Tandem WLR Sales Add Up to $6.1 Million (Real Deals)

The sale of a trampoline park in west Little Rock weighed in at $3.43 million.

MEBFI-Altitude LLC, led by George Dunklin, bought the 34,580-SF Altitude Trampoline Park at 15707 Chenal Parkway. The seller is Chenal Parkway Development LLC, led by Haitham Alley.

The 3-acre development previously was linked with a September 2013 mortgage of $1.7 million held by First Security Bank of Searcy.

Chenal Parkway purchased the property in October 2010 as part of a $2.56 million deal with Newman Family LLC, led by Dwain and Glenda Newman.

Dunklin also acquired the 8,000-SF Central Dental office at 12018 Chenal Parkway in west Little Rock through MEBFI-Parkway West LLC for $2.7 million. The seller is Parkway West Development LLC, led by Wally and Blair Allen.

The 1.4-acre development previously was tied to an October 2007 mortgage of $2 million originally overseen by JPMorgan Chase Bank of New York.

The one-time Gateway computer store was bought for $2.65 million in December 2008 from InSite Little Rock LLC of Oak Brook, Ill.

Southwest Retail

A 20,316-SF retail center in southwest Little Rock changed hands in a $767,405 sale.

Jas And Tash LLC, led by Inderjit and Parwinder Singh, purchased the 5919 Baseline Road project. The seller is Investments Realty LLC, led by James Maddox.

The deal is funded with a five-year loan of $613,924 from Arvest Bank of Fayetteville.

The 1.1-acre development previously was tied to an April 2007 mortgage of $1.1 million held by Protective Life Insurance Co. of Birmingham, Alabama.

Investments Realty bought the property in September 2002 as part of a $1.5 million deal with R&C Enterprises, led by Ricky and Cindy Morrow.

NLR Commercial

Adjoining commercial properties in North Little Rock are under new ownership after a $650,000 transaction.

BBG Investment Properties LLC, led by Joseph Veiga, acquired the 6,930-SF Royal Buffet at 109 E. Pershing Blvd. and the 8,100-SF Moose Cleaners at 105 E. Pershing Blvd.

The seller is Metropolitan Realty & Development LLC, led by Terry Paff. The deal is backed with a $520,000 loan from U.S. Bank of Cincinnati.

Metropolitan assembled the combined 1.3-acre property as part of four transactions involving Fanny Dickinson in August 1929; the state of Arkansas in September 1934; Abbot Co., led by Ed Cochran, in April 1962; and J. Weingarten Inc. of Houston, Texas, in August 1965.

Multifamily Deal

A six-unit apartment project in downtown Little Rock rang up a $337,500 sale.

Eclipse Apartments LLC, led by Jonathan Shively, Chris Moses and Tyler Denton, bought the 410 E. Sixth St. property. The seller is M&S Apartments LLC, led by Mark Reynolds.

The deal is financed with a five-year loan of $350,550 from Bank of Delight (Pike County). The 0.13-acre development previously was linked with a December 2012 mortgage of $487,350 held by Heartland Bank of Little Rock.

M&S acquired the property for $162,000 in July 2002 from Kempner House LLC, led by Dennis Cooper.

WLR Commercial

A 2.3-acre commercial site in west Little Rock drew a $285,274 transaction.

Crain Family Holdings LLC, led by Larry Crain Jr., purchased the land near the southeast corner of Valley Ranch Drive and Valley Ranch Court. The seller is FC Grass Farms LLC, led by Ed Willis.

FC Grass Farms bought the property in August 1994 as part of a $681,000 deal with Phillip Elkins.

Sherwood Commercial

A 0.85-acre commercial property in Sherwood sold for $200,000.

R&L Properties, led by Tommy Lasiter, acquired the 9007 Hwy. 107 property from the estate of Michael Allen Armbrust.

The Armbrust family purchased the property for $38,000 in January 1977 from Samuel and Juanita Cummings.

NLR Residence

A 39.2-acre residential spread in North Little Rock changed hands in an $825,000 deal.

Shawn Key bought the 4,284-SF home from Jermain and Erica Taylor.

The residence previously was tied to an April 2011 mortgage of $495,000 and a September 2011 mortgage of $50,000 held by Centennial Bank of Conway.

The Taylors acquired the property for $1.65 million in September 2005.

The sellers were Cindy Childers and Mona McClelland.

River Heights Home

A 4,000-SF home in Little Rock’s River Heights neighborhood is under new ownership after a $650,000 sale.

The Anne St. George Tucker Raney Revocable Trust purchased the house from Jadz LLC, representing the Mary Ann Dawkins Revocable Trust.

The deal is funded with a 30-year loan of $417,000 from Centennial Bank.

The property was bought for $415,000 in November 1995 from Dudley and Linda Shollmier.

Witry Court Abode

A 4,621-SF home in the Witry Court neighborhood of west Little Rock’s Chenal Valley development rang up a $585,000 transaction.

Jennifer Hill acquired the house from Anjay and Cathleen Khandelwal.

The deal is backed with a 30-year loan of $417,000 from Bank of Little Rock Mortgage Corp. and a seven-year loan of $109,500 from Bank of Little Rock.

The residence previously was linked with February 2012 mortgages of $417,000 held by Riverside Mortgage Co. of Little Rock and $60,419 held by Riverside Bank of Sparkman (Dallas County).

The Khandelwals purchased the property for $573,000 in May 2011 from Kevin and Beth McReynolds.

Ferncrest Estate

A 4,100-SF home in the Ferncrest Estates neighborhood of west Pulaski County drew a $550,000 sale.

Anita Thomas bought the house from Melisa Smock and Kyle Clouette. The deal is financed with a 30-year loan of $417,000 from Arvest Bank.

The residence previously was tied to a January 2006 mortgage of $415,500 held by Pulaski Mortgage Co. of Little Rock and a March 2006 mortgage of $40,755 held by GE Money Bank of Salt Lake City.

The location was acquired for $73,000 in August 2004 from Unleashed Innovations Inc., led by Paulette Richie.

Country Club House

A 2,576-SF home near the Country Club of Little Rock sold for $515,000.

Julie Hagood purchased the house from Madeleine Deming and Farshad Aduli.

The deal is funded with a 30-year loan of $412,500 from Bank of America in Charlotte, North Carolina.

The property was bought for $425,000 in April 2008 from AC/DC Investments LLP, led by Dennis Cooper.

Hillcrest Residence

A 2,586-SF home in Little Rock’s Hillcrest neighborhood changed hands in a $500,000 deal.

The Kevin R. Williams Revocable Trust acquired the house from the M. Arlene Busse Revocable Trust.

The residence previously was linked with a June 2013 mortgage of $114,638 held by JPMorgan Chase Bank of Columbus, Ohio, and an October 2013 mortgage of $250,000 held by IberiaBank of Lafayette, Louisiana.

The property was purchased for $160,000 in August 1989 from Larry and Sheila Vaught.

Manor Mortgage

The owner of a 75-unit assisted living facility in west Little Rock picked up a $7.2 million funding agreement.

The Manor LLC, led by Arby Smith, obtained the three-year loan from Dougherty Funding LLC of Minneapolis.

The 7.1-acre development at 1401 Labelle Drive previously was tied to a June 2102 mortgage of $6.6 million held by Arvest Bank.

The site was acquired for $275,000 in June 2012 from the bank.
