Pleasant Woods Draws $23.4M Transaction

This week’s 12-pack of million-dollar real estate transactions pops open with a hefty multifamily deal.

► Pleasant Woods LR LLC, an affiliate of Dial Realty of Omaha, Nebraska, sold its namesake 220-unit apartment complex at 10800 Pleasant Ridge Road in west Little Rock for $23.4 million.

Buyer: 3833 Mustang Road LLP, an affiliate of Interurban Cos. in Centennial, Colorado.

► Woodland Terrace Properties LLC, an affiliate of Wild Oak Capital in Durango, Colorado, purchased its namesake 60-unit apartment complex at 1701 Skyline Drive in North Little Rock for $4 million. Seller: Danny Thomas Properties I Ltd., led by William Daniel Thomas III.

► Goff Warehouse LLC, led by Richard Goff, sold a 122,930-SF warehouse at 1900 E. Roosevelt Road in Little Rock for $2.9 million. Buyer? Hamilton & Newman-AR LLC, led by James Newman.

► Terraforma Opportunity Zone Fund LLC, led by David Bruning, bought nearly 25 acres along the Arkansas River in North Little Rock for more than $2 million. Who sold the property that stretches southeastward from Paul Duke Drive along the south side of River Road? Full Counsel Ministries Inc., led by Silas Johnson.

► Melmore Apartments LLC, Phillips Apartments LLC and Olsen Apartments LLC, all led by Lon and Lynn Akerberg, Patsie Johnson and Larry Olsen, sold their namesake projects in Little Rock for nearly $1.7 million.

Saxion Enterprises LLC, led by Zachary Saxion, acquired the eight-unit Phillips project at 924 Cumberland St., the eight-unit Olsen project at 218 W. 13th St. and the six-unit Melmore project at 511 Rock St.

► The Tiffany W. Lindsey Revocable Trust purchased a new 4,321-SF house in the Heights area of Little Rock from Jeff Fuller Homes LLC for $1.5 million.

► Bryan and Kathryn Mullooly sold their 3,444-SF home in Little Rock’s Prospect Terrace neighborhood to Jeffrey and Sonia Orcutt for more than $1.1 million.

► Jeffrey and Joana Mack bought a 5,374-SF home in west Little Rock’s Pleasant Valley neighborhood from William and Christina Martin for more than $1.1 million.

► Spanish Court LLC, led by John Chandler, sold its namesake 10-unit apartment project at 808 N. Palm St. in Little Rock for more than $1 million.

► Rajesh and Pumposh Mehta acquired a 4,865-SF home in the Deauville Place neighborhood of west Little Rock for more than $1 million from Michael and Judy Shelley.

► Robert and Caroline Fow sold their 5,314-SF home in west Little Rock’s Bretagne Circle neighborhood to Mau-ricio Garcia Saenz DeSicila and Ana Paula Terrazas Galvan for more than $1 million.

► Chris Carson purchased a 4,554-SF home in west Little Rock’s Hickory Pointe neighborhood from Russell and Mary Simmonds for more than $1 mill-ion.
