Vitamin Shoppe Attracts $3.7 Million Transaction (Real Deals)

An 8,200-SF retail project in North Little Rock weighed in at $3.77 million.

McCain Plaza LLC of Los Angeles acquired the Vitamin Shoppe at 4300 E. McCain Blvd. in North Little Rock from Quattro North Little Rock LLC of Oak Brook, Illinois.

The 0.78-acre development previously was tied to a July 2013 mortgage of $2.1 million held by Stonegate Bank of Fort Lauderdale, Florida.

Quattro bought the former convenience store location 14 months ago for $1.25 million.

The seller was Port Cities Oil LLC, led by Mike Coulson.

Commercial Swap

A big piece of a 276,231-SF warehouse in North Little Rock changed hands in a deal valued at $1.68 million.

Generic MSI Properties LLC, led by Rick Ferguson, purchased a 41 percent stake in the Central Terminal project at 1601 Gregory St. from Robert A. Vogel Management LLC.

The 21.63-acre development is linked with a September 2008 mortgage of $2.7 million held by Centennial Bank of Conway.

The property was acquired for $4.6 million more than six years ago from Gregory Street Properties Inc., an affiliate of Park National Bank of Oak Park, Ill.

In connection with the $1.68 million warehouse transaction, Vogel’s namesake LLC bought an 11.79-acre parcel in west Little Rock from Generic MSI for $675,000.

The undeveloped property is at the northeast corner of Shackleford Road and Yellowpine Lane.

The land previously helped secure a May 2009 mortgage of $4.5 million held by Centennial.

The property was valued at $200,000 when ownership shifted more than five years ago to Generic MSI from Westwood Real Estate Development Co., led by Steve Wortman.

Back then, Gene Cauley was associated with Generic MSI.

Bank Land

About 154 acres in north Pulaski County shifted ownership in a transaction valued at $1.32 million.

Farmers Bank & Trust of Magnolia took ownership of the land, about 1.5 miles north of the North Little Rock Airport between Highway 107 and Kellogg Acres Road.

The previous owner was Semko LLC.The original investment group was composed of Ellen Shinn, Ben Eiler, Eric Morrison, Michael Kinard and Randy Oliver.

The property previously was tied to a November 2005 mortgage of $2.3 million held by the bank.

Semko bought the land for about $1.9 million nearly nine years ago.

The sellers were Randy Wiggins Development Co. led by Randy Wiggins; DJA Inc., led by Otho Marlar; and Marlar Development Inc., led by Mike Marlar.

Elementary Sale

A 4.98-acre school development in North Little Rock rang up a $495,000 sale.

Ghan Properties LLLP, led by Rodney Ghan, acquired the Belwood Elementary School at 3902 Virginia Lane from the North Little Rock School District. The deal is backed with a $504,557 loan from KLS Leasing LLC.

The school district received the land in July 1956 from Bel-Air Development Co., led by E.L. Fausett.

Stagecoach Property

A 6,484-SF commercial project in southwest Little Rock drew a $275,000 transaction.

Robert and Nidia Cochran purchased the 11800 Stagecoach Road project from Mark and Leah Carter.

The deal is financed with a three-year loan of $195,000 from Mark Carter.

The Carters acquired the 2.25-acre property for $250,000 in July 2005 from Johnnie and Sandra Bryant.

Plumbing Purchase

A 13,496-SF office-warehouse project north of Maumelle is under new ownership after a $225,000 deal.

R. Crossfield Plumbing LLC, led by Reggie Crossfield, bought the 26308 Hwy. 365 project from Centennial Bank. The deal is funded with three-year loans of $216,000 and $20,385 from Little Rock’s Bank of the Ozarks.

Centennial recovered the 3-acre development from Patricia Wheeler at a $261,400 foreclosure sale in March 2011.

Country Club Manor

A 6,419-SF home near the Country Club of Little Rock tipped the scales at $1.26 million. The Tanner Ward Revocable Trust acquired the house from Michael and Ashley Cope.

The residence previously was linked with an October 2011 mortgage of $829,500 held by U.S. Bank of Cincinnati.

The Copes assembled the property in two transactions with Chuck Hamilton Construction Inc., $425,000 in March 2000, and Mary Ann Tomlin, $190,000 in May 2001.

Sologne Residence

A 6,022-SF home in the Sologne Circle neighborhood of west Little Rock’s Chenal Valley development sold for $999,000.

The Richard & Maria Wirges Family Trust purchased the house from the Kerr Family Living Trust, led by Robert and Mary Kerr.

The deal is backed with a 15-year loan of $417,000 from Simmons First Bank of Russellville. The residence previously was tied to a September 2008 mortgage of $500,000 from Pulaski Bank & Trust of Little Rock.

The location was acquired for $200,000 in August 2002 from Joe E. Hughes Construction Co.

Country Club House

A 2,734-SF home in Little Rock’s Country Club Heights neighborhood changed hands in a $749,000 deal.

Susan and Michael Desselle bought the house from Melissa Graves. The deal is financed with a one-year loan of $749,000 from BancorpSouth Bank of Tupelo, Mississippi.

The residence previously was linked with April 2012 mortgages of $417,000 and $190,000 held by One Bank & Trust of Little Rock.

The property was purchased for $803,000 in April 2007 from Catherine and Gary Pursell.

Ridge Residence

A 3,687-SF home in The Ridge neighborhood of Little Rock rang up a $634,900 sale.

The Jane Boyd Prince Revocable Trust acquired the house from Sean and Mary Glancy.

The deal is funded with a 15-year loan of $190,000 from Simmons First National Bank of Pine Bluff.

The residence previously was tied to a January 2010 mortgage of $390,610 held by Wells Fargo Bank of Sioux Falls, South Dakota.

The Glancys bought the property for $600,000 in March 2007 from Lade Conlee and Jennifer Kensinger.

Heights Home

A 2,814-SF home in Little Rock’s Pulaski Heights neighborhood drew a $522,000 transaction.

James Hazlewood and Elizabeth Berry purchased the house from Tara and Lawrence DeJohn Jr. The deal is backed with a 30-year loan of $408,000 from U.S. Bank.

The residence previously was linked with an April 2012 mortgage of $400,000 from Fairway Independent Mortgage Corp. of Plano, Texas, and a February

2013 mortgage of $20,000 held by Metropolitan National Bank of Little Rock.

The DeJohns acquired the property for $500,000 more than two years ago from Daniel Cooper Jr. and his wife, Elisabeth.

National Linen Note

A 9,440-SF industrial project in south Little Rock is helping secure a $3.2 million funding agreement.

Bell & McCoy Cos. Inc., led by Joe Coursey IV, obtained the five-year loan from Comerica Bank of Dallas.

The corporation bought the 0.78-acre National Linen project at 6001 Murray St. from Maumelle Gardens Inc. for $225,000 in July 2007 and a 2.79-acre parcel for $33,000 in April 2009 from Brandon Kearney.

Maumelle Gardens was led by Richard Butler III, James Argue Jr., Michael Schaufele, Rett Tucker and Robert Tucker.

Bella Vista Refinance

The owner of a 200-unit apartment project in southwest Little Rock picked up a $3.1 million mortgage.

Bella Vista Apartments LLC, led by Donald Marshall Jr., got the five-year loan from One Bank & Trust.

The 17.5-acre Bella Vista Apartments development at 6510 Mabelvale Cutoff previously was tied to a December 2009 mortgage of $2.85 million held by the bank.

The former Oakwood Manor Apartments was purchased for $2.4 million after the property was recovered by Regions Bank, trustee for a $5.4 million bond issue through the Arkansas Development Finance Authority.

The previous owner was Mabelvale Affordable Housing Ltd. of Georgetown, Texas.
