Pullman Says Development Continues at Planned Retail Center in Springdale

Jason Pullman, a Bentonville developer, is still working to build on a 1.9-acre lot he bought in front of the Walmart Supercenter at Hall Crossing on Elm Springs Road in Springdale.

Pullman, through his Refined Retail LLC, paid $1.2 million for the property this past summer, a year after a failed attempt to buy the land.

Nearly a half-year after buying the land and getting a $2.6-million construction loan, Pullman is trying to arrange a tenant lineup for the space.

Pullman wants to build an 8,000-SF retail center and another 3,000-SF space, but he wants to tailor the design and construction of the entire development to which companies are moving in.

So far, the 3,000-SF building is the holdup, Pullman said.

“As soon as we land the 3,000-SF tenants, we’re off to the races,” Pullman said. “I want to build it all together. It will be a custom build-out. I can’t do a generic shell.”

The delay is frustrating because, Pullman said, he has numerous attractive tenants who have expressed strong interest in the larger space. Pullman said he has received more offers than he will have space for in the larger building.

“It’s a great spot for somebody who wants to get in Springdale,” Pullman said. “We just have to find somebody in a growth mode.”

Pullman said there are a few more deals he wants to move on in northwest Arkansas, but he can’t move until he solidifies the Hall Crossing development. He said he doesn’t want to build the larger retail center first and then move on to the smaller space because it would be “miserable” for one building to be in business while construction was underway nearby.
