EPH 40 LLC and EPH 25 LLC, affiliates of Forum Real Estate Group of Denver, purchased Spring Valley Apartments at 8701 Interstate 30.
The sellers are Spring Valley’s Best Living LLC, an affiliate of Vesta Capital of Leawood, Kansas; J&R Park Place of Little Rock LLC of St. Louis; and JDGN Investors Little Rock LLC, an affiliate of Cambridge Realty Capital in Chicago.
The buyers assumed an April 2019 mortgage of $7.5 million held by Jones Lang Lasalle Multifamily LLC of Chicago.
The 9.86-acre development was bought for $8 million in March 2019 from Bailey’s Spring Valley LLC, an affiliate of Little Rock’s BSR Real Estate Investment Trust.
Micro Development
The future home of a micro hospital in west Little Rock drew a $3.03 million transaction.
WLR Building LLC, an affiliate of Nutex Health Inc. of Houston, Texas, acquired a 3.33-acre parcel between the First Community Bank branch at 17820 Chenal Parkway and U.S. Pizza at 12 Rahling Circle from PotlatchDeltic Real Estate LLC.
The deal is backed with a one-year loan of $2.2 million from Little Rock’s Bank OZK.
The land was purchased as part of the $1.2 billion merger of Potlatch Corp. of Spokane, Washington, and El Dorado’s Deltic Timber Corp. in December 2018.
Supreme Purchase
A 3,332-SF office-warehouse in Little Rock rang up a $238,800 sale.
Supreme Team Logistics LLC, led by Kenny Muhammad, bought the 308 W. Roosevelt Road project from Henry Akins Jr. and his wife, Ollie.
The 0.62-acre development was acquired for $29,000 in 2006 from Richard Mays.
Elementary Transaction
A 19,413-SF former elementary school in North Little Rock changed hands in a $150,000 deal. RCCG Restoration Empowerment House Inc., led by Solomon Tobi, purchased the old Rose City Elementary School at 100 Earl St.
The seller is Terraforma LLC, led by David Bruning and Doug Meyer. The limited liability company provided a $100,000 mortgage to fund the deal.
Terraforma recovered the 6.52-acre property in April 2022 in lieu of foreclosure on a $303,945 loan to Greater Love Community Church.
Terraforma sold the former school in June 2019 to the church for $285,000.
Orle Residence
A 6,169-SF home in west Little Rock’s Orle neighborhood weighed in at $1.44 million.
Shashank Kraleti and Sai Malladi acquired the house from Wiggins Family Real Estate Holdings LLC, led by Joey Wiggins.
The deal is financed with a 30-year loan of $1.2 million from Simmons Bank of Pine Bluff.
Wiggins Family purchased the residence for $1.2 million in May 2020 from Shane Johnson.
Cammack Village
A 3,662-SF home in the Cammack Woods neighborhood sold for $900,000.
Jeremy Rowe and Kiley Jones bought the house from Phil and Ashley Sineath. The deal is backed with a 30-year loan of $900,000 from First Horizon Bank of Memphis.
The Sineaths acquired the residence for $875,000 in May 2022 from Jeronimo Lopez.
Hickory Creek
A 4,216-SF home in west Little Rock’s Hickory Creek neighborhood is under new ownership after an $875,000 deal.
Craig and Gretchen Farrell purchased the house from George McKeown Jr. and his wife, Lisa.
The deal is funded with a 30-year loan of $475,000 from Bank of Little Rock Mortgage Corp.
The McKeowns bought the residence for $699,000 in June 2019 from the Judith K. Tenenbaum Revocable Trust.

A 2,628-SF home in Little Rock’s Robinwood neighborhood rang up a $750,000 sale. William and Alyce Callahan bought the house from Mary and Meghan Hanlon.
The Hanlons acquired the residence for $500,000 in July 2021 from the Jim McDermott & Reba McDermott Family Trust.

Chase and Hannah Cain purchased the house from Adrian Ryan, Amy Parker and Holly Ryan. The deal is backed with a 30-year loan of $703,950 from U.S. Bank of Cincinnati.
The residence was bought for $536,200 in July 2019 from Cammack Investments LLC 2206 Cleveland, led by Dale Briggs.
Woodlands Edge
A 3,336-SF home in the Woodlands Edge neighborhood of west Little Rock sold for $625,000.
Jeremy Furniss and Christopher Nance acquired the house from Lawson and Amanda Ipsen.
The deal is funded with a 30-year loan of $593,750 from Riverside Mortgage Co. of Little Rock.
The Ipsens purchased the residence for $455,000 in May 2013 from The Wilson Co., led by Janet Dillon.
Natural Trail Estates
