T-Mobile Store Dials Up $1.4M Sale in Jacksonville (Real Deals)Lock Icon

A 3,060-SF retail project in Jacksonville tipped the scales at $1.47 million.

Vegamelt II LLC of Spring, Texas, purchased the T-Mobile store at 1807 T.P. White Drive from Madison Jacksonville LLC, an affiliate of Madison Development Group of Issaquah, Washington.

The deal is financed with a five-year loan of $1.1 million from One Bank & Trust of Little Rock. The 0.7-acre development previously was linked with a March 2017 mortgage of $928,000 held by Washington Trust Bank of Seattle.

Madison Development assembled the location in two deals 14 months ago totaling $345,000. The sellers were Marck and Alma Gibbs, $335,000; and PTLJ Ltd., led by Thomas Dupree, Arleta Dupree, Lawrence Dupree and the estate of Peter Dupree, $10,000.

Taco Transaction
A 2,145-SF eatery in North Little Rock weighed in at $1.25 million.

Hemaxon Enterprises LLC of Conshohocken, Pennsylvania, bought the Taco Bueno at 113 W. Pershing Blvd. from Murphy Oil USA Inc. of El Dorado.

The 1.05-acre development is funded with a $937,500 loan from Centennial Bank of Conway. The property was purchased in December 2015 as part of a $2.7 million deal with Tariq Inc. of Farmers Branch, Texas.

Sonic Acquisition
A fast-food establishment in Sherwood rang up a $700,000 sale. Robert Isenberg of Malibu, California, acquired the Sonic Drive-In at 5400 Landers Road from CRM Capital Partners LLC, led by Mitchell Massey.

The 0.68-acre development previously helped secure a March 2017 mortgage of $5.5 million held by First National Bank of Paragould.

Until June 2015, the property was owned in the name of Matthews Management Co. LLC, led by David Matthews.

The Matthews family’s Metropolitan Trust Co. bought the location as part of a $2.4 million deal with the C.H. Briley Trust in December 1985.

Office Purchase
A 5,756-SF office building in downtown Little Rock changed hands in a $582,000 deal.

United Family Services Inc. of Pine Bluff purchased the 1202 W. Sixth St. project from Institutional Management & Publishers Inc. of Fort Smith. The 0.34-acre development was acquired for $250,000 in September 2003 from Med Properties Inc., led by R.D. Stewart.

Warehouse Buy
A 16,140-SF warehouse project in southwest Little Rock highlighted a $340,000 transaction.

Romero’s Enterprises LLC, led by Jesus and Alvaro Romero, bought the 1.18-acre development at 12300 Chicot Road and an adjoining 1-acre parcel to the north and a 0.31-acre parcel at the northwest corner of Chicot and Bunch roads.

The seller is Talon Property Management Inc., led by Maurice Mahmoud.

The deal is backed with a three-year loan of $272,000 from Hope Federal Credit Union of Jackson, Mississippi.

Talon assembled the property in two transactions: a $160,000 foreclosure purchase in January 2007 and a $32,500 deal in February 2007 with SSS Investments LLC, led by Hazel Ball.

Hickory Hills Home
An 11,196-SF manor in west Little Rock’s Hickory Hills neighborhood tipped the scales at $1.57 million.

HBH Revocable Trust, led by Dr. William Cobb, acquired the house from Kanti and Nila Sharolia.

The residence previously was tied to a November 2012 mortgage of $1.4 million held by Farmers & Merchants Bank of Stuttgart.

The Sharolias bought the property for $1.6 million more than five years ago from Henrietta Williams.

Rural Abode
A 3,482-SF home in west Pulaski County is under new ownership after a $950,000 sale.

Geoffrey and Stacy Tirman purchased the 4.7-acre spread from Thomas and Jennifer Burnett.

The residence previously was linked with a February 2014 mortgage of $400,000 held by Regions Bank of Birmingham, Alabama.

The Burnetts acquired the property for $700,000 more than four years ago from Sandra Holloway and Scott Holloway.

Woodlands House
A 4,141-SF home in west Little Rock’s Woodlands Edge neighborhood drew an $887,000 transaction.

Devon and Christie Ballard bought the house from Joey and Leslie Wiggins.

The deal is financed with a five-year loan of $753,950 from Malvern National Bank. The residence previously was tied to a July 2016 mortgage of $696,000 held by Arkansas Federal Credit Union of Jacksonville.

The Wiggins family purchased the property nearly two years ago for $876,000 from Chenal Valley Construction Inc., led by James Miles.

PV Residence
A 6,693-SF home in west Little Rock’s Pleasant Valley neighborhood sold for $840,000.

The Andy & Miguel Newberg Living Trust acquired the house from Clinton Fuller III and his wife, Susan.

The deal is funded with a 30-year loan of $515,000 from Ark-La-Tex Financial Services LLC of Plano, Texas.

The Fullers bought the property for $627,000 in October 1996 from Robert Dineen Jr. and his wife, Jeannine.

Kingwood Dwelling
A 3,442-SF home in Little Rock’s Kingwood Place neighborhood rang up a $750,000 sale.

Patrick and Kyla Lang purchased the house from Brian and Heather Wardle.

The deal is backed with a 30-year loan of $450,000 from Simmons Bank of Pine Bluff.

The residence previously helped secure a March 2014 mortgage of $625,000 held by BancorpSouth Bank of Tupelo, Mississippi, and an August 2015 mortgage of $417,000 held by Bank of Little Rock Mortgage Corp.

The Wardles acquired the property for $425,000 in March 2014 from Itzberg LLC, led by Jim Limberg.

Prospect Home
A 3,000-SF home in Little Rock’s Prospect Terrace neighborhood changed hands in a $719,000 deal.

Matthew and Sarah Olney bought the house from Brett and Katheryn Huff.

The deal is financed with a 30-year loan of $425,000 from One Bank.

The Huffs purchased the residence for $745,000 in April 2006 from George and Debbie Makris.
