Tech Center Sale Tops $19.3M (Real Deals)Lock Icon

An eight-story telecommunications building in downtown Little Rock tipped the scales at $19.32 million.

Reign Co2 Propco LLC, an affiliate of New York’s Reign Capital, bought the 263,634-SF AT&T Technology Center at 120 W. Eighth St. as part of a sale-leaseback deal.

The sellers are AT&T Enterprises LLC and Southwestern Bell Telephone Co. LLC.

Southwestern Bell assembled the 0.96-acre site in four transactions beginning with deals of unrecorded value with the E.L. Watson estate in March 1917 and the Tucker Co., led by O.D. Tucker, in October 1928.

The other sellers were Houston’s Humble Oil Refining Co., predecessor to Exxon Corp., $112,500 in September 1960; and Delbert Schmand, William Schmand III, Alma S. Stephen and Patricia S. Bishop, $90,000 in August 1963.

Office Tandem

Neighboring 5,084-SF office buildings in Maumelle weighed in at $1.45 million.

501 Millwood Circle LLC, composed of Siya Properties LLC, led by Jaimin and Yafin Patel; the Shirin Ali Trust; and GDP Commercial Realty LLC, led by George Petrov, acquired its namesake address from Siya Properties.

The deal is financed with a three-year loan of $1.1 million from Arvest Bank of Fayetteville.

Siya Properties bought the 2.34-acre development for $1.2 million in July 2023 from Jason and Sarah Everett.

Eastside Lofts Foreclosure

A 34-unit apartment project in downtown Little Rock is under new ownership after a $1.24 million foreclosure sale. The Federal National Mortgage Association recovered Eastside Loft Apartments at 1400 Cumberland St. from Eastside Loft Apartments Phase II Ltd., led by the now-defunct nonprofit The Arc Arkansas.

The 0.82-acre development was tied to a November 2009 mortgage of $8 million.

The Arc Arkansas gained sole ownership after an October 2000 transaction of unrecorded value with Bell-Corley Investments LLC, led by Matt Bell and Boyd Corley.

The property was acquired in April 2000 as part of a $230,000 deal with the Little Rock School District.

Triple Play

Three duplexes in north Pulaski County sold for $657,000.

Christy Properties LLC, led by Chris Christy, bought the apartments at 13722, 13724 and 13728 Mail Route Road from Sax Homes LLC, led by Samson Burch.

Sax Homes purchased the 1.18-acre development for $360,000 in February 2022 and added the third duplex. The seller was C.L. Bennett Properties LLC, led by Craig and Loretta Bennett.

Church Acquisition

A Little Rock church changed hands in a $400,000 deal.

Total Deliverance Church acquired the 5423 and 5420 W. 35th St. development from Fairview Baptist Church.

The deal is funded with a five-year loan of $320,000 from Simmons Bank of Pine Bluff.

Fairview Baptist assembled the 1.55-acre property in three transactions.

The sellers were Southwest Baptist Church, $5,000 in July 1962; Dennis and Ella Alexander, an undisclosed sum in March 1969; and Don and Thelma Burnett, $24,000 in March 1973.

Heights Home

A new 4,005-SF home in the Heights area of Little Rock tipped the scales at $1.92 million.

The Shelia W. McAdams 2002 Trust purchased the house from Jeff Fuller Homes LLC.

The homebuilding limited liability company bought the property in September 2021 as part of a $650,000 deal.

The seller was the June Hoes Williams Amended & Restated Revocable Trust.

Williams acquired the residential property as part of an $82,450 deal in May 1979 with Joe and Georgeanne McIlveene.

Mereville Place

A 3,606-SF home in west Little Rock’s Mereville Place neighborhood rang up a $920,000 sale.

Emily Ogden and Zachary Van Fleet bought the house from JS Inspired Builders LLC, led by Jamal Solaimanian.

The deal is backed with a 30-year loan of $920,000 from First Horizon Bank of Memphis.

JS Inspired purchased the 0.19-acre site for $96,000 in June 2023 from PotlatchDeltic Real Estate LLC.

Rural Residence

A 5,180-SF home in the suburbs of west Pulaski County’s Ferndale community is under new ownership after a $725,000 deal.

Matthew and Ashley Simpson acquired the house from Phillip and Erin Hutchins.

The deal is financed with a 30-year loan of $580,000 from Centennial Bank of Conway.

The Hutchins family bought the 5-acre residential spread for $360,000 in December 2016 from Steve and Sherry Mayfield.

White Oak Crossing

Little Rock LD LLC, an affiliate of Rausch Coleman Homes in Fayetteville paid $3.04 million for 66 lots in North Little Rock’s White Oak Crossing neighborhood.

The seller, NLR Dev Partners LLC, led by Tim Martin, purchased the 10.65-acre property in June 2022 as part of a $1.2 million deal with John, Sidney, Charles and James Fitzgerald, along with Florence Fitzgerald Jones.
