Piece of Promenade Exceeds $3.9M (Real Deals)

A portion of west Little Rock’s Promenade at Chenal tipped the scales at $3.92 million.

Akshar 4 LLC of Southlake, Texas, purchased an 8,880-SF building at 17801 Chenal Parkway, home to an AT&T store, GolfTec and Gardolfo’s Deli. The seller is Chenal Promenade LLC, an affiliate of HDA Properties of Los Angeles.

Akshar 4 assumed a July 2015 mortgage of $2.5 million held by Genworth Life & Annuity Insurance Co. of Overland Park, Kansas.

Chenal Promenade bought the 1.44-acre development for $4.3 million in July 2015 from Promenade at Chenal Little Rock LLC, an affiliate of Thompson Thrift Development Inc. of Terre Haute, Indiana.

Crystal Acreage

A 49.42-acre tract in west Little Rock weighed in at $2.34 million.

Little Rock LD LLC, an affiliate of Rausch Coleman Homes in Fayetteville, acquired the land on the north side of Crystal Valley Road at Col. Miller Road. The seller is Crystal Valley LLC, led by Rick Ferguson.

Crystal Valley purchased the land for $1.1 million in April 2022 from Birch-Brook Inc., an affiliate of Little Rock’s RPM Group, led by Kris Upton.

An investment group acquired the property in March 1985 as part of a $490,000 deal with First Service Corp., an affiliate of the now-defunct First Federal Savings of Arkansas in Little Rock.

The original investors included Dr. Raymond Miller, Dr. John McCracken, Dr. W.I. Wade, Winrock Homes Inc., Robert Light, Dr. E. Mage Honeycutt, Sid Dabbs, Bill Dabbs, Dr. Hoyte Pyle, Dr. Sexton Lewis, Dr. James Sloan, Dr. Frazier Kennedy, John Seawright, Claude Brasseale, Vernon Hildabrand, John Cobb and Rector-Phillips-Morse Inc., predecessor of the RPM Group.

Office Transaction

A 7,980-SF office building in west Little Rock changed hands in a $1.54 million deal.

RCF Corp., led by Robert Fain, bought the 20 Rahling Road project from Shollmier LLC, led by Tracy Shollmier-Abston.

The deal is backed with a three-year loan of $1.1 million from First Community Bank of Batesville.

Shollmier acquired the 0.89-acre development for $1.3 million in February 2019 from Demiro Properties LLC, led by Michael and Deborah Brooks.

Site Acquisition

A 1.3-acre commercial site in North Little Rock sold for $202,000.

South Peak Roofing & Construction Inc., led by Nicholas Rynders, purchased the property near the southeast corner of Burkhalter Haas Drive and Counts Massie Road. The seller is EH Properties LLC, led by David Haas and Kristen Eiler.

The deal is funded with a one-year loan of $205,984 from Gateway Bank of Rison.

EH Properties bought the land in June 2005 as part of a $205,000 deal with Burkhalter Haas Properties LLC, led by John Burkhalter and David Haas.

Hickory Creek

A 4,735-SF home in west Little Rock’s Hickory Creek neighborhood tipped the scales at $1.25 million.

The Tasker N. Rodman II Revocable Trust and the Mary Lou VanHook Revocable Trust acquired the house from the Laurie Lamb Whitfield Revocable Trust.

Whitfield bought the residence for $1 million in April 2018 from the Robert B. Bailey & Brenda F. Bailey Joint Revocable Trust.

The Baileys purchased the property for $860,000 in August 2012 from Michael and Jerene Montgomery.

Heights Home

A 4,077-SF house in the Heights area of Little Rock weighed in at $1.16 million.

Leon Catlett II and his wife, Roxanne, bought the house from Todd and Stephanie Stewart.

The Stewarts purchased the residence for $415,000 in December 2009 from Lori Allen.

The house was acquired for $112,000 in January 1998 from Ronald Robinson.

Waterview Estates

A 3,293-SF home in west Pulaski County’s Waterview Estates neighborhood rang up an $830,000 sale.

Andrew Weaver and Mandi Bauer purchased the house from Fifteenth LLC, led by Andrew Adkins. The deal is financed with a 30-year loan of $664,000 from Riverside Mortgage Co. of Little Rock.

The 0.89-acre site was bought for $180,000 in February 2018 from Waterview Estates Phase III LLC, led by Rick Ferguson.

Hillcrest Abode

A 3,688-SF home in the Hillcrest neighborhood of Little Rock drew a $795,000 transaction.

Jennifer Hill and Steven Webber acquired the house from Jamie Wiggins and Jack Dinetz. Wiggins and Dinetz purchased the residence for $725,000 in July 2021 from Thomas Sneed and William Lendorman.
