The Fitzroy Chenal Sells for $65M (Real Deals)Lock Icon

A 294-unit apartment project in west Little Rock tipped the scales at $65.04 million.

Passco Little Rock DST, an affiliate of Passco Companies of Irvine, California, bought the Fitzroy Chenal at 15401 Chenal Parkway from Madison at Chenal LLC, led by Brandon Huffman.

The deal is backed with a 10-year loan of $38.6 million from KeyBank National of Cleveland.

The 13.2-acre site was acquired for $2.5 million in 2016 from Winrock Enterprises Inc., led by Russ McDonough II.

Pine Meadow Sale

A 26.09-acre mobile home park in Jacksonville weighed in at $3.45 million.

Pine Meadow MHP Jacksonville AR LLC, an affiliate of Vineyard Impact Funds of Sandy, Utah, purchased its namesake project at 3000 John Harden Drive

The sellers are Little Rock Communities LLC, an affiliate of Market Street Capital of Beaufort, South Carolina; and 25 West LLC and Kirk Avenue Ltd., both of Santa Barbara, California.

The project was bought for $2.6 million in August 2016 from Mas Verde Mobile Home Estates Inc., led by Bryan Keathley.

Multifamily Trio

Three apartment buildings with a combined 23 units sold for $1.4 million.

Los Panas Ltd. of Parker, Colorado, acquired Northwood Apartments at 1504 Allen St. in North Little Rock and 3426 and 3518 Arapaho Trail in Little Rock. The seller is Renegade Properties LLC, led by John Dennis and Kurtis Cochran.

The deal is financed with five-year loans of $999,404 and $573,323 from Partners Bank of Helena-West Helena.

The 0.41-acre North Little Rock development was bought in November 2019 for $215,040 from HSD Properties LLC, led by Noel du Celliee Muller.

The combined 0.58-acre Little Rock development was purchased in November 2019 as part of a $1.5 million deal with Van Geuns Properties LLC, led by Noel du Celliee Muller.

Eatery Transaction

A 1,822-SF restaurant in the Heights area of Little Rock is under new ownership after a $540,000 deal. Kavanaugh Restaurant Properties LLC, led by John Stephens, bought the Cafe Prego project at 5510 Kavanaugh Blvd.

The seller is General Enterprises Co., led by Alex Golden.

The 0.16-acre development was acquired for $130,000 in March 1998 from Kidco Properties Inc., led by Walter Quinn.

Interdenominational Deal

A 43,102-SF office building in North Little Rock rang up a $500,000 sale.

First Pentecostal Church of Jesus Christ purchased the 4500 North Hills Blvd. project from North Pulaski Baptist Association.

The 4.55-acre location was bought for $60,000 in February 1968 from the Matthews Co., led by James P. Matthews.

Falstone Court I

A 5,680-SF home in west Little Rock’s Falstone Court neighborhood changed hands in a $730,000 deal.

Micah and Kelly Hester acquired the house from MJ Innovative Builders Corp., led by Jamal Solaimanian.

The deal is funded with a 30-year loan of $510,000 from Amerisave Mortgage Corp. of Atlanta.

The location was purchased for $98,000 in September 2019 from PotlatchDeltic Real Estate LLC.

Overbrook Abode

A 4,347-SF home in North Little Rock’s Overbrook neighborhood drew a $630,000 transaction.

Zhiva and Sherie Brown bought the house from the Steve & Julie Jenkins Revocable Trust. The deal is backed with a 30-year loan of $539,000 from Arvest Bank of Fayetteville.

The site was acquired for $94,000 in April 2013 from Kenneth and Denny Buttrey.

Falstone Court II

A 4,500-SF home in west Little Rock’s Falstone Court neighborhood sold for $626,485.

Ruozhou Fan and Yaran Wen purchased the house from Mike Kuhn Construction Inc.

The deal is financed with a 15-year loan of $501,188 from Better Mortgage Corp. of New York.

The location was bought for $78,000 in September 2019 from PotlatchDeltic Real Estate.

Woodlands Edge

A 3,871-SF home in west Little Rock’s Woodlands Edge neighborhood is under new ownership after a $576,465 deal.

Derek and Brooke Tarin acquired the house from Stephen and Leslie Rikard.

The deal is funded with a 30-year loan of $185,000 from Broker Solutions Inc. of Tustin, California.

The Rikards purchased the residence for $521,000 in July 2015 from Arbor Construction LLC, led by Mike Moran.

The Arbors

A 4,310-SF home in The Arbors neighborhood of west Little Rock rang up a $550,000 sale.

James and Tina Houston bought the house from the Booth Joint Revocable Trust, led by Steven and Jennifer Booth.

The deal is backed with a 30-year loan of $562,650 from Navy Federal Credit Union of Vienna, Virginia.

The Booths purchased the residence for $573,000 in September 2010 from Sandbern Quality Homes Inc., led by Bernard Hochstetter.

Villages of Wellington

A 4,254-SF home in west Little Rock’s Villages of Wellington neighborhood changed hands in a $540,000 deal.

Theodore and Jennifer Chang acquired the house from the James & Andrea Corley Revocable Trust.

The deal is financed with a 30-year loan of $405,000 from Eagle Bank & Trust of Little Rock.

The location was bought for $51,000 in November 2007 from Winrock Enterprises.

Margeaux Place

A 4,565-SF home in west Little Rock’s Margeaux Place neighborhood drew a $529,000 transaction.

Kiyoshi and Casey Hyman purchased the house from Stephen and Mindal Harrison.

The deal is funded with a 30-year loan of $541,167 from Eagle Bank & Trust.

The Harrisons acquired the residence for $475,000 in August 2004 from Robert DeMoss Jr.
