creek neighborhood is under new ownership after a $845,000 transaction.

Theodore Brown Jr. and his wife, Alyssa, bought the house from 100 Hickory Creek LLC, led by Guillermo Carlos Kirchner.

The deal is backed with a 30-year loan of $845,000 from Regions Bank of Birmingham, Alabama.

The residence was purchased for $835,000 10 months ago from the Gerry Carol Freebairn Revocable Trust.

The Ranch

A 4,151-SF home in The Ranch neighborhood of west Little Rock drew a $718,000 transaction.

Sanjay Muttineni and Sasya Dronavalli acquired the house from Kelli and Jason Stabbs. The deal is financed with a 30-year loan of $682,100 from Arvest Bank of Fayetteville.

The Stabbs family bought the residence for $695,000 in June 2023 from Minghua and Matthew Miller.

Circle K

The Nirmila V. Assomull Irrevocable Trust paid $3.81 million to Crain Properties LLC, controlled by the Larry Paul Crain Sr. Revocable Trust, for the 3,600-SF Circle K at 11918 Col. Glenn Road in west Little Rock.

Crain Properties purchased the 0.85-acre development for $3.7 million in December 2022 from Colonel Bowman LLC, led by Jared Coleman.
