WestRidge Place Sells for $15 Million (Real Deals)Lock Icon

A 224-unit apartment project in west Little Rock tipped the scales at $15 million.

Rock Creek Housing LLC, an affiliate of Moline Management in Springfield, Missouri, purchased WestRidge Place Apartments at 420 Napa Valley Drive. The seller is Bristol Park Apartments Ltd., an affiliate of April Housing in Los Angeles.

The deal is funded with a $12 million loan from Old Missouri Bank of Springfield, Missouri.

Bristol Park bought the 16.3-acre site for $694,000 in September 1997 from the Hall Phillips Trust, led by A. Dan Phillips.

Crestview Apartments

A 63-unit apartment complex in Jacksonville weighed in at $3.68 million.

63 Doors LLC of Saint James, New York, acquired Crestview Apartments at 200 Crestview St. from Gray Family Management Trust, led by Bart Gray Jr. and Thad Gray.

The deal is financed with a three-year loan of $2.9 million from Southern Bank of Poplar Bluff, Missouri.

The 3.81-acre property was assembled as part of deals with the Pulaski County School District, $28,500 in April 1961; and Leon and Sally Catlett, $4,500 in August 1962.

Park Place

A 27-unit apartment complex in downtown Little Rock changed hands in a $2.25 million deal.

Boynerian LLC, led by Arek, Arpi and Avedis Boynerian, bought Park Place Apartments at 920 Commerce St. The seller is Mac Park Place LLC, led by Joshua and Jennifer Malone.

The deal is backed with a 20-year loan of $2.2 million from First Service Bank of Greenbrier.

Mac Park Place acquired the 0.56-acre development for $850,000 in May 2018 from Artist Place LLC, led by Janet Dillon, Tim Heiple and Fred Gray.

Office-Warehouse Sale I

A 13,386-SF office-warehouse in North Little Rock sold for $1.39 million.

CPG Holiday LLC of Dallas purchased the 7810 Industry Drive project from MIDA Group II LLC, an affiliate of K Barger Realty in St. Petersburg, Florida.

The deal is funded with a five-year loan of $878,222 from Security Bank of Kansas City, Kansas.

MIDA Group II bought the 1.04-acre development for $1 million in January 2022 from Five Aces LLC, led by Anthony Brooks. 

Auto Credit Buy

A 5,000-SF office-service garage in Sherwood drew a $900,000 transaction.

GMG Real Estate LLC, led by Roger Smart Jr., acquired the Auto Credit Express project at 8000 Landers Road. The seller is Broadway Bob’s Inc., led by Bobby Eubanks. 

The corporation purchased the 1.75-acre development for $575,000 in April 2004 from the Shirley B. Crawford Living Trust.

Office-Warehouse Sale II

An 18,000-SF office-warehouse in Little Rock rang up a $600,000 sale.

KanasC2 LLC of Pawleys Island, South Carolina, bought Ninos Trading Co. at 7623 Enmar Drive from RDG Exchange Holdings LLC, led by Richard Gray.

The 2.17-acre development was acquired for $430,000 in January 2006 from Rubber & Gasket Co. of America Inc., led by James McGhee.

Pawn Purchase

A 5,000-SF pawnshop in Sherwood is under new ownership after a $499,500 transaction.

Tru Properties LLC, led by Alex Merayo, purchased Watson’s Pawn & Jewelry at 8700 Warden Road from the Donna Dean Watson Revocable Trust and the Corren Harvey Watson Revocable Trust.

The deal is financed with a 42-month loan of $449,550 from Gateway Bank of Rison.

The 1.34-acre development was bought for $245,000 in June 1994 from Charles and Diana Martin.

Fourplex Acquisition

A west Little Rock fourplex changed hands in a $330,000 deal.

Dustin Lawrence and Komal Mehra acquired the 11200 Mara Lynn Road project from JDS LAL Investments LLC, led by Joyti Lal.

The deal is backed with a 30-year loan of $341,880 from USAA Federal Savings Bank of San Antonio.

The 0.26-acre development was purchased for $280,000 in October 2018 from Square Deal Builders LLC, led by Marvin Itzkowitz.

Outdoor Development

A 4.78-acre commercial parcel in Jacksonville sold for $275,000.

Glenwood Outdoor Development Group LLC of Mesa, Arizona, bought the trailer park property at 2000 Hwy. 161S from PhuHai Investment Corp. 

The Canadian corporation provided a $195,000 mortgage to fund the deal.

PhuHai Investment recovered the land from Highway 161 South MHP LLC of Winnipeg City, Manitoba, at a May 2020 foreclosure sale. The limited liability company defaulted on an April 2016 mortgage of $115,000 held by PhuHai.

Laura Pie Property

A 2.79-acre commercial parcel in west Pulaski County drew a $200,000 transaction.

Laura Pie LLC, led by Laura Medders, purchased the two-bay storage garage at 2401 Beauchamp Road from Charles Knoedl.

Knoedl acquired the property for $145,000 in February 2008 from Michael Hintergardt.

Transport Transaction

A 2,480-SF repair shop in the Mabelvale area of south Little Rock rang up a $160,000 sale. S&S Transport LLC, led by Anthony Smith, bought the Bill Brown Diesel Service facility at 10401 Mann Road from Billy Brown.

The deal is financed with a five-year loan of $150,400 from Arkansas Federal Credit Union of Little Rock.

The 1.02-acre property was assembled in two deals with Marion and Mary Young, $45,000 in August 1991; and Delma and John Cotner, $25,000 in June 1999.

Hallen Court

A 5,325-SF house in west Little Rock’s Hallen Court neighborhood tipped the scales at $1.49 million.

John and Stacey Knoernschild acquired the house from Rector Phillips Morse Inc., led by Kris Upton.

The deal is backed with a 20-year loan of $1.4 million from First Community Bank of Batesville.

Rector Phillips Morse bought the site in May 2020 as part of a $582,000 deal with PotlatchDeltic Real Estate LLC.

Deauville Place

A 5,014-SF home in west Little Rock’s Deauville Place neighborhood weighed in at $1.05 million.

Christina and Freddie Brewster purchased the house from the Abu-Nasrah Living Trust, led by Abdul Abunasrah.

The deal is funded with a 30-year loan of $945,000 from All Credit Considered Mortgage Inc. of Rockville, Maryland.

The site was acquired for $117,000 in June 2006 from Deltic Timber Corp. of El Dorado.
