An 80-unit seniors living project in North Little Rock tipped the scales at $6.23 million.

Ridge Road Village Propco LLC of Knoxville, Tennessee, purchased its namesake complex at 4748 Ridge Road.

The seller is 4748 Ridge Road LLC, an affiliate of New York’s Dwight Capital in Sunny Isles Beach, Florida.

Ridge Road Village assumed a December 2016 mortgage of $6.3 million held by Dwight Capital.

4748 Ridge Road bought the 6.88-acre development for $7 million in December 2016 from Ridge Road Village Ltd., an affiliate of Conine Realty Advisors LLC in Frisco, Texas.

More Multifamily I

An 18-unit multifamily property in downtown Little Rock weighed in at $2.82 million.

Capital View Apartments LLC, led by Matthew Owens, sold its namesake project at 1214 W. Sixth St. to the Jonathan R. Will Exempt Trust of Torrance, California.

The deal is financed with a $631,907 loan from the Will Family Trust.

Capital View Apartments purchased the 0.17-acre development for $400,000 in March 2018 from TA Holding LLC, led by Jeffrey, Wendy, Thomas and Candis Anderson.

Aircraft Garage

A 15,500-SF hangar at the North Little Rock Airport drew a $1.15 million transaction.

Intrepid Aviation LLC, led by Christopher and Gail Stuart, acquired the 208 Aviation Way project.

The seller is 92nd West Land Development Corp., led by Donald Adamson.

The deal is backed with a five-year loan of $1 million from Simmons Bank of Pine Bluff.

The project was tied to an October 2021 mortgage of $723,700 held by Greenbrier’s HomeBank of Arkansas.

The 0.4-acre site is leased from the North Little Rock Airport Commission.

Cork & Bottle

A 2,550-SF liquor store in west Little Rock rang up a $1 million sale.

Sunshine Enterprises LLC, led by Afreen and Lalani Nazia, purchased Cork & Bottle Liquor at 8507 W. Markham St.

The seller is Shelly & Babli LLC, led by Baljitt Multani.

The deal is funded with a three-year loan of $750,000 from Little Rock’s Bank OZK.

Shelly & Babli acquired the 0.62-acre development for $485,000 in March 2010 from All American Enterprises LLC, led by Mike Phillips.

Darnall School

A 6,000-SF day care center in west Little Rock is under new ownership after a $750,000 deal.

MNY Learning Center LLC, led by Mohammad Majeed, Yagmyr Berdimyradov and Nawaz Mohammed, bought the 1816 Hinson Loop Road project.

The seller is Darnall School Inc., led by Frances Black.

The deal is financed with a 20-year loan of $684,000 from Southern Bancorp Bank of Arkadelphia.

Darnall School purchased the 0.66-acre site for $35,000 in August 1980 from Ed and Ann Willis.

Casa Blanca Buy

A commercial project in west Little Rock sold for $500,000.

Li & An Investments LLC, led by Salvador Osorio, acquired the 4,850-SF former Macuil Tires service center at 8122 Stagecoach Road and the 2,870-SF Casa Blanca Granite Marble & Tile facility at 8124 Stagecoach Road.

The seller is C.B.I. Tire Distributors Inc., led by Dennis Harris.

C.B.I. Tire bought the 1.2-acre development for $350,000 in July 2012 from the Charles E. Townsend Jr. Revocable Trust.

Adjoining triplexes in Jacksonville changed hands in a $260,000 deal.

Bakersville Property Investments LLC, led by Brian Baker, purchased 1600 S. Bailey St. and 721 Ellis St. from TNA Holdings LLC of Buffalo Center, Iowa. The deal is backed with a three-year loan of $221,000 from First Arkansas Bank & Trust of Jacksonville.

TNA Holdings acquired the 0.47-acre development for $200,000 in January 2022 from Rock It Properties I LLC, led by Mary Batista.

Falstone Court

A 4,914-SF home in west Little Rock’s Falstone Court neighborhood tipped the scales at $1.17 million.

Aziz and Afreen Lalani bought the house from HA Custom Homes LLC, led by Subrahmanyam Narravula.

The deal is funded with a 30-year loan of $806,500 from Provident Funding of Greenwood Village, Colorado.

HA Custom Homes purchased the 0.29-acre site for $107,000 in March 2021 from PotlatchDeltic Real Estate LLC.

Prospect Terrace

A 4,126-SF home in Little Rock’s Prospect Terrace neighborhood changed hands in a $975,000 deal. Benjamin and Courtney Lincoln acquired the house from Chris Maris Custom Homes & Remodeling LLC.

The deal is financed with a 30-year loan of $780,000 from Raymond James Bank of St. Petersburg, Florida.

Chris Maris Custom Homes bought the teardown property in April 2021 as part of a $640,000 deal with the Laura Rasco Reeves Revocable Trust.

Rural Residence

A 3,032-SF home in north Pulaski County drew an $820,000 transaction.

Forest Glade Homes LLC, led by Michael Cournoyer, purchased the residence along with an 820-SF house from Massey Homes Inc., led by Massey Bates Jr.

Massey Homes acquired the 7.4-acre site for $197,500 in April 2022 from Benjamin Oxner.

Millers Pointe

A 3,360-SF home in the Millers Pointe neighborhood of Sherwood rang up a $700,000 sale.

The Michael S. Glaze Revocable Trust bought the house from Richard and Christine Johnson.

The Johnsons purchased the 0.38-acre site for $53,000 in October 2009 from Sherwood Development LLC, led by Steven Deere.

LaMarche Village

BSFR II Owner III LLC of Charleston, South Carolina, paid $4.4 million to Forward Properties LLC, led by Andrew Adkins, for 15 houses in the LaMarche Village project of west Little Rock.

Forward Properties acquired the 2.2-acre site at the southeast corner of LaMarche Drive and Taylor Loop Road for $350,000 in February 2018 from the Norman & Jonnie Oden Revocable Trust.
