Parkwood Center Sells in $3.7M Transaction (Real Deals)Lock Icon

A 16,000-SF retail project in Little Rock weighed in at $3.7 million.

SEP Parkwood LLC, an affiliate of Stoic Equity Partners of Daphne, Alabama, bought the Parkwood Center at 6801 W. 12th St. along with adjoining 30,000-SF and 20,616-SF industrial buildings at 6805 and 6807 W. 12th St.

The seller is BHWLR Parkwood Center LLC of Bergenfield, New Jersey. The deal is backed with a five-year loan of $3.4 million from ServisFirst Bank of Mobile, Alabama.

BHWLR purchased the 4.92-acre development for $2.2 million in July 2022 from Danny Thomas Properties V Ltd.

Cedar Hill Manor

A 21-unit apartment complex in the Riverdale/Hillcrest area of Little Rock tipped the scales at $1.2 million.

LR Properties AR 12 LLC, led by Ricardo Alvarez, acquired the Cedar Hill Manor Apartments at 24 Oakwood Road from Andre and Angela De Freitas.

The deal is financed with a three-year loan of $1.2 million from Bank of Little Rock.

The De Freitas family bought the 1.1-acre development for $1.1 million in April 2018 from Cedar Hill Manor LLC, led by Josh Malone.

Office-Warehouse Sale

A 13,882-SF office-warehouse in Maumelle drew a $1.02 million transaction.

601 Carnahan LLC, led by Hank Kelley, Dave Grundfest and Ed Willis, sold its namesake address to Diamond Quality Services Inc., led by Kenneth Sanders.

The deal is funded with a 10-year loan of $816,000 from Southern Bancorp Bank of Arkadelphia.

The 3.39-acre development at 601 Carnahan Drive was acquired for $638,000 in September 2016 from Warehouse Properties LLC, led by James Dunlap.

Express Oil Site

An auto service project in North Little Rock is in motion after a $750,000 land deal. Express Oil Change LLC of Millwood, New York, bought the 1.3-acre site on the east side of Christian Brothers Automotive at 12701 Maumelle Blvd.

The sellers are Lilac LLC, led by Andy Collins and David Elrod.

The land was associated with a $2.3 million buy in September 2006 from David and Rose Wells; Claude Wells Jr. and his wife, Sally; and Stephen Wells.

The land was purchased as part of a $2,700 transaction with the U.S. government in February 1946.

Bretagne Circle

A 5,708-SF home in west Little Rock’s Bretagne Circle neighborhood weighed in at $1.27 million.

Brent and Sarah Barnes acquired the house from Kevin and Kristen Halpin. The deal is backed with a 30-year loan of $825,000 from Arkansas Federal Credit Union of Little Rock.

The Halpins bought the residence for $850,000 in August 2015 from Jeff and Christine Gardner.

The Arbors

A 4,565-SF house in The Arbors neighborhood of west Little Rock tipped the scales at $1.15 million.

The Jan Morgan Orr Irrevocable Trust purchased the house from the David Michael Mego & Patricia Louise (Pat) Mego Living Revocable Trust.

The residence was bought for $1.1 million in September 2022 from 73 Vigne Boulevard LLC, an affiliate of Little Rock’s Whisenhunt Investments.

The limited liability company acquired the property for $1.1 million in April 2022 from the Brenda & Harry Herget Family Living Trust.

PV Residence

A 5,043-SF home in west Little Rock’s Pleasant Valley neighborhood rang up a $995,000 sale.

Carter and Brita Rook bought the house from the Lusk Family Revocable Trust, led by Barton and Rebecca Lusk. The deal is financed with a 30-year loan of $696,500 from Regions Bank of Birmingham, Alabama.

The Lusks purchased the property for $385,000 in March 2019 from Stacey Selokovich.

Mirabel Court

A 3,326-SF home in west Little Rock’s Mirabel Court neighborhood changed hands in an $805,000 deal.

Logan and Haley Stout acquired the house from Anthony and Mary Hilliard. The Hilliards purchased the residence for $535,000 in March 2017 from Sharlow Builders & Developers LLC.

Sharlow Builders bought the 0.28-acre site for $85,000 in December 2015 from El Dorado’s Deltic Timber Corp.

Downtown LR Home

A 2,411-SF home in downtown Little Rock sold for $735,000.

Bradley Williams purchased the house from Adam Melton and Joshua Moore. The deal is funded with a 30-year loan of $535,000 from Eustis Mortgage Corp. of New Orleans.

Melton and Moore acquired the residence for $430,000 in April 2020 from Michael Puckett.

Woodlands Edge

A 4,089-SF home in west Little Rock’s Woodlands Edge neighborhood is under new ownership after a $710,000 deal.

Marina Joseph and Thomas Augustine bought the house from Matthew Lindberg. The deal is backed with a 15-year loan of $568,000 from First Horizon Bank of Memphis.

The 0.29-acre site was purchased for $71,000 in August 2011 from Rocket Properties LLC, led by Ron Tyne.

Estates at McHenry Creek

A 2,972-SF home in west Pulaski County’s Estates at McHenry Creek neighborhood drew a $685,000 transaction.

John William Wright acquired the house from Nolan and Jennifer Bruce. The deal is financed with a 30-year loan of $385,000 from Simmons Bank of Pine Bluff. The Bruces bought the residence for $620,000 in June 2020 from Matthew and Kelly White.

Villages of Wellington

A 4,290-SF home in west Little Rock’s Villages of Wellington neighborhood rang up a $665,000 sale. Siju Paul and Smitha Peter purchased the house from Joseph and Shelly Thomas.

The deal is funded with a 30-year loan of $565,000 from Arvest Bank of Fayetteville. The Thomases acquired the residence for $515,500 in July 2021 from Allison and Brent Thompson.

Shiloh Grove Lots

D.R. Horton Inc. of Arlington, Texas, paid $1.1 million for 34 lots in southwest Little Rock’s Shiloh Grove neighborhood.

The seller, E-Steps Investors, led by Vincent Contorno III, bought the 6.42-acre property in December 2020 as part of a $238,000 deal with Woodcrest Co. LLLP, led by James Matthews.
