Royal Oaks Purchase Surpasses $2.9M (Real Deals)Lock Icon

A 159-unit mobile home park in Sherwood tipped the scales at $2.97 million. Royal Oaks MHC LLC of Sevierville, Tennessee, bought its namesake at 4600 Rixie Road from Royal Rock LLC, an affiliate of Park Advisors Inc. of Plymouth, Minnesota.

The deal is financed with a $4 million loan from Presidential Bank of Bethesda, Maryland. Royal Rock acquired the 27.61-acre site for $195,000 in December 1999 from Sherwood Associates, led by C. John Knorr.

Days Inn Buy

A 40-room motel in Jacksonville weighed in at $1.35 million.

OM SAI Krishna LLC, led by Vipulkumar Patel, purchased the Days Inn by Wyndham at 1414 John Harden Drive from Kalpesh Patel.

Patel provided a five-year mortgage of $1.2 million to fund the deal.

He bought the 1.1-acre development for $625,000 in November 1981 from Ronald and Patricia Hall.

Convenient Sale

A 6,000-SF convenience store in west Pulaski County rang up a $665,000 sale.

Precious Grace Properties LLC, led by Afreen and Nazia Lalani, acquired the Valero project at 7808 Hwy. 300 from the Virginia L. Boyd Revocable Trust.

The deal is backed with a four-year loan of $615,000 from Little Rock’s Bank OZK. Boyd purchased the 0.76-acre development for $590,000 in December 2019 from United Lone Enterprises LLC, led by Muhammad Lone.

Excavation Land

A 10-acre commercial site in northwest Pulaski County is under new ownership after a $220,000 transaction Twin City Excavating Inc., led by Gregory Biggs, bought the land at the southeast corner of Highway 365 and Tanning Road from the estate of Agnes Sarna Renner.

The deal is financed with a three-year loan of $165,000 from Simmons Bank of Pine Bluff.

Frank and Annie Sarna acquired the property for $350 in May 1943 from Richard and Gertrude Butler.

Sologne Circle

A 6,318-SF house in west Little Rock’s Sologne Circle neighborhood changed hands in a $1.38 million deal.

Jonathan and Jennifer Dotson purchased the house from the Avyay Trust, led by Laxmi Thummalakunta and Lakshmi Beeravolu.

The deal is funded with a 30-year loan of $1 million from Arvest Bank of Fayetteville. Thummalakunta and Beeravolu bought the residence for $900,000 in May 2019 from Todd and Paula Gammill.

PV Residence

A 4,094-SF house in west Little Rock’s Pleasant Valley neighborhood sold for $1.05 million. Matthew and Jessica Selig acquired the house from Michael and Sandra Sheppard.

The deal is backed with a 30-year loan of $750,000 from Regions Bank of Birmingham, Alabama. The Sheppards purchased the residence for $685,000 in March 2020 from Mark and Emily Brown.

Forest Heights Place

A 4,985-SF home in Little Rock’s Forest Heights Place neighborhood drew a $975,000 transaction.

Kyle and Shannon Kalkwarf bought the house from Anthony Minicozzi.

The deal is financed with a 30-year loan of $775,575 from Guaranteed Rate Inc. of Chicago.

Minicozzi acquired the property for $150,000 in August 2007 from Virginia Cain.

Lamarche Place

A 5,916-SF home in west Little Rock’s Lamarche Place neighborhood rang up an $805,000 sale.

Shawn and Kristi Myers purchased the house from Anton and Tina Bolte.

The deal is funded with a 30-year loan of $520,500 from Highlands Residential Mortgage Ltd. of Allen, Texas.

The Boltes bought the residence for $650,000 in October 2008 from Ross and Debbie Glover.

Clif­fewood Abode

A 2,898-SF home in Little Rock’s Cliffewood neighborhood is under new ownership after a $775,000 transaction.

William and Caitlin Wellborn acquired the house from John and Savanna Baxter.

The deal is financed with a 30-year loan of $703,336 from Guild Mortgage Co. LLC of San Diego.

The Baxters purchased the residence for $585,000 in December 2025 from William and Jane Peek.

Foxcroft Abode

A 3,128-SF home in Little Rock’s Foxcroft neighborhood changed hands in a $675,000 deal.

Bradley and Katherine McGraw bought the house from Casey and Brittany Flippo.

The deal is backed with a 30-year loan of $500,000 from Regions Bank.

Casey Flippo acquired the residence for $295,000 in February 2021. The seller was the estate of James Stephen Barker.

Hickory Grove Home

The Buddy & Rebecca Jones Living Trust paid $1.07 million for a 5,315-SF house in west Little Rock’s Hickory Grove neighborhood.

The seller is Parfour LLC, led by Robert Berry, which purchased the residence for $940,000 in October 2021 from James and Melina Markus.
