Splash Transaction Surpasses $4.7M (Real Deals)Lock Icon

A Splash Car Wash development in Sherwood tipped the scales at $4.78 million.

R2J Commercial LLC of Dallas bought the 3610 E. Kiehl Ave. project from Splash Kiehl LLC, led by Drew Holbert.

The deal is funded with a six-month loan of $3.3 million from Relyance Bank of White Hall.

Splash Kiehl acquired the 0.94-acre site for $369,000 in December 2021 from Zeiler Real Estate LLC, led by Joseph Zeiler and Ruth Stovall.

Best Drive Buy

The 30,420-SF Best Drive project in North Little Rock weighed in at $2.89 million.

DFW Hospitality of Plano & Richardson LLC of Southlake, Texas, purchased the property at 1220 Baucum Industrial Drive from Dunn Investments LLC, led by David and Leslie Dunn.

The deal is financed with a three-year loan of $2.3 million from Arvest Bank of Fayetteville.

The 10.98-acre development was bought for $1.8 million in October 2013 from James and Myrna Glover.

Take 5 Transaction

A 1,618-SF oil change project in Maumelle sold for $1.52 million.

FCPT Holdings LLC, an affiliate of Four Corners Property Trust in Mill Valley, California, acquired a Take 5 Oil Change project at 12000 Crystal Hill Road in Maumelle from Driven Brands Inc. of Charlotte, North Carolina.

Driven Brands bought the 0.59-acre site in May 2024 as part of a $1.6 million deal with the Jim & Lynda Bowers Family Trust.

The trust purchased the land as part of deals with Nancy Patton, $118,000 in October 2005; and Wells Brothers LLC, led by Stephen Wells, $575,000 in January 2006.

Clinical Purchase

A 5,878-SF clinic in west Little Rock changed hands in a $1.25 million deal.

WE Realty Co., led by Codney Washington, bought the Rice Clinic at 1301 Wilson Road from RMR Properties LLC, led by Robert Rice.

RMR Properties provided a seven-year mortgage of $1.2 million to back the deal.

The limited liability company acquired the 1-acre site for $92,000 in December 2001 from Little Rock’s Baptist Health.

Office Acquisition

A 2,067-SF office building in downtown Little Rock rang up a $216,500 sale.

Elena Farfan purchased the 808 W. Second St. project from Second Street Building LLC, led by Ramsey Eddington.

Second Street Building bought the 0.17-acre development for $70,000 in December 1996 deals with Robert Eubanks III, Helen Eubanks Sloan, Rose Lincoln Forbes Revocable Trust and Irma Hamilton.

Varennes Court

A 5,173-SF home in west Little Rock’s Varennes Court neighborhood tipped the scales at $1.54 million.

Charles and Hannah Cole acquired the house from Douglas and Brooke Malmstrom.

The deal is funded with a one-year loan of $1.5 million from Arvest Bank.

The Malmstroms purchased the 1.28-acre site for $190,000 in December 2017 from Deltic Timber Corp. of El Dorado.

Osage Falls

A 6,987-SF home in Maumelle’s Osage Falls neighborhood drew an $870,000 sale. KD Holdings Worldwide LLC, led by Roy Griffin, bought the house from Tracy Phillips.

The deal is financed with a 30-year loan of $696,900 from Cornerstone First Mortgage LLC of San Diego.

Phillips acquired the residence for $800,000 in March 2019 from Gilbert Carpenter Jr. and his wife, Sandra.

PV Residence

A 4,256-SF home in west Little Rock’s Pleasant Valley neighborhood is under new ownership after a $738,300 transaction.

Blair and Eleanor James purchased the house from Sherman and Cynthia Eoff. The Eoffs acquired the residence for $428,000 in March 2002 from Richard Smith III and his wife, Peggy.

The Smiths bought the property for $117,000 in December 1977 from Henry and Lucille Johnson.

Lamarche Place

A 4,213-SF home in west Little Rock’s Lamarche Place neighborhood sold for $699,000.

Holly and Stephen Foster acquired the house from Erin and Evan Newbolt.

The deal is backed with a 30-year loan of $664,050 from Simmons Bank of Pine Bluff.

The Newbolts purchased the residence for $495,000 in June 2017 from Scott and Allison Coleman.

Lochridge Estates

A 3,632-SF home in west Pulaski County’s Lockridge Estates neighborhood changed hands in a $695,000 deal.

Anthony and Lisa Sisson bought the house from Home Sweet Home Inc., led by Rebecca Voth. The deal is funded with a 30-year loan of $685,000 from First Horizon Bank of Memphis.

Home Sweet Home acquired the 0.67-acre site for $47,000 in January 2023 from Marco Osorio.

Longlea

A 3,588-SF home in west Little Rock’s Longlea neighborhood rang up a $620,000 sale.

Gregory Finn purchased the house from Samuel and Susan Willis.

The Willis family acquired the residence for $478,100 in June 2022 from James and Lisa Fink.

The Finks bought the property for $399,000 in August 2015 from Samuel and Leanne Bird.

Robinwood Abode

A 3,483-SF home in Little Rock’s Robinwood neighborhood drew a $600,000 transaction.

William and Robyn Fletcher acquired the house from Wes and Maurine Crank.

The deal is financed with a 30-year loan of $570,000 from Highlands Residential Mortgage Ltd. of Allen, Texas. The Cranks purchased the residence for $485,000 in April 2022 from Frank and Nancy Howell.

Heights Home

The John Demit Sims Irrevocable Trust paid Arunkumar Modi and Shruti Tewar $1.04 million for their 4,083-SF home in the Heights area of Little Rock.

Modi and Tewar bought the residence for $830,000 in August 2021 from Brittany and Greg Wood.
