Surgery Center Performs $3.4 Million Transaction (Real Deals)Lock Icon

The Arkansas Surgery & Endoscopy Center in west Little Rock weighed in at $3.4 million.

PTCOA Freeway ASC LLC, led by Drs. Meraj Siddiqui and Ronald Tilley, bought the 11,372-SF medical office-outpatient surgery center at 9 Freeway Drive.

The seller is Arkansas Surgery & Endoscopy Center LLC, led by Dr. Syed Samad and Ahmed Samad.

The deal for the 1.64-acre development is funded with a seven-year loan of $2.7 million from First Community Bank of Batesville.

The former home of Rainbow Babies & Children’s Pediatric Clinic and the Pain Control Center was acquired for $950,000 in August 2005 from National Loan Investors Ltd. of Oklahoma City.

Corporate HQ
The new Little Rock headquarters of Hugg & Hall Equipment Co. tipped the scales at $2.55 million.

Super Properties III LLC, led by John Hugg and Robert Hall, acquired the 20,798-SF office building at 8101 Fourche Road. The seller is MAV LLC, led by Brent and Angela Staley.

The deal is financed with a 20-year loan of $2.2 million from Comerica Bank of Dallas.

MAV LLC bought the 3.82-acre site in July 2010 as part of a $75,000 deal with Leah Keith.

Office Transaction
A 14,116-SF office building in North Little Rock changed hands in a $2.15 million deal.

The North Little Rock Housing Authority purchased the 4901 Fairway Ave. project from Charles and Doris Dill.

The 1.12-acre development previously was tied to a January 2009 mortgage of $1.8 million held by Bank of Little Rock.

The Dills acquired the location for $312,000 in March 2003 from Steven and Stephanie Deere.

Office-Warehouse I
A 21,400-SF office-warehouse project in west Little Rock rang up a $718,000 sale.

West Holdings LLC, led by Randy and Susan West, sold the National Auto Parts at 10119 Col. Glenn Road.

The buyer is Damor Holdings LLC, led by David Morris.

The deal is backed with a five-year loan of $560,000 from First Arkansas Bank & Trust of Jacksonville.

The 1.91-acre development previously was linked with a May 2017 mortgage of $484,500 held by Signature Bank of Arkansas in Fayetteville.

The property was bought for $570,000 nine months ago from United Commerce Centers Inc. of Dallas.

On the flip side of the recent transaction, West Holdings acquired a 5,214-SF office-warehouse at 7510 Counts Massie Road in North Little Rock for $320,000.

The seller is the Richard C. Rechtin Revocable Trust.

This deal is funded with a fiveyear loan of $130,578 from Signature Bank.

The 0.79-acre property was purchased for $205,000 in January 1993 from Joseph Davis.

Garage Acquisition
A 7,000-SF service garage in southwest Little Rock drew a $425,000 transaction.

Taft Ealy III and his wife, Shaneil, acquired the 10605 Sibley Hole Road project from MKAT Properties LLC, led by Michael and Kathy Bauer.

The deal is financed with a $522,900 loan from First Service Bank of Greenbrier. The 1.41-acre development previously was tied to an August 2010 mortgage of $249,000 held by One Bank & Trust of Little Rock.

The project was bought for $337,000 in May 2006 from Coburn Service Co., led by Roger Coburn Jr.

Harp Purchase
A 4,018 retail-office project in downtown Little Rock is under new ownership after a $395,000 deal.

Harp Holdings LLC, led by Andrew Harp, purchased the 1801-03 Broadway project, home to City Pharmacy and River City Pediatrics.

The sellers are Gary and Mary Bass, who financed the entire transaction.

The 0.46-acre property was acquired for $55,000 in January 1996 from the estate of Lester Hosto.

Office-Warehouse II
The new Little Rock home of Platinum Drywall sold for $377,500.

BBD LLC, led by Anthony Brooks, bought the 21,296-SF office-warehouse at 5423 W. 65th St.

The seller is American Alliance Management LLC of Chatsworth, California.

The deal is backed with a five-year loan of $474,500 from Simmons Bank of Pine Bluff. The 1.63-acre former retail development previously was linked with a January 2006 mortgage of $200,000 held by Heartland Bank of Little Rock.

The property was purchased for $850,000 more than 18 years ago from A&B Investments LLC, led by Kevin Alpe.

Office Property
Office land in west Little Rock changed hands in a $285,000 deal.

DB Holdings LLC, led by Dennis and Delta Bost, acquired the 0.82-acre office site at the southwest corner of Chenal Parkway and Oak Meadow Drive. The seller is Weston Square LLC, led by Rick Ashley.

Construction is funded with a $960,000 loan from First Service Bank. The property previously helped secure a February 2003 mortgage of $8.4 million held by Simmons Bank.

The site was bought 15 years ago as part of a $3.1 million deal with Parkway Properties II Ltd., led by Danny Thomas.

Canal Pointe Home
A 4,970-SF home in Little Rock’s Canal Pointe neighborhood rang up a $940,000 sale. Thomas and Cynthia Staley purchased the house from the Caroline Morgan Ford Trust.

The residence was acquired for $950,000 in April 2016 from the James H. Landers Revocable Trust.

County Farm House
A 3,412-SF home in the County Farm neighborhood on the western edge of Little Rock drew a $600,000 transaction.

Angela and Damon Dennis bought the house from Timothy and Stephanie Keil.

The deal is financed with a nine-month loan of $611,114 from First Community Bank.

The Keils purchased the 5.3-acre spread on the Arkansas River for $410,000 in September 2002 from Gwendolyn and Rex Benham.

Heights Residence
A 2,510-SF home in Little Rock’s Country Club Heights neighborhood is under new ownership after a $555,000 deal.

Sofie and Alexander Morgan acquired the house from Burla Sims and Christi Headlee. The deal is backed with a 30-year loan of $444,000 from SunTrust Mortgage Inc. of Richmond, Virginia.

The residence previously was tied to a March 2015 mortgage of $145,000 held by Bank of Little Rock Mortgage Corp.

The property was bought in Sep-tember 2010 through the Federal Home Loan Mortgage Corp., which recovered the home from John and Sara Beth Brennan in August 2010 at a $437,030 foreclosure sale.

Estates Sale
A 3,692-SF home in west Pulaski County’s Walnut Grove Estates neighborhood sold for $530,000.

Michael and Daphne Fuqua purchased the house from Blake and Katie Chandler.

The residence previously was linked with a November 2011 mortgage of $417,000 held by Heartland Bank.

The property was acquired for $510,000 in October 2011 from Paul and Carrie Wylie.

Miramar Dwelling
A 3,527-SF home in the Miramar Place neighborhood of west Little Rock’s Chenal Valley development changed hands in a $510,000 deal.

Kingsley and Angela Glasgow bought the house from Brad and Michelle Phillips. The deal is funded with a 30-year loan of $433,075 from Bank of England.

The residence previously was tied to a February 2015 mortgage of $405,000 held by Little Rock’s Bank of the Ozarks.

The location was purchased for $84,000 in February 2014 from Deltic Timber Corp. of El Dorado.
