The Timbers Attracts $10.5M Buyer (Real Deals)Lock Icon

A 120-unit apartment complex in Maumelle tipped the scales at $10.5 million. Timbers S JR LLC, an affiliate of The Walden Group of Jackson, New Jersey, bought The Timbers project at 1500 Union Court.

The seller is Timbers United LLC, an affiliate of FM Capital of Hollywood, Florida. The deal is financed with a one-year loan of $7.3 million from Arvest Bank of Fayetteville.

Timbers United acquired the 10.04-acre development for $7.1 million in December 2020 from The Gables of Maumelle Apartments Ltd., an affiliate of Dominium Apartments of Plymouth, Minnesota.

Wildcat Sale

A 63,476-SF truck facility in North Little Rock weighed in at $6.1 million.

Rush Truck Centers of Arkansas Inc., an affiliate of Rush Enterprises of New Braunfels, Texas, purchased the Summit Truck Group complex at 11401 Diamond Drive.

The seller is Wildcat Investments LLC, an affiliate of Diamond Cos. of Memphis. Wildcat bought the 22.11-acre property for $550,000 in July 1998 from The Harris Co., led by Max Harris.

Auto Mall Buy

A 25,229-SF auto service center in west Little Rock sold for $2.4 million.

North Little Rock Buick GMC Inc., led by Jamie Cobb, acquired the 11301 W. Markham St. project from its namesake owner: West Markham Auto Mall Properties, led by Lucinda Williams.

The 2.35-acre location was purchased for $588,000 in September 1987 from J. Wythe Walker, G. Thomas Eisele and William Eisele.

Donut Development

A 3,544-SF one-time donut shop in west Little Rock changed hands in a $1.1 million deal.

Crain Family Holdings LLC, led by Larry Crain Jr., bought the former Krispy Kreme project at 1315 Shackleford Road. The seller is SVCN 2 LLC, an affiliate of the RMR Group in Newton, Massachusetts.

The deal is backed with a 10-year funding agreement of $1.2 million from First Security Bank of Searcy. The 0.67-acre development was acquired for nearly $1.8 million in June 2005 from Bonita-KK LLC of Tulsa.

Convenient Transaction

A 2,240-SF convenience store in southwest Little Rock rang up a $750,000 sale. Yun Lee and Lyoung Lim purchased the Hess Kwik Check project at 7715 Geyer Springs Road from Changho Lee.

The seller provided a 10-year mortgage of $650,000 to fund the deal.

The 0.57-acre development was bought for $450,000 in December 2013 from the Yelenich Family Revocable Trust, led by Roy Yelenich.

Slim Construction

A 0.87-acre commercial site in Jacksonville is under new ownership after a $711,770 deal.

Haag-Brown Encore Holdings LLC, led by Josh Brown, acquired a piece of the Walmart Supercenter parking lot south of the Centennial Bank branch at 1900 John Harden Drive from Wal-Mart Real Estate Business Trust of Bentonville.

Construction of a Slim Chickens restaurant is financed with a five-year loan of $1.6 million from Encore Bank of Little Rock.

The land was purchased in 1998 as part of a 27-acre tract assembled in deals with the Jim & Jane Meddress Joint Revocable Trust, $642,000; PTLJ Ltd., led by Thomas and Lawrence Dupree, $557,000; Little Rock Air Force Base Historical Foundation Inc., led by Ben E. Rice, $267,000; Mary Jo Dupree Digiuro, $227,000; Main Gate Development Inc., led by David Velander, $175,000; and Thomas Dupree Jr., $125,000.

Office Acquisition

A 4,600-SF office building in downtown Little Rock drew a $525,000 transaction. Yo Dog LLC, led by Bart Barlogie and Deanna Jones, bought the 915 E. Ninth St. project.

The seller is Ally Jade Investments Inc., led by Sam Carrasquillo. The deal is backed with a 20-year loan of $447,000 from Relyance Bank of Pine Bluff.

The 0.48-acre development was acquired for $235,000 in March 2016 from Amanda Mattax.

Edgehill Abode

A 5,750-SF residence in Little Rock’s Edgehill neighborhood tipped the scales at $1.67 million. HCB LLLP, led by Henry Browne, purchased the house from Traci and Albert Braunfisch.

The residence was bought for $1.3 million in February 2005 from Mac and Dorothy Woodward.

St. John’s Wood

A 5,803-SF home in the St. John’s Wood neighborhood of Little Rock weighed in at $1.07 million.

The Rhodes Family Revocable Trust, led by Noah Rhodes Jr., acquired the house from John Day.

The residence was purchased for $950,000 in March 2020 from Brad and Elisabeth Walker.

Country Club House

A 3,153-SF home near the Country Club of Little Rock sold for $910,000.

Joshua Holmes bought the house from Brandon and Izabella Simmons.

The deal is funded with a 30-year loan of $760,000 from Arvest Bank.

The location was acquired for $300,000 in June 2019 from Mark and Mimi Blackwood.

Prospect Terrace

A 3,841-SF home in Little Rock’s Prospect Terrace neighborhood changed hands in a $780,000 deal.

Stephen and Donna Epps purchased the house from Gary Duke and Jeffery Chapman. The deal is financed with a 30-year loan of $390,000 from Bank of Little Rock Mortgage Corp.

The residence was bought for $637,000 in March 2016 from the Anderson Revocable Trust, led by Overton and Kay Anderson.

Deauville Place

A 5,503-SF home in west Little Rock’s Deauville Place neighborhood rang up a $725,000 sale.

Freddie and Christina Brewster acquired the house from River Rock Family Ltd., led by Richard Jones.

The deal is backed with a 30-year loan of $580,000 from FirstTrust Home Loans Inc. of Sheridan.

The residence was purchased for $702,000 in May 2008 from Arnold and Lenore Merrell.
