Storage Project Sells for $2.6M in West Little Rock (Real Deals)Lock Icon

A mini-storage project in west Little Rock tipped the scales at $2.62 million.

MHC 352 (Little Rock AR) LLC, an affiliate of Merrit Hill Capital in Brooklyn, New York, bought Pleasant Valley Mini Storage at 1815 Green Mountain Drive.

The seller is Arkansas Storage Centers VIII LLC, led by Stuart Finley.

Arkansas Storage Centers purchased the 3.86-acre development in December 2020 as part of a $3.5 million deal with Green Mountain Commercial Property Associates Ltd., led by Dwight Blissard.

Dental Acquisition

A 5,285-SF dental office in downtown Little Rock weighed in at $2.05 million.

601 W. Capitol Ave Property LLC of Chandler, Arizona, and Brasov Real Estate LLC of Vienna, Virginia, acquired the Downtown Dental Care project from AG Little Rock RE Holdings LLC, an affiliate of Ashton Gray in Oklahoma City.

The deal is funded with a seven-year loan of $1.4 million from Prism Bank of Oklahoma City.

AG bought the 0.22-acre development at 601 W. Capitol Ave. for $540,000 in February 2024 from KDHLP 525 LLC, led by Kevin Huchingson, and SLFJR 525 LLC, led by Stephen LaFrance Jr.

Residential Acreage

A 60.14-acre tract in Maumelle changed hands in a $1.95 million deal.

Little Rock LD LLC, an affiliate of Fayetteville’s Rausch Coleman Homes, purchased the land adjoining the west side of the Park Ridge and West Pointe neighborhoods.

The seller is Stony Mountain LLC, led by Eric Holloway.

Stony Mountain assembled the property five months ago in deals with Arkansas Construction & Excavation LLC, led by Ken Norman, $750,000; and WFRT LLC, led by the Nayla Christine Foster Trust, $475,000.

Package Store Sale

A 2,550-SF liquor store in west Little Rock rang up a $1.05 million sale.

Kaur Real Estate LLC, led by Rajwinder and Rupinder Kaur, acquired Cork & Bottle Liquor at 8507 W. Markham St. The seller is Sunshine Enterprises LLC, led by Afreen Lalani.

The deal is backed with a 20-year loan of $930,750 from Stone Bank of Mountain View.

Sunshine Enterprises purchased the 0.62-acre development for $1 million 10 months ago from Shelly & Babli LLC, led by Baljitt Multani.

Port Property I

A 28.74-acre parcel in the Little Rock Port Industrial Park drew a $718,250 transaction.

Lexicon Inc., led by Patrick Schueck, bought the land adjoining its 4900 Thibault Road facility from the city of Little Rock.

The city assembled the property as part of deals with the R.H. & S.L. Family Revocable Trust, $1.2 million in 2020; and Steel Properties Land Co. LLC, led by Jeff Weatherly, $375,000 in April 2022.

Port Property II

A 74.4-acre tract was added to the Little Rock Port industrial Park in a $674,166 deal.

The city purchased the 15100 Frazier Pike property from the Kenneth Ray Coker Revocable Trust.

James and Margaret Coker bought the land for $24,000 in October 1963 from Elva Coker Tull and Doris Tull Grimsley.

Branch Buy

A 3,896-SF bank branch in Sherwood sold for $325,000.

STT Inc., led by Shirley Heatherly, acquired the 4199 E. Kiehl Ave. project from U.S. Bank of Cincinnati. North Little Rock’s Twin City Bank purchased the 1.14-acre location for $140,000 in March 1988 from Virgil Shelton.

Sologne Circle

A 7,086-SF home in west Little Rock’s Sologne Circle neighborhood tipped the scales at $1.56 million.

Jambhekar Family Trust, led by Kedar and Supirya Jambhekar, bought the house from the Wilkerson Family Trust, led by William and Lindsay Wilkerson.

The deal is financed with a 30-year loan of $1.5 million from Bank of America in Charlotte, North Carolina.

The Wilkersons acquired the residence for $1.3 million in October 2019 from the Brenda & Harry Herget Family Living Trust.

Corlay Court

A 4,777-SF home in west Little Rock’s Corlay Court neighborhood is under new ownership after a $985,000 foreclosure sale.

Gateway Bank of Rison recovered the house from Kellco Custom Homes Inc., led by David and Tracie Kelly.

The residence previously was tied to April 2024 mortgages of $807,500 and $100,000 held by Gateway.

Kellco bought the 0.27-acre homesite for $71,000 in September 2021 from PotlatchDeltic Real Estate LLC.

The Arbors

A 4,844-SF home in The Arbors neighborhood of west Little Rock changed hands in an $861,000 deal.

Don and Suzanne Wilson acquired the house from Scott and Lisa Glidewell.

The deal is funded with a 30-year loan of $503,786 from Farmers Bank of Greenwood.

The Glidewells purchased the residence for $575,000 in December 2011 from Little Rock’s Bank OZK.

Ridgefield Estates

A 4,350-SF home in west Pulaski County’s Ridgefield Estates neighborhood sold for $844,000.

Bradley and Tyler Fugere bought the house from Glenn Eisenhauer. The deal is backed with a 30-year loan of $858,400 from Arvest Bank.

Eisenhauer acquired the residence for $550,000 in July 2003 from the Tim & Cheryl Martin Joint Revocable Trust.

Reynolds Mountain

A 3,488-SF home in the Reynolds Mountain neighborhood of west Pulaski County drew an $819,000 transaction.

The Cynthia Ann Simmons Revocable Family Trust purchased the house from the Mark L. & Tracie L. Ouellette Revocable Family Trust.

The deal is financed with a 15-year loan of $219,000 from Cadence Bank of Tupelo, Mississippi.

The Ouellette trust bought the residence for $746,500 in May 2022 from the Deborah Reynolds Living Trust.
