An investor group bought an industrial warehouse in Rogers for $7.6 million on Aug. 31.
The buyer was Rogers 13th Street Properties LLC. The seller was RMS Warehouse 1315 LLC.
The 219,000-SF multi-tenant building at 1315 North 13th St. is fully leased and in a certified Opportunity Zone.
The federal Tax Cuts and Jobs Act of 2017 created Opportunity Zones as economic development and job creation tools for distressed communities. Governors of each state nominated low-income census tracts to become Opportunity Zones, certified by the U.S. Secretary of the Treasury through the Internal Revenue Service. Once an area is designated an Opportunity Zone, new investments in that community qualify for preferential tax treatment.
The property is also near the Walmart Home Office campus, Northwest Arkansas Community College, Mercy Hospital, and the future Water Tower Road expansion.
Other property features, along with the heated warehouse, include multiple loading docks, a sprinkler system, large parking lot/loading area and high-electrical capacity.
Tenants include Customized Distribution Services, L&W Supply and VSC Fire & Security Inc.
Isaac Smith of Colliers Arkansas represented the buyer. Matt Mozzoni and Marshall Saviers of Cushman Wakefield-Sage Partners represented the seller.
And Colliers will provide professional management services for the property.
