Tandem Circle K Deals Add Up to Nearly $9M (Real Deals)

Two convenience stores in Pulaski County changed hands in separate transactions totaling $8.99 million.

Crain Properties LLC, led by Larry Crain Sr., bought Circle Ks at 9324 Hwy. 107 in Sherwood for more than $4.8 million and 10321 Col. Glenn Road in west Little Rock for more than $4.1 million.

The sellers were NLA East Maryland CK LLC and NLA Colonel Glenn CK LLC, affiliates of Net Lease Alliance of Nashville, Tennessee.

The 0.73-acre Sherwood development was linked with a July 2019 mortgage of $2.9 million held by Valley National Bank of Birmingham, Alabama.

The land was assembled as part of two July 2019 deals with Carl and Sharon Duker, $260,000; and Billy and Linda Morden, $575,000.

The 1.54-acre Little Rock development was tied to a May 2019 mortgage of $2.6 million held by Origin Bank of Choudrant, Louisiana.

The land was purchased for $700,000 from 10303 Colonel Glenn LLC, led by Dennis Stearns and Drew Holbert.

Bear Paw Lots

Fifty lots in Sherwood’s Bear Paw residential development tipped the scales at $1.6 million.

Sherwood 2015 LLC, an affiliate of Fayetteville’s Rausch Coleman Homes, acquired the property from Stonehill LLC, led by Andy Collins.

The deal and home construction plans are part of a $40 million funding agreement from Wells Fargo Bank of Sioux Falls, South Dakota.

The property, once part of the Metropolitan Trust Co. holdings, was bought in January 1926 as part of an $800 deal with Davis and Sallie Scott.

Commercial Transaction

A 2,592-SF mixed-use commercial property in southwest Little Rock rang up a $250,000 sale.

Baseline Developers Inc., led by Bharathbhai Hamirani, purchased the 5808 Baseline Road project from Liquor Exchange Inc., led by Mary Ann Young.

The 3.79-acre development formerly helped secure a November 2019 mortgage of $648,344 held by Centennial Bank of Conway.

Liquor Exchange acquired the property for $150,000 in March 2015 from Lillie Mae Davis.

Club House

A 4,200-SF home near the Country Club of Little Rock weighed in at $1.1 million.

Matthew and Lacey Parker bought the house from Jeff Fuller Homes LLC.

The deal is financed with a 30-year loan of $880,000 from Riverside Mortgage Co. of Little Rock. The residence was linked with a December 2018 mortgage $800,000 held by Centennial Bank.

The pre-teardown property was purchased for $345,000 21 months ago from H-D-T LLC, led by Drexel Atkinson.

Germay Court

A 5,118-SF home in west Little Rock’s Germay Court neighborhood sold for $880,000. Joann and Jeffrey Hall acquired the house from Steven and Paula Bell.

The deal is funded with a 30-year loan of $704,000 from Arkansas Federal Credit Union of Jacksonville. The residence was tied to an August 2003 mortgage of $680,000 held by Bank of America in Charlotte, North Carolina.

The Bells bought the site for $178,000 in June 2003 from Deltic Timber Corp. of El Dorado.

Accadia Court

A 4,022-SF home in west Little Rock’s Accadia Court neighborhood drew a $739,000 transaction.

Patrick and Jennifer Hanley purchased the house from the Kimmer Family Revocable Trust, led by Larry and Cecile Kimmer.

The deal is backed with a 30-year loan of $476,000 from Bank of Little Rock Mortgage Corp.

The residence was linked with a Feb-ruary 2014 mortgage of $417,000 held by Riverside Mortgage.

The Kimmers acquired the site for $104,000 in February 2010 from Deltic Timber.

Hickory Grove

A 4,181-SF home in west Little Rock’s Hickory Grove neighborhood is under new ownership after a $660,000 deal.

Cara Lafferty bought the house from Markus Homes Inc., led by Melinda Markus.

The deal is financed with a 30-year loan of $510,400 from First State Bank of St. Charles, Missouri.

The residence was tied to an August 2018 mortgage of $524,000 held by First Security Bank of Searcy.

The land was purchased in July 2003 as part of a $725,000 deal with First Baptist Church.

Hillcrest Home

A 3,021-SF home in Little Rock’s Hillcrest neighborhood changed hands in a $654,321 transaction.

Thomas Kasprowicz acquired the house from Ned and Victoria Garrett.

The deal is funded with a 30-year loan of $510,400 from Gateway Mortgage Group of Jenks, Oklahoma.

The residence was linked with an April 2018 mortgage of $430,000 held by Wells Fargo Bank.

The Garretts bought the property for $620,000 in March 2013 from Helen Corkern.

A 3,222-SF home in the Pulaski Heights neighborhood drew a $600,000 transaction. William Sosebee bought the house from Donna and Mary Thomas.

The deal is financed with a 15-year loan of $480,000 from Centennial Bank.

The residence was linked with an August 2019 mortgage of $348,500 held by the bank.

The Thomas family purchased the property for $185,000 14 months ago from Albert Everett.

Carmel Abode

A 3,894-SF home in west Little Rock’s Carmel neighborhood sold for $555,000.

Patrick and Kathleen Frizzell acquired the house from Josephine Ambruzs and Steven Roberts.

The deal is funded with a 30-year loan of $495,000 from Quicken Loans LLC of Detroit. The residence was tied to an April 2018 mortgage of $398,815 held by FirstBank of Nashville, Tennessee.

The Roberts family bought the property for $530,000 in February 2014 from the Robert Mason Lewis & Sherard T. Lewis Living Trust.

A 4,181-SF home in west Little Rock’s Pleasant Valley neighborhood is under new ownership after a $550,000 deal.

Grace and Michael Squires purchased the house from Angel and Hilda Lopez-Candales. The deal is backed with a 30-year loan of $440,000 from Simmons Bank of Pine Bluff.

The residence was linked with a September 2019 mortgage of $483,350 held by Bank of Little Rock Mortgage.

The property was acquired 13 months ago for $540,000 from Paula Johnson.

Estates Sale

A 3,920-SF home in the Maumelle Valley Estates neighborhood changed hands in a $537,000 transaction.

Nicholas and Amber Greb bought the house from the Patrick I. Hanley & Jennifer P. Hanley Family Trust.
