Four west Little Rock apartments combined for a series of transactions totaling $49.6 million.
Affiliates of Monarch Investments of Franktown, Colorado, led investment groups that bought the 337-unit Fairfield Apartments at 1912 Green Mountain Drive for $19 million; the 252-unit Berkley Apartments at 1601 N. Shackleford Road, $12.7 million; the 239-unit Pleasant Pointe Apartments at 1602 Green Mountain Drive, $9 million; and the 211-unit Valley Crossing Apartments at 1502 Green Mountain Drive, $9 million.
The seller is an investment group led by RRE Reserves Holdings LLC, an affiliate of Resource Real Estate of Philadelphia.
The deals were funded with loans of $15.2 million and $10.2 million and two for $7.2 million from Berkadia Commercial Mortgage LLC of Ambler, Pennsylvania.
The projects previously were tied to a September 2005 mortgage of $36 million held by Wachovia Bank of Charlotte, North Carolina.
The properties were acquired in three deals totaling $47 million more than 10 years ago from limited liability companies based in Norfolk, Virginia, and led by Jordan Stone.
The sellers were GDLR LLC, $20 million for Pleasant Pointe (formerly Greenwood Forest) and Valley Crossing (formerly Williamsburg); FRLR LLC, $16.8 million for Fairfield (formerly Foxrun); and WRLR LLC, $10.2 million for The Berkley (formerly Walnut Ridge).
Sterling Redevelopment
Redevelopment of a 65,450-SF industrial project in east Little Rock is in motion after a $1.39 million transaction.
6th & Shall LLC, led by an affiliate of Cromwell Architects Engineers Inc. and Moses Tucker Real Estate, purchased the three-building complex that includes the 15,622-SF home of Rock Town Distillery at 1216 E. Sixth St. and a 3,150-SF warehouse at 1400 E. Sixth St.
The 46,678-SF office-warehouse at 1300 E. Sixth St., which once housed Sterling Paint, will be expanded and become the new home of the Cromwell firm along with commercial and residential space.
The seller is Lasa Inc., led by James Adamson. The deal is backed with a three-year loan of $1.18 million from IberiaBank of Lafayette, Louisiana.
The combined 3.04-acre property was assembled in five transactions totaling more than $25,000.
The seller in four of the deals was the Missouri Pacific Railroad Co. of St. Louis: $7,443 in May 1945, $6,616 in October 1945, $1,114 in February 1950 and $10,000 in May 1971.
The 1216 E. Sixth St. property was bought for an undisclosed sum in May 1968 from the National Dairy Products Corp. of Chicago.
Comfort Transaction
A 60-room motel in Jacksonville tipped the scales at $1.35 million.
Shree Laxmi Krupa Inc., led by Chandrika Patel, acquired the Comfort Inn at 1500 John Harden Drive. The seller is OM Associates Inc., led by Jitendra Patel.
The deal is financed with a two-year loan of $1.25 million from Merchants & Planters Bank of Newport.
The 1.64-acre development previously was linked with a September 2004 mortgage of $1.6 million held by First Arkansas Bank & Trust of Jacksonville.
The project was purchased for $1.95 million more than 11 years ago from Shinn-Wilson LLC, led by James and Cynthia Wilson and Alberta Shinn.
Hatcher Purchase
A 19,805-SF commercial building in west Little Rock weighed in at $1.16 million.
Hatcher Properties Inc., led by Greg Hatcher, bought the 1428 Merrill Drive project.
The seller is Bottin Family Real Estate LLC, led by Jim Bottin.
The deal is funded with a 10-year loan of $932,000 from Simmons First National Bank of Pine Bluff.
The 1.55-acre development was acquired for $700,000 in December 1993 from Moise Seligman Jr. and his wife, Billie, and Kerry and Linda Ozment.
Airport Acquisition
A 24.5-acre tract adjoining Clinton National Airport is under new ownership after a $750,000 deal.
The Little Rock Municipal Airport Commission purchased the former Hollingsworth Grove housing project site from the Little Rock Housing Authority.
The property is bound by Ninth Street on the south, Corning Street on the west, Sixth Street on the north and Picron Street on the east.
The land was assembled in November 1950 in 13 deals totaling more than $138,000.

Heartland purchased the 2.13-acre development for $3.1 million in March 1990 from Riviera Apartments, led by Sidney Weniger.
Southwest Commercial
A commercial project in southwest Little Rock rang up a $400,000 sale.
Amerco Real Estate Co. of Phoenix bought the 6501 Geyer Springs Road project from Industrial Plaza Partners LLC of Kansas City, Missouri.
The 3.1-acre development was acquired for $450,000 in August 1985 from Real Properties Inc., a Stephens Inc. affiliate.
Heights House I
A 5,124-SF home near the Country Club of Little Rock rang up a $1.1 million deal.
MJH Trust, led by Merritt and Lauren Dake, purchased the house from Michael and Pamela Ashcraft.
The deal is financed with a seven-year loan of $988,900 from IberiaBank. The residence previously was tied to a May 2012 mortgage of $832,000 held by Arvest Bank of Fayetteville.
The Ashcrafts bought the property for $1.04 million from Lynn Thomas and Paul Smith.
Heights House II
