Westchase Plaza Visited By $4.8M Purchase (Real Deals)Lock Icon

A reshuffling of the ownership in a west Little Rock retail center generated a transaction valued at nearly $4.8 million.

Markham & Shackleford LLC, led by Leonard Hasson and Hank Kelley, purchased the 55,766-SF Westchase Plaza and Slim Chickens restaurant at 301 N. Shackleford Road.

The sellers were Westchase Investors LLC, led by John Flake, more than $4.4 million for a 93 percent stake; Kelley Family Annual Gift Trust, led by Hank Kelley; and Central Properties Inc., led by Flake, which received $169,008 each for 3.5 percent stakes.

The deal is financed with a 10-year loan of $2.6 million from Bear State Bank of Little Rock.

The 6.79-acre development previously was linked with a November 2006 mortgage of $5.2 million held by General Electric Capital Corp. of Norwalk, Connecticut.

The project was acquired for $4.2 million in May 1997 from Amstar/First Capital Joint Venture of Dallas.

Industrial Purchase
An 80,685-SF industrial facility in Little Rock weighed in at $1.1 million.

6200 Sears LLC, led by Drew Holbert, bought the Acadian Building Products project at 6200 Sears Drive. The seller is Dyke Industries Inc., led by Merritt Dyke.

The 6.07-acre property was purchased for $10,000 in November 1969 from Smith Reid-Welsh Co., led by R.L. Bilheimer.

Wash Transaction
A car wash in North Little Rock rang up a $345,000 sale.

Red Dog Management LLC, led by Jared and Jill Johnson, acquired the Typhoon Wash project at 10088 U.S. 165 E. from S&K Holdings Inc., led by Shannon Talbert and Kevin Crowder.

The deal is backed with a 20-year loan of $252,000 from BancorpSouth Bank of Tupelo, Mississippi.

The 1-acre development previously helped secure a July 2005 mortgage of $631,000 held by One Bank & Trust of Little Rock.

The location was bought for $80,000 in July 2005 from Larry and Renee Pettit.

Office-Warehouse Sale
A 5,000-SF office-warehouse in Alexander changed hands in a $225,000 transaction.

J. Bellerive Real Estate LLC, led by James Bellerive, purchased the 13401 E. First St. project. The seller is F&G Commercial LLC, led by Michael Fleharty and Willie Godwin.

The deal is funded with a $100,000 loan from Freedom Bank of Overland Park, Kansas.

The 0.46-acre development previously was tied to an April 2011 mortgage of $175,000 held by Centennial Bank of Conway.

The site was acquired for $7,000 in June 2006 from the Anna M. Cross Revocable Trust.

Commercial Land
A 1.02-acre commercial site in North Little Rock sold for $187,500. Troy Rhodes bought the property near the southwest corner of Counts Massie Road and Commerce Cove from Eugene Maris Jr. The property previously was linked with an August 2011 mortgage of $168,000 held by Centennial Bank.

Maris purchased the site for $165,000 in December 2016 from Trammel Estates LLC, led by Rick Ferguson.

Valley Falls Manor
A 6,302-SF manor in west Little Rock’s Valley Falls Estates neighborhood is under new ownership after a $900,000 transaction.

David Nguyen and Hyuna Lee acquired the home from Wells Fargo Bank of Sioux Falls, South Dakota.

The deal is financed with a 15-year loan of $424,100 from Bank of Little Rock Mortgage Corp.

The bank recovered the property from William and Judith McDaniel nine months ago at a $1.27 million foreclosure sale.

The McDaniels bought the house for $1.44 million in September 2008 from Douglas and Janice Sherman.

Bella Rosa Abode
A 4,556-SF home in west Little Rock’s Bella Rosa Estates neighborhood drew an $839,900 sale.

Robert Woller purchased the house from Lamay-O Inc., led by William Martin. The deal is backed with a 30-year loan of $534,000 from Arkansas Federal Credit Union of Jacksonville. The residence previously was tied to a December 2014 mortgage of $700,000 held by Community Bank of Louisiana in Mansfield.

The site was acquired for $163,000 in February 2013 from Steve and Missy Wortman.

Chenal Downs House
A 5,250-SF home in west Little Rock’s Chenal Downs neighborhood changed hands in a $755,000 transaction.

Jacqueline Caldwell bought the 5-acre spread from the HB 830 Revocable Trust, led by Susan Miller. The deal is funded with a 30-year loan of $678,745 from IberiaBank of Lafayette, Louisiana.

The property was purchased for $850,000 in July 2008 from Donald and Melba Marshall.

Hallen Court Home
A 4,270-SF home in the Hallen Court neighborhood of west Little Rock’s Chenal Valley development rang up a $701,200 sale.

The Flaherty Family Revocable Trust acquired the house from Stevens Commercial Contractors Inc., led by Jackie Stevens.

The deal is financed with a 30-year loan of $424,100 from One Bank & Trust. The residence previously was linked with a July 2016 mortgage of $542,200 held by First Security Bank of Searcy.

The site was bought for $126,000 in December 2015 from Deltic Timber Corp. of El Dorado.

PV Acquisition
A 4,292-SF home in west Little Rock’s Pleasant Valley neighborhood is under new ownership after a $675,000 transaction.

Ryan and Sharon Ainsworth purchased the house from Julia Watkins. The deal is backed with a 15-year loan of $540,000 from Wells Fargo Bank.

The residence previously was tied to a March 2017 mortgage of $580,000 held by BancorpSouth Bank.

The property was acquired for $382,000 in August 1997 from Robert and Vita Marie Debin.

Margeaux Place
A 5,633-SF home in the Margeaux Place neighborhood of west Little Rock’s Chenal Valley development sold for $594,000.

Mary Snider bought the house from Leland and Zandral Shepherd. The deal is funded with a 30-year loan of $417,000 from Primary Residential Mortgage Inc. of Salt Lake City.

The residence previously was linked with an October 2016 mortgage of $473,000 held by Arkansas Federal Credit Union.

The Shepherds purchased the property for $547,000 in February 2013 from Dwight and Teresa Stewart.

River Ridge Buy
A 4,251-SF home in Little Rock’s River Ridge neighborhood drew a $550,000 transaction.

David and Angela Perkinson acquired the house from Linda Butler and William Butler.

The deal is financed with a 30-year loan of $424,000 from IberiaBank.

The residence previously was tied to a September 2010 mortgage of $373,259 held by Metropolitan National Bank of Little Rock.

The property was bought for $405,000 in September 2000 from Jerry and Linda Wardlaw.

Lamarche Residence
A 5,823-SF home in the Lamarche Place neighborhood of west Little Rock’s Chenal Valley development rang up a $540,000 sale.

Vivek and Akshaya Jagadale purchased the house from Sharon Meador and Stephen Giles.

The deal is backed with a 15-year loan of $424,100 from Eagle Bank & Trust of Little Rock. The residence previously was linked with an October 2015 mortgage of $411,683 held by Carroll Mortgage Group Inc. of Little Rock.

The property was acquired for $610,000 in January 2005 from Charles and Sheila Somers.
