The seller is Prestige Hospitality LLC, led by Nirav Patel.
The deal is financed with a three-year loan of $2.6 million from Commercial Capital Bank of Delhi, Louisiana.
Prestige Hospitality purchased the 2.7-acre development for $2.2 million in November 2016 from PNN LLC, led by Nayan Nagin.
DQ Deal
A 3,390-SF Little Rock eatery changed hands in a $2.85 million sale-leaseback deal.
Graduate N/C Machining Inc. of Rancho Cordova, California, bought the Dairy Queen at 6100 W. 12th St. from You Scream Properties University LLC, led by Todd Denton.
The limited liability company purchased the 1.4-acre site for $700,000 in December 2016 from BH University Development LLC, led by Brandon Huffman, James Barnes and James Batcheller.
The property was acquired in June 2013 as part of a $3 million deal with MBC Holdings Worldwide LLC, led by Bruce Burrow and Marty Belz.
Convenient Sale
A 2,400-SF convenience store in North Little Rock sold for $900,000.
Pabani Brothers LLC, led by Akbar and Aziz Pabani, purchased the D&J project at 1802 Main St. from Sunyo Burton.
The deal is backed with a five-year loan of $700,000 from Malvern National Bank.
Burton bought the 0.78-acre development for $180,000 in April 2020 from Young and Ki Kim.
Parcel Purchase
More than 81 acres in eastern North Little Rock drew an $854,150 transaction.
Jimmy Brewer Jr. and his wife, Tara, acquired the land from Brenda Fulkerson.
Most of the property is at the northeast corner of U.S. 165 and Highway 391. A 4.76-acre sliver is between U.S. 165 and Willow Beach Road.
The Fulkerson family had owned the property for more than 100 years.
Church Acquisition
A North Little Rock church property rang up a $395,000 sale.
Central Rock Church of Christ bought its 1505 W. 18th St. location from Clifton Family LLLP, led by Norman Clifton.
The deal is funded with a three-year loan of $250,000 from Arvest Bank of Fayetteville.
Clifton Family acquired the 1.65-acre development for $125,000 in May 2019 from the Salvation Army.
The Salvation Army assembled the property in two July 1970 deals with Vernie Allen, $2,000; and Leonard and Mary Berner, $1,000.
Chenal Downs
A 7,692-SF home in west Pulaski County’s Chenal Downs neighborhood weighed in at $1.34 million.
Neerah and Meenakshi Bharany purchased the house from RCF 2 Acquisition Trust, a mortgage-backed securities portfolio overseen by U.S. Bank of Cincinnati.
The deal is financed with a one-year loan of $1.3 million from Southern Bancorp Bank of Arkadelphia.
The trust recovered the 5.01-acre residential spread at a May 2023 foreclosure sale of $1.3 million from Stephen and Kimberly Carleson.
Falstone Court
A 4,865-SF home in west Little Rock’s Falstone Court is under new ownership after a $975,000 sale.
The Perry Stuckey III & Vivian Dorn-Stuckey Revocable Living Trust acquired the house from Liberty Construction LLC, led by Mark Shepard.
Liberty purchased the 0.28-acre site for $104,000 in March 2022 from PotlatchDeltic Real Estate LLC.
Ridgefield Estates
A 4,446-SF home in west Pulaski County’s Ridgefield Estates neighborhood changed hands in a $960,000 deal.
Thomas Hillman Jr. and his wife, Barbara, bought the house from Ricky and Shea Halbert.
The Halberts acquired the residence for $520,000 in April 2018 from Samuel and Nancy Smith.
Ensbury Place
A 3,897-SF home in west Little Rock’s Ensbury Place neighborhood sold for $800,000.
Robert Henry Burch III and his wife, Ashley, purchased the house from Ashish Tikotekar and Madhura Borikar. The deal is backed with a 30-year loan of $640,000 from Regions Bank of Birmingham, Alabama.
Tikotekar and Boricar bought the residence for $575,000 in July 2019 from Tamara and Steven Bradford. n

Melissa Walsh and Scott Peeler bought the house from Mary and Scott Nelson.
The deal is funded with a 30-year loan of $599,000 from Encore Bank of Little Rock.
The Nelsons acquired the residence for $527,500 in October 2017 from Evan and Jennifer Gregory.
