Southern Pines Sale Tops $13M Mark (Real Deals)Lock Icon

A 36-acre mobile home park in southwest Little Rock tipped the scales at $13.1 million.

HPI Southern Pines LLC, an affiliate of Hamilton Point Investments of Old Lyme, Connecticut, acquired the Southern Pines Mobile Home Park at 9500 S. Heights Road from FSP Little Rock LLC of Roswell, Georgia.

FSP Little Rock bought the development for $5.6 million in December 2021 from B&F Properties LLC, led by Paul Fleming.

The limited liability company purchased the property for $1.8 million in September 2003 from Snikpoh Investments Ltd., led by Donald and Sandra Hopkins.

Storage Transaction

A 69,460-SF storage building in North Little Rock weighed in at $1.18 million.

Sullivan Investment Property LLC, led by Michael Sullivan, bought the 6300 Hwy. 161 project. The seller is Amber Properties LLC, led by John Cook and Nichole Henson.

The deal is financed with a five-year loan of $984,000 from Simmons Bank of Pine Bluff. Amber Properties acquired the 7.22-acre development for $495,000 in December 2022 from Skeeter Hole LLC, led by Mike Berg.

WLR Land

A 5.65-acre parcel in west Little Rock changed hands in a $650,000 deal.

Haybar Properties LLC, led by Bryan Hosto, purchased the 6002 Becknell Lane property from the Linsley Living Trust, led by James Linsley.

The Linsley family bought the land in September 1974 as part of a $26,000 deal with Bryant and Elsie Rucker.

Utility Acquisition

A 7-acre industrial parcel in Maumelle rang up a $535,000 sale.

Entergy Arkansas LLC of Spring, Texas, acquired the land at the west end of Four Paws Lane from Tani and Kelly Joiner.

The property was purchased for $150,000 in March 2003 from 635 Acres Joint Venture, led by Bill Rector Jr.

Argenta Land

Vacant land in the east Argenta area of North Little Rock drew a $360,000 transaction.

KellCo Investments Inc., led by Tracie Kelley, purchased a 1.29-acre parcel at the southwest corner of East Washington Avenue and North Cedar Street and a 0.43-acre parcel at the southwest corner of Riverfront Drive and East Washington Avenue.

The sellers are the Epperson Family Trust, led by Edward and Shirley Epperson; Tommy and Karen Townsend and Teresa Townsend Wilkison and her husband, Lenard.

The deal is backed with a one-year loan of $270,000 from Stone Bank of Mountain View.

The land was acquired in January 1990 as part of a $120,000 deal with the Missouri Pacific Railroad Co.

Prospect Terrace

A 4,930-SF house in Little Rock’s Prospect Terrace neighborhood tipped the scales at $1.9 million.

Christopher and Kristen Chase bought the house from James and Brandy Wood.

The deal is funded with a 30-year loan of $1.5 million from Toyota Financial Savings Bank of Henderson, Nevada.

The Woods purchased the property for $540,000 in April 2018 from Thomas and Gabriel Bond.

Falstone Court

A 4,522-SF house in west Little Rock’s Falstone Court neighborhood weighed in at $1.21 million.

Michael Upton acquired the house from Coburn Construction LLC, led by Roger Coburn Jr.

The deal is financed with a 30-year loan of $1 million from First Community Bank of Batesville.

Coburn Construction bought the 0.33-acre site for $123,000 in March 2021 from PotlatchDeltic Real Estate LLC.

Woodlands Edge

A 4,722-SF house in the Woodlands Edge neighborhood of west Little Rock sold for $1.18 million.

Gerald and Lindsay Heulitt purchased the house from Ryan and Shannon Dare.

The deal is backed with a 30-year loan of $530,000 from First Horizon Bank of Memphis.

The Dares acquired the residence for $815,000 in June 2016 from Chenal Valley Construction Inc., led by James Miles.

Mirabel Court

A 4,365-SF home in west Little Rock’s Mirabel Court neighborhood is under new ownership after a $920,000 transaction.

Hemang and Aektaben Patel bought the house from Krishna Mylavarapu and Naga Addepally.

The deal is funded with a 20-year loan of $570,000 from Barrington
Bank & Trust of Barrington, Illinois.

The residence was purchased for $750,000 in October 2017 from HA Custom Homes LLC, led by Subrahmanyam Narravula.

Germay Court

A 3,642-SF home in west Little Rock’s Germay Court neighborhood changed hands in an $880,000 deal.

Justin McLawhorn and Ricardo Palos acquired the house from Laurence and Deborah Casey.

The deal is financed with a 30-year loan of $780,000 from Arvest Bank of Fayetteville.

The 0.45-acre site was bought for $90,000 in February 2004 from Deltic Timber Corp. of El Dorado.

Duclair Court

A 2,971-SF home in west Little Rock’s Duclair Court neighborhood rang up a $739,000 sale.

Daniel and Margaret Hopkins purchased the house from Mervyn Epstein.

Epstein bought the residence for $464,500 in October 2019 from the Gerald D. Hailey Revocable Trust.

Hailey acquired the residence for $518,000 in July 2009 from William and Janell Keith.

The Courts

A 4,820-SF home in The Courts neighborhood of west Little Rock drew a $715,000 transaction.

Garry Bledsoe and Becka McGee bought the house from Mark and Patti Bennett.

The deal is backed with a five-year loan of $643,429 from Encore Bank of Little Rock.

The Bennetts purchased the residence for $476,000 in November 2010 from John and Mary Ruth Brehmer.

Orle Purchase

A 7,400-SF house in the Orle neighborhood of west Little Rock sold for $1.89 million.

Jeston George bought the home from AR Reddy Investments LLC, led by Raghu Reddy.

AR Reddy Investments acquired the 0.47-acre site for $187,000 in May 2022 from PotlatchDeltic Real Estate LLC.
