Rowan Park Apartments Draws $7.4M Sale (Real Deals)Lock Icon

A 72-unit apartment complex in west Little Rock tipped the scales at $7.4 million.

Rowan Park at Kanis LLC, led by Jacob Chi, sold its namesake project at 1000 Kirby Road to Deancurt Little Rock II LLC, an affiliate of Aspen Square Management Inc. of West Springfield, Massachusetts.

The deal is backed with a $8.2 million loan from Aspen 2020 Lending LLC of Massachusetts.

The 6.13-acre location was bought for $453,000 in August 2010 from Roy and Jennifer Stephens.

Greenway Acquisition

A John Deere franchisee assembled a 5.24-acre property in Sherwood in buys totaling $2.6 million.

Greenway Equipment Inc., led by Marshall Stewart, purchased the 29,750-SF Painted Tree warehouse showroom at 8550 Landers Road for $1.95 million from Cross Street Service Inc., led by Don Salmon.

Greenway also bought an adjoining 2.12-acre parcel for $650,000 from AFF-A Real Estate, led by Rick and J.D. Ashley Jr. and Robert and Rosemary Fenton.

The deals are financed with two one-year loans totaling $2 million from Encore Bank of Little Rock.

The 3.12-acre Painted Tree property was acquired for $750,000 in November 2002 from Lochridge Mobile Homes Inc., led by William Lochridge.

The adjoining property was purchased for an undisclosed sum in March 1967 from B.D. and Myrtle Henry.

Foreclosure Buy

A 4,134-SF office building in west Little Rock is under new ownership after a $650,000 foreclosure sale.

Bank of Little Rock recovered the project from its namesake address limited liability company, 17711 Cantrell Road LLC, led by Clay Wahlquist.

The bank held a second mortgage claim of $316,364 on the 0.27-acre development. The property was acquired for $525,000 September 2009 from 3 1/2 LLC, led by Sam Hilburn.

KO Purchase

An 8,760-SF office-warehouse in North Little Rock rang up a $560,000 sale.

KO Construction Management LLC, led by Jim Keet, purchased the Ewing Sprinkler Supply project at 7324 Cock of the Walk Lane. The seller is Ewing Irrigations Products Inc., led by Douglas York.

The deal is funded with a five-year loan of $582,250 from Relyance Bank of Pine Bluff. The 0.98-acre development was bought for $524,000 in May 2017 from Troy and Sandra Wilkins.

Kullander Sale

A 4,010-SF office-warehouse in Little Rock changed hands in a $426,800 deal.

Bark Avenue LLC, led by Regan Ellis, acquired the Kullander Construction project at 7820 Cantrell Road from 7820 Property LLC, led by Kevin Kullander. The deal is backed with a one-year loan of $377,000 from Citizens Bank of Batesville.

The acquired 0.89-acre development was purchased for $275,000 in August 1983 from Judy Puddephatt, Mary Duckworth and Patricia Poindexter.

Transmission Transaction

A 1.61-acre radio transmission property in northwest Pulaski County was visited by a $175,000 transaction.

Educational Media Foundation of Rocklin, California, bought the site on the west side of Garot Road for KWLR-FM 96.9, its K-Love affiliate. The seller is Flinn Broadcasting Corp. of Memphis.

The land was acquired for $12,500 in May 1997 from the estate of Leon Garot.

PV Residence

A 5,675-SF home in west Little Rock’s Pleasant Valley neighborhood weighed in at $1.3 million.

The Julie Kay Pitts Revocable Trust purchased the house from John and Kimberly Hartsfield. The Hartsfields bought the residence for $885,000 in April 2015 from the George Allen Hays Family Revocable Trust.

Ensbury Place

A 3,770-SF home in west Little Rock’s Ensbury Place neighborhood sold for $639,000. Walter and Cynthia Mashburn acquired the house from Brian and Angie Rutherford.

The Rutherfords purchased the residence for $599,900 in February 2019 from Sharlow Builders & Developers LLC, led by Reggie Clow.

Foxcroft Abode

A 3,147-SF home in Little Rock’s Foxcroft neighborhood drew a $595,000 transaction. Thomas and Janet Fitzsimmons bought the house from The Smith Joint Revocable Trust, led by Michael and Rachel Smith.

The residence was acquired for $440,000 in October 1997 from Charles Williamson.

Maumelle Heights

A 4,636-SF home in the Maumelle Heights neighborhood is under new ownership after a $550,000 deal.

Lynda and Kenneth Fier purchased the house from Glenn and Lee VanEnk.

The deal is financed with a 15-year loan of $440,000 from Little Rock’s Telcoe Federal Credit Union.

The VanEnks bought the location for $85,000 in February 2003 from Bob and Glenda Fewell.

Woodlands Edge I

A 3,975-SF home in west Little Rock’s Woodlands Edge neighborhood rang up a $542,720 sale.

Peter and Diane Hoelscher acquired the house from John and Ashley Hurst. The deal is funded with a 30-year loan of $469,198 from Bank of England.

The Hursts purchased the residence for $399,000 in January 2008 from HRH Builders Inc., led by Bill Darby Jr.

Woodlands Edge II

A 3,757-SF home in west Little Rock’s Woodlands Edge neighborhood changed hands in a $528,000 deal.

Chase and Taylor Carmichael bought the house from Thane and Tara Krile. The deal is backed with a 30-year loan of $396,000 from Highlands Residential Mortgage Ltd. of Allen, Texas.

The Kriles purchased the residence for $490,000 in September 2018 from the Kernodle Living Trust, led by Jeffrey and Sara Kernodle.

Heights Home

A 1,930-SF home in Little Rock’s Heights area sold for $505,000.

Kayla Newcomb acquired the house from Dean and Kimberly Dunn. The deal is financed with a 15-year loan of $404,000 from Bank of Little Rock Mortgage Corp.

The Dunns bought the residence for $165,000 in May 1998 from Charles and Nancy Vines.
