A 32,518-SF child development center in west Little Rock weighed in at $8.7 million.
GMR Little Rock LLC, an affiliate of Global Medical REIT in Bethesda, Maryland, acquired the Pediatrics Plus project at 1900 Aldersgate Road. The seller is Broadstone PP Arkansas LLC, an affiliate of Broadstone Net Lease of Victor, New York.
Broadstone bought the 6.29-acre development for nearly $8.2 million in December 2014 from Kids Play Properties LLC, led by Todd Denton.
Kids Play assembled the land in deals with D.M. and Ida Lewis, $310,000 in February 2012; and Nabholz Inc. of Conway, $671,000 in March 2012.
Artspace Location
A 1.69-acre mixed-use development is in motion after a $600,000 land deal in downtown Little Rock.
Artspace Little Rock Ltd. of Minneapolis purchased the land between College and McLean streets on the east and west and between Seventh and Eighth streets on the north and south.
The seller is One Financial Centre Ltd. LLLP, led by Stan Hastings.
Construction is financed with a $9.9 million loan from Artspace Projects Inc. of Minneapolis and a $15.1 million bond issue through the Arkansas Development Finance Authority.
One Financial Centre acquired the property in January 2015 as part of a $1.5 million deal with Little Rock’s World Services for the Blind, formerly known as Lions World Services for the Blind.
Rock City Kicks
A 3,960-SF commercial building in downtown Little Rock rang up a $370,000 sale. Corey Bacon, owner of Rock City Kicks, bought the former Shift Modern Cyclery shop at 1101 W. Markham St.
The seller is Hex Carbon Workshop LLC, led by Francis Webber.
The limited liability company acquired the 0.16-acre development for $140,000 in September 2020 from Rushin Holdings LLC, led by the namesake trusts of Norma and Stanley Rushin.
The Rushins purchased the property for $24,000 in January 1968 from Max and Anita Harris.
Mobile Transaction
A 2.23-acre mobile home park in Jacksonville is under new ownership after a $250,000 deal.
Boynerian LLC, led by Arek Boynerian, acquired Sammy’s Mobile Home Park at 6004 Hwy. 161S from Jeremy Deegan.
The deal is supported by a $477,938 funding agreement from Southern Bank of Poplar Bluff, Missouri.
Deegan bought the project for $250,000 in August 2021 from Titan General Contractors LLC, led by Debra Hope and Abigail Reaves.
Mereville Place
A 5,072-SF home in west Little Rock’s Mereville Place neighborhood sold for $1.27 million.
Michael and Jordan Martin purchased the house from Wilmark Homes Inc., led by Mark Caruthers. The deal is backed with a 30-year loan of $1.1 million from Cadence Bank of Tupelo, Mississippi.
Wilmark Homes acquired the 0.23-acre site for $150,000 in June 2023 from PotlatchDeltic Real Estate LLC.
Abington Court
A 3,808-SF home in west Little Rock’s Abington Court neighborhood drew a $960,000 transaction.
Lawrence Nicholson Jr. and his wife, Sophia, bought the house from Stevens Commercial Contractors Inc., led by Jackie Stevens.
The deal is financed with a 30-year loan of $262,000 from Conway’s Centennial Bank.
The 0.25-acre site was purchased for $136,000 in January 2023 from PotlatchDeltic Real Estate LLC.
Waterview Meadows I
A 3,906-SF home in west Pulaski County’s Waterview Meadows neighborhood changed hands in an $859,453 deal.
Nathan and Dylan Navarro acquired the house from Jack Ferguson LLC. The deal is funded with a 30-year loan of $601,617 from First Horizon Bank of Memphis.
Jack Ferguson bought the 0.55-acre site for $84,000 10 months ago from Waterview Estates LLC, led by Rick Ferguson.
Waterview Meadows II
A 3,256-SF home in the Waterview Meadows neighborhood rang up a $718,536 sale.
Kurt and Cristina Levy purchased the house from Brock Ferguson Inc. The deal is backed with a 30-year loan of $250,000 from Sofi Bank of Cottonwood Heights, Utah.
Brock Ferguson acquired the 0.54-acre for $79,900 10 months ago from Waterview Estates, led by Rick Ferguson.
Municipal Building
Supers LLC, led by Jeremy Hyde, paid Haybar Properties LLC, led by Bryan Hosto, $1.25 million for the 17,742-SF former municipal office building at 800 Main St. in downtown North Little Rock.
Haybar bought the 1.65-acre development for $830,000 in March 2022 from the city of North Little Rock.
