Springhill Suites Sells for $4.7M (Real Deals)Lock Icon

A 78-room hotel in west Little Rock tipped the scales at $4.7 million.

CH Unit 1 LLC, led by Larry Crain Jr., bought the Springhill Suites by Marriott at 306 Markham Center Drive. The seller is KNB Hospitality LLC, led by Bobby Sharolia.

The deal is backed with a 10-year loan of $5.2 million from First Security Bank of Searcy.

KNB purchased the 1.79-acre development for $4.5 million in October 2013 from Summit Hospitality I LLC of Sioux Falls, South Dakota.

Pharmaceutical Buy

An 11,872-SF pharma facility in west Little Rock weighed in at $4 million.

S&T of Camden LLC, led by Stephen and Teresa McCann, acquired the SCA Pharmaceuticals project at 8821 Knoedl Court. The seller is 8821 Knoedl LLC, led by Thomas Schmidt and Nick and John Makris.

The deal is funded with a five-year loan of $3.2 million from Citizens Bank of Batesville.

The 1.6-acre development was bought for $2.9 million in September 2020 from REG Enterprises LLC, led by Gene Graves.

Mini Development

A 582-unit mini-storage property in west Little Rock is under new ownership after a $3.51 million sale.

Westport Little Rock Self Storage LLC, an affiliate of Westport Properties in Irvine, California, purchased the Westside Mini Storage project at 1605 Green Mountain Drive. The sellers are C-S-B Partnership II LLLP, led by James Conner; the James Bolivar Conner Revocable Trust and Delrena C. Sides.

The deal is financed with a $2.1 million loan from Bank of America in Charlotte, North Carolina.

The 3.61-acre location was assembled in two deals totaling $793,000.

The sellers were McGeorge Contracting Co., $685,000 in September 1979; and the Arkansas Nursing Home Association, $108,000 in September 1983.

Dental Purchase

A 4,064-SF dental office in North Little Rock changed hands in a $2.12 million deal.

Juguehy LLC of Celebration, Florida, bought the Arkansas Dentistry & Braces project at 4901 Warden Road from Bradford Square of Arkansas LLC, led by Mark and Kimberly Dake.

The deal is backed with a 10-year loan of $1.4 million from Freedom Bank of Southern Missouri in Cassville.

Bradford Square purchased the 0.85-acre development for $2 million in July 2018 from JPN Properties LLC, led by Bill Mitchell.

Mobile Transaction

A 45-acre mobile home park in north Pulaski County sold for $2.55 million.

BP Hillside AR 2021 LLC, an affiliate of ClearTrail Real Estate in Richmond, Virginia, acquired the 8105 Old Tom Box Road project from its namesake owner: Hillside Bayou MHP LLC of Pleasant Prairie, Wisconsin.

The deal is funded with a five-year loan of $1.2 million from FirstBank of Nashville, Tennessee.

The property was bought for $1.4 million in September 2020 from Hillside Bayou LLC of Brandon, Florida.

Convenient Sale

A 2,752-SF convenience store in Jacksonville drew a $1.64 million transaction.

Getty Leasing Inc., an affiliate of Getty Realty Corp. of Jericho, New York, purchased the property at 2255 John Harden Drive from Flash Market LLC of Greenville, South Carolina.

Flash Market acquired the 0.62-acre location for $350,000 from Rock City Foods Inc., led by George Kirtley Sr.

Office Acquisition

A 12,600-SF office building in west Little Rock rang up a $1.3 million sale.

11501 Huron Properties LLC, led by Mark York, bought its namesake address from Huron Lane LLC, led by Victor Jacuzzi Jr.

The deal is financed with a five-year loan of $1.1 million from Simmons Bank of Pine Bluff.

The 1.09-acre development was purchased for $1.2 million in July 2009 from Huron Partnership I LLC, led by Pete Hornibrook and John Burnett.

Park Land

A parking lot in downtown Little Rock is under new ownership after a $1.07 million deal.

DI-Little Rock Properties LLC, an affiliate of Little Rock’s Dyke Industries, acquired the 0.32-acre property at the southeast corner of Third and Center streets.

The seller is 207 West 3rd Development LLC, led by Haitham Alley.

The property was bought for $125,000 in July 2010 from Regions Bank of Birmingham, Alabama.

Riverview Point

A 4,675-SF home in Little Rock’s Riverview Point neighborhood tipped the scales at $1.55 million.

Harvey Beech purchased the house from Scott Hogan.

The residence was acquired for $1.2 million in December 2005 from North Arkansas Realty LLC, led by Harry Erwin III.

Hallen Court

A 4,622-SF home in west Little Rock’s Hallen Court neighborhood weighed in at $1.01 million.

Gene and Lisa Schoonmaker bought the house from James H. Price Inc.

The location was purchased from PotlatchDeltic Real Estate LLC in November 2020 for $135,000.

Hickory Grove

A 5,315-SF home in west Little Rock’s Hickory Grove neighborhood changed hands in a $940,000 deal.

Parfour LLC, led by Robert Berry, acquired the house from James and Melinda Markus. The deal is backed with a five-year loan of $600,000 from Stone Bank of Mountain View.

The property was bought in July 2003 as part of a $725,000 deal with Little Rock’s First Baptist Church.

Club Manor

A 5,019-SF home in Maumelle’s Club Manor neighborhood sold for $760,000.

Utomi Nwanne purchased the house from John Surguine.

The deal is funded with a five-year loan of $680,000 from Encore Bank of Little Rock.

Surguine acquired the residence for $494,000 in August 2016 from Jess and Julie Mellenthin.
