The deal is secured as part of a $54 million funding agreement with Arko Holdings Ltd. of Tel Aviv, Israel.
The 1-acre development previously helped secure an August 2014 mortgage of $60 million held by Wells Fargo Capital Finance LLC of New York.
E-Z Mart purchased the project for $740,000 in March 2005 from the ConocoPhillips Co. of Houston, Texas.

A Dunkin’ Donuts in west Little Rock tipped the scales at $1.27 million.
AKSHAR 5 LLC, led by Shailesh Vora, acquired the vacant 10721 Kanis Road project.
The seller is Kanis Estates LLC, led by Len Falcone.
The 0.51-acre development previously was tied to an April 2016 mortgage of $1.2 million held by Regions Bank of Birmingham, Alabama.
Kanis Estates bought the project for $1.3 million 26 months ago from Kanis & Shackleford Investments LLC, led by Stephen Whitwell.
Bank Land
Land for a future bank branch and more changed hands in a $900,000 transaction.
First Security Bank of Searcy purchased 12.5 acres at the southeast corner of Brockington Road and Indian Bay Drive from HDJ Realty LLC, led by Hal, David and Jed Matthews.
The Matthews family entered the ownership picture through its Metropolitan Trust Co. in April 1937, acquiring the land for delinquent property taxes as part of a $214 deal.
Office Buy
A 2,919-SF office building in the Heights area of Little Rock rang up a $515,000 sale.
Catta LLC, led by Chip Murphy, bought the 5615 Kavanaugh Blvd. project from William and Emily Robertson.
The Robertsons financed the sale with a 10-year loan of $500,000.
The couple purchased the 0.16-acre development after striking a $135,000 deal in January 1998 with Jane Jones.
Rural Spread
A 5,351-SF home in west Pulaski County weighed in at $1.2 million.
Randall and Cynthia Green acquired the 27.7-acre residential spread near Ferndale from the Martha Anne Ulmer Trust.
The deal is funded with a 30-year loan of $840,000 from IberiaBank of Lafayette, Louisiana.
The land was bought for $235,000 in September 1994 from James and Mary Sawyer.
Woodlands Purchase
A 5,089-SF home in west Little Rock’s Woodlands Edge neighborhood sold for $885,000.
Sarah and Peter Lindley purchased the house from Chenal Valley Construction Inc., led by James Miles.
The deal is backed with a 15-year loan of $795,615 from IberiaBank.
The residence previously was linked with a June 2017 mortgage of $640,000 held by BancorpSouth Bank of Tupelo, Mississippi.
