Prestige Transaction Registers $2.4M Sale (Real Deals)

A 22,400-SF auto facility in North Little Rock tipped the scales at $2.4 million.

WRAMR Properties LLC, led by Alan Reuber and Matthew Barrows, bought the former Carvana Fulfillment Center at 5045 Warden Road. The seller is Prestige Properties Holdings LLC, led by Stephen Humphries.

The deal is backed with a $3.2 million loan from Citizens Bank of Elizabethton, Tennessee.

Prestige Properties acquired the 3-acre site for $654,000 in March 1990 from Crestwood Co., led by James P. Matthews.

Grill Acquisition

A 7,238-SF restaurant location in downtown Little Rock weighed in at $1.05 million.

Dan Kovach and Chris and Samantha Tanner purchased the Copper Grill space at 300 E. Third St. from Moses Tucker Investments LLC, led by Jimmy Moses and Rett Tucker.

The deal is funded with a five-year loan of $840,000 from Malvern National Bank.

Moses Tucker Investments bought the 0.8-acre site for $1.4 million in December 2004 from JLN Properties LLC, led by James Narup.

Shops Site

Land beneath a retail project in the Heights area of Little Rock rang up a $750,000 sale.

PFD LLC, led by Charles Porter and Wes Martin, acquired the 0.57-acre site of Shops in the Heights at 5501 Kavanaugh Blvd. from Kroger Ltd. I of Memphis.

The deal is financed with a five-year loan of $525,000 from First State Bank of Morrilton.

Kroger Ltd. purchased the land in August 1999 as part of a $1.3 million deal with George and Rebecca Wells.

Multifamily Sale

A pair of duplexes in the Hillcrest area of Little Rock changed hands in a $340,000 deal.

Sakred Properties LLC, led by Steve Dillman, bought the 422-424 Pine St. project from the Carol Garner Revocable Trust.

The Garner family assembled the 0.32-acre property in two deals with Little Rock’s First Pyramid Life Insurance Co. of America, $5,000 in December 1971; and Joanne Richardson, $6,000 in June 1972.

Office Transaction

A 1,200-SF office building in downtown North Little Rock sold for $250,000.

Five Aces LLC, led by Anthony Brooks, purchased the 600 N. Olive St. project from Ruth Pasquine.

The deal is backed with a five-year loan of $150,000 from Arvest Bank of Fayetteville.

Pasquine bought the 0.25-acre development for $129,000 in January 2017 from Nancy Tweed and Frances Soderberg.

Chenal Downs

A 6,662-SF home in west Pulaski County’s Chenal Downs neighborhood tipped the scales at $1.87 million.

David and Terry Wood acquired the house from Michael and Carla Hilburn.

The deal is funded with a 30-year loan of $1.4 million from FirstTrust Home Loans Inc. of Sheridan.

The Hilburns purchased the residence for $1.6 million in May 2020 from Joey and Leslie Wiggins.

Hallen Court

A 4,705-SF home in west Little Rock’s Hallen Court neighborhood weighed in at $1.2 million.

Andrew and Lauren Roller bought the house from Graham Smith Construction LLC.

The deal is financed with a 30-year loan of $840,000 from Encore Bank of Little Rock.

Graham Smith Construction acquired the 0.26-acre site for $81,214 in January 2022 from Ron and Lindsey Jumper.

Germay Court

A 4,595-SF home in the Germay Court neighborhood of west Little Rock drew a $910,000 transaction.

The O’Brien Revocable Trust, led by Thomas and Debbie O’Brien, purchased the house from Jason and Catherine Brancel.

The residence was acquired for $789,600 in April 2022 from Thomas and Janice Paulus.

The Paulus family bought the 0.41-acre property for $108,000 in July 2003 from Deltic Timber Corp. of El Dorado.

Ferncrest Estates

A 4,732-SF home in west Pulaski County’s Ferncrest Estates neighborhood is under new ownership after an $851,064 deal.

Josh and Ashleigh Bishop acquired the 4.76-acre spread from Marc and Kandi Holmes.

The Bishops also bought an adjoining 4.88-acre parcel for $100,000 from Holmes Real Estate Inc., which provided a $100,000 mortgage to back the deal. The Holmes family purchased the residence for $732,000 in July 2020 from the Godwin Trust, led by Willie and Brenda Godwin.

The adjoining parcel was acquired for $50,000 in August 2020 from the Godwin Trust.

Heights Home

A 3,436-SF home in the Heights area of Little Rock rang up a $787,000 sale.

Natalie Moffitt bought the house from Mike and Rhonda Mills.

The Mills family acquired the residence for $825,000 in December 2022 from Phillip and Jordan Burgess.

The Burgess family purchased the property for $581,000 in November 2018 from Smart Development LLC, led by Robert Perry and Anthony Otwell.

Robinwood Valley

A 6,204-SF home in Little Rock’s Robinwood Valley neighborhood changed hands in a $700,000 deal.

Ian Williamson and Joshua Sonnen acquired the house from Jeffrey Thessing.

The deal is funded with a 30-year loan of $560,000 from U.S. Bank of Cincinnati.

Thessing bought the residence for $675,000 in September 2017 from the Russell Thomas Steele Revocable Trust.

Country Club Buy

D.R. Horton Inc. of Arlington, Texas, paid $3.2 million for 50 residential lots in the Reserve at Country Club neighborhood in Maumelle.

The seller, Daryl Brock Custom Homes Inc., purchased the land in March 2022 as part of a $1.65 million deal with Colony CC LLC, led by Arby Smith.
