CH Retail Fund II/Little Rock Chenal Creek LLC, an affiliate of Crow Holdings of Dallas, bought the Chenal Creek Shopping Center at 12800 Chenal Parkway.
The seller is Chenal Creek, Little Rock AR LLC of Los Angeles. The deal is financed with a $6.8 million loan orginated by Morgan Stanley Mortgage Capital Holdings. The 3.84-acre project was acquired for $8.9 million in August 2015.
The sellers were a group of local investors that included Walthour-Flake Co., led by Dickson Flake; Nolan and Barbara Rushing and K&D Huchingson Ltd., led by Kevin Huchingson; C. Barnett Grace Ltd., led by Barnett Grace; Philip and Melanie Grace; and Moore CC Properties LLC, led by Mona Lee Garner.
Warehouse Duo
Tandem deals for cold storage facilities combined to top $2.12 million.
CCS-Maumelle LLC and CCS-NLR LLC, both led by John Conner III, purchased the 77,089-SF project at 11100 Louis Nelson Drive in Maumelle for $1.59 million and the 70,543-SF project at 1301 Gregory St. in North Little Rock for $530,385. The seller in both deals is Batesville’s Frostyaire of Arkansas Inc.
The buys are backed with a 7-year loan of $2.4 million from First Tennessee Bank of Memphis. The 10.8-acre Maumelle development previously was tied to a September 2003 mortgage of $4.6 million held by First Community Bank of Batesville.
The 3.61-acre development in North Little Rock previously helped secure a July 2008 mortgage of $7.2 million held by First Community.
Frostyaire acquired the Maumelle site for $150,000 in March 2003 from 635 Acres Joint Venture, led by Billy Rector Jr.
The North Little Rock property was bought in July 2008 as part of a $7.1 million deal with Gregory Street Properties Inc., an affiliate of Park National Bank of Oak Park, Illinois.
Main Street Buy
Adjoining buildings in downtown Little Rock tipped the scales at $1.75 million.
SOMA Storefronts LLC, led by Rusty Thompson, acquired the 8,923-SF home of the Oxford American and M2 Gallery at 1300 Main St. and the 3,793-SF home of South on Main at 1304 Main St. The transaction included a 0.48-acre parking lot at the southeast corner of Main and 13th streets. The seller is Albatross LLC, led by Lisa McNeir.
The deal is funded with a three-year loan of $2 million from Farmers Bank & Trust of Magnolia.
The combined 0.32-acre development previously was linked with an August 2017 mortgage of $497,400 held by IberiaBank of Lafayette, Louisiana.
The buildings were purchased for $203,000 in September 1985 from Eugene Harris.
The parking lot was assembled in two buys from Madison Financial Corp., led by David Birdwell, $40,000 in November 1989; and the Leonora Scott England Trust, $25,000 in January 1991.

Gurmukh & Gian LLC, led by Bharatbhai Hamirani, bought Link Discount Liquor at 9130 Hwy. 161.
The seller is Zeiler Real Estate, led by Joseph Zeiler. The 1.24-acre development is helping secure a $1.1 million mortgage held by New York’s Itria Ventures LLC.
Zeiler acquired the property for $25,000 in August 1990 from Valentine Corp., led by William Thompson.
Day Care Transaction
A southwest Little Rock day care center was flipped for $375,000.
MC Childcare Academy LLC, led by Tania Perez, purchased the 4,284-SF project at 6800 Baseline Road. The seller is The Child Academy LLC, led by Christine Snow and Alvin Lockett.
The deal is financed with a $300,000 loan from Centennial Bank of Conway.
The Child Academy acquired the 0.41-acre development for $250,000 from William Harris Jr. and Debra Harris and David and Chasity Reynolds.
The property was bought for $60,000 in October 1986 from Medical Clinics of America Inc., led by David Eades.
Prospect Terrace
A 3,925-SF home in Little Rock’s Prospect Terrace sold for $950,000.
Richard and Lorena McConnell ac-quired the house from TF Trust, led by Charles and Mary Thompson. The deal is backed with a 30-year loan of $807,500 from IberiaBank.
The Thompsons purchased the property for $135,000 in October 1989 from the estate of Alma Naylor.
Hickory Creek
A 5,428-SF home in west Little Rock’s Hickory Creek neighborhood changed hands in a $685,000 deal.
Brent Medders bought the house from Richard and Nancy Parker. The deal is funded with a 30-year loan of $616,500 from Simmons Bank of Pine Bluff.
The Parkers acquired the location for $110,000 in May 1994 from three limited partnerships led by Clint Boshears.

A 3,102-SF home in west Pulaski County’s Wild Oak Estates neighborhood is under new ownership as part of a $635,000 sale.
Penny Beebe purchased the residence and a 1,144-SF guest house from Keith and Allison Freeman. The property pre-viously was linked with an October 2016 mortgage of $320,000 held by Bank of Little Rock Mortgage Corp.
The 4.54-acre lot was bought for $10,000 in August 1995 from John and Ramona Girner.

The Deeter Family Revocable Trust, led by Morton and Janet Deeter, acquired the house from Daniel and Jennifer Allen. The residence previously was tied to an April 2016 mortgage of $417,000 held by Arvest Bank of Fayetteville.
The Allens bought the property for $506,000 more than three years ago from Stevens Commercial Contractors Inc., led by Jackie Stevens.

The Jake & Mary Fair Joint Revocable Trust bought the house from Andrew and Elizabeth Lewis. The deal is financed with a 30-year loan of $489,850 from Regions Bank of Birmingham, Alabama.
The residence previously was linked with a $417,000 mortgage held by Little Rock’s Eagle Bank & Trust.
The Lewises acquired the property for $548,000 in April 2015 from John Stuckey III and his wife, Kelly.
