Recreational Project Attracts $2M Sale (Real Deals)Lock Icon

A 19,220-SF recreational vehicle facility in Little Rock tipped the scales at $2 million.

FRHP Lincolnshire LLC, an affiliate of Freedom Roads/Camping World of Lincolnshire, Illinois, acquired the Crain RV facility at 9801 Interstate 30.

The seller is Crain Investments Ltd., led by Larry Crain Jr.

The 10.12-acre property was assembled by Crain Investments as part of a $2.2 million deal in April 2006 with Munsey Products Inc., led by Ronald Munsey.

Additional property was bought in two January 2007 deals with Lando and Rosalie Patton and Mark Justin Riable Ltd., $700,000; and Don and Nancy Capps, $450,000.

Reel Transaction

A 4,800-SF retail project in west Little Rock weighed in at $1 million.

Cubalibre LLC, led by Harold and Tifany Hamlin, purchased the Southern Reel Outfitters at 14908 Cantrell Road.

The seller is Southern Reel LLC, led by Rodney Thomason, which provided a five-year mortgage of $750,000 to fund the deal.

Southern Reel acquired the shop space for $1.2 million in January 2016 from 14910 Cantrell LLC, led by Steve Hockersmith.

Office-Warehouse Buy

Adjoining office-warehouse properties in North Little Rock drew a $745,000 transaction.

The Elliott/Feranil Family Trust of Upland, California, bought the 6,000-SF project at 3725 Harold St. and the 5,000-SF project at 3723 Harold St. from Rogers River Holdings LLC, led by Jonathan Rogers.

The deal is financed with a four-year loan of $222,950 from Little Rock’s Bank OZK.

The 0.36-acre development at 3723 Harold St. was acquired for $200,000 in February 2019 from Joni and Edward Carr.

The 0.34-acre development at 3725 Harold St. was purchased for $175,000 in August 2007 from Mary Frances Smith.

Mini Acquisition

A 235-unit mini-storage project in North Little Rock rang up a $700,000 sale.

Matthew and Amanda Anderson acquired Parkway Mini Storage at 2600 and 2701 Parkway Drive.

The sellers are the James & Barbara Penney Revocable Trust and Toland Family LLC, led by Claudia T. Gravett and John Toland.

The trust and limited liability company provided a two-year mortgage of $575,000 to back the transaction.

The 4.07-acre site was bought in July 1959 as part of a $12,000 deal with Alfred and Milfred Brandt and Edward and Martha Brandt.

NLR Purchase

A vacant 1,440-SF convenience store and adjoining property in North Little Rock changed hands in a $500,000 deal.

Tri Star Transport LLC of Nashville, Tennessee, purchased the 3523 E. Broadway project and 3,850-SF storage building at 3519 E. Broadway from Magness Oil Co., led by Benny Magness.

Magness Oil acquired the combined 1.73-acre property for $55,000 in March 2013 from La Sher Oil Co., led by Roger Mason.

Jacksonville Tract

A 39.29-acre residential tract in Jacksonville sold for $290,000.

Malcolm Blue Inc., led by LeAndrew Cranford, bought the land at the north end of Northlake Drive.

The seller is Westco Inc., led by Christine Bradley.

The land was purchased for $1,700 in March 1962 from James and Freida Harelson.

Ridgefield Estates

An 8,307-SF home and 1,203-SF house in west Pulaski County’s Ridgefield Estates neighborhood tipped the scales at $1.9 million.

KHPM LLC, led by Harvinder Dod and Sangeeta Bedi, acquired the house from the Irfan Ahmed Eric Mian Revocable Trust.

The deal is financed with a three-year loan of $1.5 million from Connect Bank of Star City.

The 5.81-acre property was bought for $300,500 in October 2017 from a Bear Stearns mortgage-backed securities portfolio managed by Wilmington Trust in Delaware.

Falstone Court

A 4,580-SF house in west Little Rock’s Falstone Court neighborhood weighed in at $1.32 million.

Molly Carson and David Spiro purchased the house from New Home Estates Corp., led by Drew and Tim Files.

The deal is backed with a 30-year loan of $1.2 million from Arvest Bank of Fayetteville.

New Home acquired the 0.26-acre site for $111,000 in April 2022 from PotlatchDeltic Real Estate LLC.

Orle Residence

A 6,145-SF home in the Orle neighborhood of west Little Rock is under new ownership after an $890,494 deal.

Heath and Sheena Campbell bought the house from Wiggins Family Real Estate Holdings LLC, led by Joey Wiggins. The residence is helping secure a $1.5 million funding agreement with Bank of Little Rock.

Wiggins Family Real Estate Holdings purchased the 0.44-acre property for $250,000 in March 2022 from AR Reddy Investments LLC, led by Raghu Reddy.

Bear Den Estates

A 3,792-SF home in west Little Rock’s Bear Den Estates neighborhood drew an $868,500 transaction.

Jenni and Bryce Ferry acquired the house from Nathan and Markie Alberius. The deal is financed with a 25-year loan of $726,200 from Regions Bank of Birmingham, Alabama.

The Alberius family bought the 0.29-acre site for $115,000 in March 2022 from Bear Den Development Co. LLC, led by Drew Holbert.

Fontenay Circle

A 4,220-SF home in west Little Rock’s Fontenay Circle neighborhood rang up an $825,000 transaction.

Nathan and Laura Smith purchased the house from the Blake Chism & Maggie Riggan Chism Family Trust. The deal is backed with a 30-year loan of $500,000 from Rocket Mortgage LLC of Detroit.

The Chisms acquired property for $410,000 in March 2020 from James Reedy.

In the Heights

Rhea Middleton paid $1.35 million for a 3,776-SF home in the Heights area of Little Rock owned by the Rebecca & Gary Smith Joint Trust.

The Smiths bought the home for $265,000 in March 1998 from Brent and Kristen Baber.
