A 34,734-SF retail project is in motion after a $2.54 million land deal in west Little Rock.

Shoppes at Chenal LLC, led by John Rees, bought the 5.04-acre site at the southeast corner of Chenal Parkway and Arkansas Systems Drive.

The sellers are John and Karen Flake and Hank and Stephanie Kelley, 25 percent per couple; ASI Holdings LLC, led by David Payne, 17 percent; Hendren Family Ltd. LLLP, led by James Hendren; and David Payne, 14.25 percent each; Ken Starnes II Family Trust, 3 percent; and Gene and June Jones, 1.5 percent.

The project is backed with a four-year loan of $6.5 million from First Community Bank of Batesville.

The property was acquired in July 1995 as part of an $890,000 deal with Donald and Wilma Kirk.

Office Transaction I
An 8,880-SF office building in west Little Rock weighed in at $1.5 million.

T&S Real Estate Holdings LLC, led by Theodore and Stephanie Clouser, purchased the 12824 Cantrell Road project. The seller is 12824 Cantrell Road LLC, led by Sharon Adkins.

The deal is financed with a five-year loan of $1.2 million from Generations Bank of Hampton. The 1.32-acre development previously was tied to a March 2012 mortgage of $1.4 million held by IberiaBank of Lafayette, Louisiana.

The property was bought in July 2002 as part of a $1.3 million deal with Real Practices Inc., led by Jim Knight.

Sherwood Duo
Adjoining pet-care projects in Sherwood tipped the scales at $1.2 million.

Campbell Real Estate LLC, led by Scott and Margaret Campbell, acquired the 6,370-SF North Hills Animal Hospital at 7805 Hwy. 107 and the 2,856-SF Groomingdales at 7801 Hwy. 107.

The seller is North Hills Rental Real Estate LLC, originally led by Charles Wulz.

The deal is funded with three-year loans of $1 million and $122,000 from Capital Bank of Little Rock.

The 1.36-acre development previously was linked with a May 2016 mortgage of $580,000 held by the bank.

The property was assembled in two transactions totaling $270,000.

The sellers were Joe and Judy Smith, $70,000 in July 1974; and the Yarbrough Family Partnership, led by Martha Dawson, Loretta Sansom and James Yarbrough, $200,000 in August 2002.

Treasure Acquisition
Ownership of a 21,606-SF retail project in west Little Rock shifted in a $945,310 transaction.

Treasure Hills Center LLC, led by Ralph Cotham IV, bought its namesake retail center at 9501 N. Rodney Parham Road from Ann Hatley.

The deal is backed with a seven-year loan of $975,000 from Bear State Bank of Little Rock.

The 2.6-acre property was purchased for $500,000 in July 1978 from Lee Vaughn Inc.

Office Transaction II
A 3,430-SF medical office in Maumelle changed hands in a $600,000 deal.

MFD Wallace Holdings LLC, led by Dustin Wallace, acquired the former Lewis Family Dentistry space in the Maumelle Professional Building at 1701 Club Manor Drive.

The seller is the Lewis Family Trust, led by Richard and Emily Lewis.

The deal is financed with a 25-year loan of $615,000 from Live Oak Banking Co. of Wilmington, North Carolina.

The office space was valued at $487,000 in October 2001 when ownership shifted from Maumelle Professional Building Property Owners Association Inc., led by Alan Winkler.

Truck Terminal
An 18,685-SF truck terminal in North Little Rock rang up a $400,000 sale.

Clifton Warehouse Leasing LLC, led by Norman Clifton, purchased the Southern Transit Terminal near the northeast corner of Interstate 40 and Highway 161 from Celadon Realty LLC of Indianapolis.

Celadon acquired the 10.79-acre development for $700,000 in August 2014 from Ronnie and Sandra Dowdy.

Diane Wilder and Porter Briggs bought the house from Bo Ventures LLP, led by Richard O’Brien.

Bo Ventures purchased the residence in August 2016 at a $905,500 foreclosure sale.

The previous owners were Lewis and Debra May.

Shadowlawn House
A 3,707-SF home in Little Rock’s Shadowlawn neighborhood drew a $787,550 transaction.

JCJ Holdings LLC, led by Jon James, acquired the house from Lynn and Julie Marshall.

The Marshalls bought the residence for $233,000 in March 1985 from J.A. McEntire III and his wife, Margaret.

Hickory Grove Dwelling
A 4,140-SF home in west Little Rock’s Hickory Grove neighborhood sold for $700,000.

The Anderson Living Trust, led by Donald and Lynda Anderson, purchased the house from Leo Hauser.

The residence previously was tied to a July 2014 mortgage of $162,550 held by Delta Trust Mortgage Inc. of Little Rock.

The location was acquired for $165,000 in September 2006 from EVMark Development LLC, led by Bob and Lori Evans and Jim and Melinda Markus.

Osage Falls Abode
A 3,646-SF home in Maumelle’s Osage Falls neighborhood changed hands in a $540,000 deal.

Blake and Allyson Hendrix bought the house from Christopher and Robin Ray. The deal is funded with a 15-year loan of $373,000 from First Security Bank of Searcy.

The residence previously was linked with an October 2017 mortgage of $392,000 from Quicken Loans Inc. of Detroit.

The Rays purchased the property for $540,000 in February 2009 from Gregory Reed and Paul Shaw.

Heights House
A 2,258-SF home in the Heights area of Little Rock rang up a $500,000 sale.

Stacie Wickliffe acquired the house from Eric and Leslie Britton.

The deal is backed with a 30-year loan of $350,000 from Eagle Bank & Trust of Little Rock.

The Brittons bought the residence for $235,000 in December 2006 from the William D. Jones Jr. Revocable Trust.
