Slicing 600 Main Building Yields $8.8M Transaction (Real Deals)Lock Icon

Office space in the 600 Main Building in downtown North Little Rock weighed in at a combined $8.86 million. The North Little Rock Arkansas Downtown Development Board, led by Danny Bradley, sold property to:

• The Arkansas Automobile Dealers Association, led by Gregory Kirkpatrick, which acquired the 7,519-SF second floor for $3 million. The deal is financed with a five-year loan of $1 million from Centennial Bank of Conway.

• The city of North Little Rock, which bought the 6,833-SF first floor for $2.99 million.

• Eleven-One Consortium LLC, led by Bill Gray, CEO of the Taggart Foster Currence Gray architect firm, which purchased the 7,525-SF third floor for $2.87 million. The deal is funded with five-year loans from Centennial Bank: $1.6 million to Eleven-One Consortium and $788,500 to Taggart Architects, which is leasing the space.

Construction of the building was backed with a January 2019 loan of $7.5 million from First Security Bank of Searcy.

The 0.21-acre site was acquired in August 1999 as part of a $683,000 deal with Pfeifer Family Ltd. No. 1, led by Gene Pfeifer.

Out of Hock

A 5,600-SF pawnshop in Sherwood rang up a $639,000 sale. Bassam Jarkas bought the 7523 Warden Road project from Centennial Bank.

The deal is financed with a five-year loan of $422,000 from U.S. Bank of Cincinnati.

Centennial recovered the 1.06-acre development at a $675,000 foreclosure sale five months ago.

The previous owners were Lucky 8 Properties LLC, led by Michael and Susan Lashbrook.

Timber Acquisition

A 278-acre tract in south Pulaski County changed hands in a $545,000 transaction.

Ridgewood Timber Corp. of Batesville, led by Derrick Spinks, purchased the woodlands 1.3 miles west of Hensley. The seller is Harris Family Co. LLC, led by Bolton Harris III.

The deal is funded with a one-year loan of $545,000 from Newport’s Merchants & Planters Bank.

The Harris family bought the land for $31,000 in October 1961 from Brooks and Elsie Henslee.

Multifamily I

A four-unit apartment building in west Little Rock sold for $205,000.

LMB Real Capital LLC of San Francisco acquired the 10909 Mara Lynn Drive project from Betts Real Estate Enterprises Inc., led by Craig Betts.

The deal is backed with a one-year loan of $121,000 from Community Loans & Investments LLC of San Leandro, California. The 0.17-acre development previously helped secure a $385,600 mortgage held by BancorpSouth Bank of Tupelo, Mississippi.

The property was purchased from Lee and Anneice Strong for $149,000 in February 2011.

Dollar Land

A Dollar General project on the western outskirts of North Little Rock is in motion after a $175,000 land deal.

PB General Holdings (MacArthur) LLC, led by Leonard Boen, bought the 1.19-acre site at 6700 MacArthur Drive.

The seller is Dirtcrete LLC, led by Grant Garrett.

Construction is financed with a five-year loan of $1 million from Simmons Bank of Pine Bluff.

Dirtcrete acquired the land in February 2019 as part of a $165,000 deal with Gene Ludwig.

Multifamily II

A five-unit apartment property in North Little Rock drew a $156,000 transaction.

New Horizon Properties LLC, led by Shane and Alissa Mathews, purchased the 900-910 W. 16th St. project.

The seller is Belikin Properties LLC, led by Gerald Carman Jr. and his wife, Abigail.

The deal is funded with a three-year loan of $156,820 from Gateway Bank of Rison.

The 0.26-acre development previously was tied to a November 2015 mortgage of $168,750 held by First Security Bank.

Belikin bought the project for $149,000 more than four years ago from M&S Properties LLC, led by Mark Reynolds.

River Crest Estates

A 7,222-SF home in Maumelle’s River Crest Estates neighborhood is under new ownership after an $898,000 deal.

Josephine Ambruzs and Steven Roberts acquired the house from Scott and Barbara Wall.

The deal is backed with a 30-year loan of $718,400 from Bank of America in Charlotte, North Carolina.

The residence previously was linked with an April 2016 mortgage of $505,500 from BOKF of Tulsa.

The Walls purchased the property for $220,000 in November 2007 from PKW Group Inc., led by Phil Whisenhunt.

Pinnacle Abode

A 10-acre residential spread with two houses west of Pinnacle Mountain State Park rang up an $800,000 sale.

Jason and Valerie Talburt bought the dwellings, one 5,865 SF and the other 1,753 SF, from the Nature Conservancy.

The deal is financed with a 30-year loan of $800,000 from Arvest Bank of Fayetteville.

The Nature Conservancy acquired the property in August 2018 as part of a $1.2 million deal with Jason and Sarah Everett.

River Club

A 5,704-SF home in west Pulaski County’s River Club neighborhood changed hands in a $760,000 deal.

Simon and Amy Bagnall purchased the 5-acre spread and a neighboring 0.69-acre parcel from Lee and Christa Pittman.

The deal is funded with a 30-year loan of $444,000 from Mortgage Financial Services LLC of Baton Rouge.

The residence previously was tied to a November 2012 mortgage of $358,500 held by Little Rock’s Metropolitan National Bank.

The house was acquired for $630,000 in September 2007 from R. Keith Crawford and his wife, Tambrie.

The other property was bought for $10,000 in April 2008 from Colle and Mary Hunt.

PV Residence

A 4,094-SF home in west Little Rock’s Pleasant Valley neighborhood sold for $685,000. Michael and Sandra Sheppard acquired the house from Mark and Emily Brown.

The residence previously helped secure a November 2019 mortgage of $1.3 million held by First Community Bank of Batesville.

The Browns purchased the property for $480,000 in November 2009 from George Coleman Jr. and his wife, Jennifer.

Walnut Grove

A 4,110-SF home in the Walnut Grove neighborhood of west Pulaski County drew a $632,000 transaction.

Austin and Mary Chatelian bought the 40-acre spread from the Donald K. Kirk Revocable Trust and the DKK Irrevocable Trust, both led by Donald Keith Kirk Jr.

The land was acquired for $75,000 in July 1988 from El Dorado’s Deltic Farm & Timber Co.

Avignon Court

A 3,713-SF home in west Little Rock’s Avignon Court is under new ownership after a $550,000 deal.

Gregory Bruce purchased the house from Noveta Richardson. The deal is backed with a 30-year loan of $350,000 from Eagle Bank & Trust of Little Rock.

The location was bought for $140,000 in October 1993 from Deltic Farm & Timber.

Western House

A 3,670-SF home on the western outskirts of Little Rock rang up a $512,500 sale.

Rodney and Sara Condren acquired the house from Marlin Hagan and Shelly Newkirk. The deal is financed with a one-year loan of $420,000 from First Security Bank.

The location was purchased in February 2004 as part of a $104,000 deal with T-N-C LLC, led by Thomas P. Jones; and Lile Real Estate Service Inc., led by Gar Lile.
