A 13.41-acre commercial spread in North Little Rock tipped the scales at $4 million.
ARP Little Rock of Boise, Idaho, bought the Specialty Transportation complex at the northeast corner of East McCain Boulevard and Forrester Road from C.A.T. Industrial Properties LLC of Charlotte, North Carolina.
The deal included the 7,336-SF office building at 3803 Roundtop Drive, 8,000-SF service repair facility at 4801 E. McCain Blvd., and 2,052-SF office building at 4809 E. McCain Blvd., as well as the 3,000-SF driver dorm and 3,702 storage building at 5202 Jelce Road.
C.A.T. Industrial purchased most of the properties for $2.5 million in June 2022 from Cross Street Service Inc., led by Don Salmon.
The exception was the 0.82-acre 3803 Roundtop Drive development, acquired from the estate of Tom Salmon for $600,000.
Multifamily Sale I
A 36-unit apartment project in the midtown area of Little Rock weighed in at $1.4 million.
Abreh 1 LLC of Granada Hills, California, purchased the adjoining Tiki and Fillmore Apartments at 200-220 N. Fillmore St.
The sellers are Jeanne B. Phillips Family Trust and Schicker Family LLLP, led by Mary Dunn.
The deal is financed with a $1.4 million loan from Red Duck Capital LLC of Los Angeles and Austin Maleli of San Diego.
The 1.06-acre development was assembled in deals with Vernon Place Ltd., led by Lewis Block Sr., $200,000 in May 1977; and Real Estate Central Development Corp., led by Robert Mitchum, $59,000 in December 1977.
Multifamily Sale II
An 18-unit apartment complex in Little Rock changed hands in a $1.33 million deal.
RA Investments FL LLC of Springfield, Missouri, acquired the 1906 Bryant St. project from TCB Investments LLC, led by Brian Teeter, Alex Craig and Jamie Hoffman.
TCB purchased the 0.48-acre development for $826,200 in August 2021 from Willis Smith & Co. and WRS Holdings LLC.
AB&C Expansion
A 16,185-SF industrial-flex building in North Little Rock rang up a $950,000 sale. Associated Builders & Contractors of Arkansas, led by Bill Roachell, bought the adjoining Play Ball Arkansas project at 7501 Counts Massie Road from Terry Studdard.
The deal is backed with a one-year loan of $960,000 from Arvest Bank of Fayetteville. Studdard acquired the 3.33-acre property for $400,000 in January 2004 from Cal-Mark LLC, led by Jimmy Calicott.
Mobile Transaction
A 2.84-acre mobile home park in southwest Little Rock is under new ownership after a $740,000 deal.
Coffer Lane MHC LLC of Knoxville, Tennessee, purchased the 3507 Coffer Lane project from Coffer Lane MHP LLC of Keller, Texas. The deal is funded with a five-year loan of $755,000 from Gateway Bank of Rison.
Coffer Lane MHP bought the property for $275,000 in April 2021 from HSD Properties LLC of Gault, Georgia.
That.Church Buy
A 6,040-SF church in Sherwood sold for $500,000.
That.Church acquired Rock City Harvest Church at 10255 Hwy. 107 from Arthur Ward Ministries Inc.
The 3.69-acre property was assembled in deals with Mickey and Monte Coyle, $110,000 in April 2002; and Harvey Watson Sr. and R.V. Stewart, $35,000 in October 2002.
Orle Abode
A 5,760-SF house in west Little Rock’s Orle neighborhood drew a $1.32 million transaction. Meagan and Daniel Johnson bought the house from Brett and Melissa Trelfa.
The deal is financed with a 30-year loan of $1 million from First Horizon Bank of Memphis. The Trelfas acquired the residence for $1 million in June 2021 from the Schoonmaker Revocable Qualified Spousal Trust, led by Gene and Lisa Schoonmaker.
Hillcrest Home
A 3,888-SF home in the Hillcrest area of Little Rock tipped the scales at $1.28 million. Nikolai and Leslie Fisken purchased the house from David and Nancy Davis.
The Davis family bought the residence for $740,000 in June 2017 from South Lookout Ltd., led by Harry Pfeifer. The property was assembled in deals with Tom Paisley, $38,000 in November 1961; and Louise Blackwell, $8,000 in February 1976.
Rural Residence
A 4,120-SF home in the Martindale community of west Pulaski County weighed in at $1.02 million.
RWB Holdings LLC, led by Ray Bradshaw, acquired the 21.28-acre spread from Laura Lowery, who purchased the land for $475,000 in May 2022 from James Pickard.
The Pickard family assembled the land as part of deals with Clifford Merritt, $38,000 in March 1981; Louise Starnes, $7,000 in June 1984; and El Dorado’s Deltic Farm & Timber Co., $25,000 in August 1986. n
