West Little Rock Taco Bell Site Sells for $2.2M (Real Deals)Lock Icon

The sale-leaseback of a fast-food project in west Little Rock weighed in at $2.29 million.

Boersma Austin LLC of Manteca, California, acquired the Taco Bell at 10611 Col. Glenn Road from K-Mac Enterprises Inc. of Fayetteville.

K-Mac purchased the 1.07-acre site for $969,000 in February from CGTR Lot 2 LLC, led by Leonard Boen.

CGTR bought the land in April 2021 as part of an $875,000 deal with CT BTS LLC, led by Scott McLain.

Millers Ridge Estates

A batch of home sites in Sherwood’s Millers Ridge Estates neighborhood tipped the scales at $1.04 million.

Oakdale Estates LLC, led by Austin Wiggins, purchased 21 lots from Deere Development LLC, led by Steve Deere.

The deal is backed with a $1.04 million loan from Centennial Bank of Conway.

The land was acquired in February 2006 as part of an $8.3 million transaction with Metropolitan Land Co., representing the heirs of Justin Matthews and his Metropolitan Trust.

Charter Acquisition

A 12,000-SF charter school in south Little Rock changed hands in a $650,000 deal.

6724 Interstate 30 Property Holdings LLC, led by Cale Block, bought the SIA Tech Charter High School.

The namesake address was sold by 6724 I-30 LLC, led by David Carpenter.

The deal is financed with a five-year loan of $588,755 from Little Rock’s Promise Funding & Capital Revocable Trust.

Carpenter and Chris and Samantha Tanner purchased the 1.98-acre development for $490,000 in September 2014.

The seller was Clifton Family LLLP, led by Norman Clifton.

Mini Transaction

A 31-unit mini-storage facility on the edge of North Little Rock rang up a $200,000 sale.

K&C Storage LLC of San Antonio acquired the 7900 U.S. 70 project from Matthew and Amanda Anderson.

The deal is funded with a five-year loan of $150,000 from Partners Bank of Helena-West Helena.

The Andersons bought the 0.77-acre development for $115,000 in August 2021 from Tommy Team LLC, led by Tommy Curtis.

Waterview Estates

A 5,253-SF home in west Pulaski County’s Waterview Estates neighborhood weighed in at $1.7 million.

The Neal-Graves Living Trust, led by Anthony and Lisa Neal-Graves, purchased the house.

The seller is Waterview Estates Phase VI & VII LLC, led by Rick Ferguson.

The deal is backed with a 30-year loan of $400,000 from Affinity Federal Credit Union of Basking Ridge, New Jersey.

The 1.72-acre site was acquired in January 2004 as part of a $2.4 million deal with Soterra LLC of Jackson, Mississippi, an affiliate of Greif Brothers Corp. of Delaware, Ohio.

Hillcrest House

A 3,696-SF home in the Hillcrest area of Little Rock sold for $925,000.

Graham and Rachel Talley bought the house from Ned and Victoria Garrett. The deal is financed with a 25-year loan of $740,000 from Regions Bank of Birmingham, Alabama.

The Garretts purchased the residence for $743,900 in March 2020 from Jack Welbourn.

Longlea Estates

A 4,873-SF home in west Little Rock’s Longlea Estates neighborhood is under new ownership after an $875,000 deal.

Nathan and Laura Hill acquired the house from the Barnett Family Revocable Living Trust, led by John and Heather Barnett.

The deal is funded with a 30-year loan of $700,000 from First Security Bank of Searcy.

The Barnetts bought the residence for $585,000 in January 2012 from Brent and Lea Ann Bumpers.

Falstone Court

A 3,620-SF home in west Little Rock’s Falstone Court drew an $849,000 transaction.

Matthew Gray purchased the house from Hartness Construction Co., led by Brenda Hartness.

The deal is backed with a 30-year loan of $679,200 from Central Bank of Little Rock.

Hartness Construction acquired the 0.31-acre site for $135,000 in September 2002 from Herr Building Group LLC, led by Mary Jane Herr.

Chenal Downs

A 5,663-SF home in the Chenal Downs neighborhood of west Pulaski County changed hands in a $770,000 deal.

Sentry Building Group LLC, led by Holly and Charles Funderburk II, bought the house from Gail Marek.

The deal is financed with a one-year loan of $654,500 from First Community Bank of Batesville.

The residence was purchased for $950,000 in July 2007 from Joe and Karen Carpenter.

Orle Purchase

Jillian George paid $1.56 million for a 5,827-SF home in west Little Rock’s Orle neighborhood sold by Home Sweet Home Inc., led by Rebecca Voth.

Home Sweet Home bought the 0.64-acre site for $189,000 in April 2022 from PotlatchDeltic Real Estate LLC.
