Virani Properties LLC, led by Ameen Virani, bought the former Old Chicago Pizza site at 4305 Warden Road. The seller is Warden Road Properties LLC, led by J.D. Ashley Jr.
The deal is financed with a three-year loan of $1.6 million from First Community Bank of Batesville.
The land was acquired for $1.1 million in a May 1994 deal with the Crestwood Co., led by James P. Matthews.
Hilltop Inn
A 76-room motel in North Little Rock is under new ownership after a $1.81 million transaction.
The Dels Inc., led by Mark Bertel Jr., purchased the Hilltop Inn at 3100 Main St. The seller is SNK Hotel LLC, led by Kivance, Sagarkumar and Sanjay Patel.
The property is helping secure a one-year funding agreement of $35 million with First Security Bank of Searcy.
SNK Hotel bought the 1.3-acre development for $1.5 million in August 2021 from Sohum LLC, led by Bhupendra Patel.
Estates Sale
Sixteen residential lots in west Little Rock sold for $1.65 million.
Convergent Homes LLC, led by Rajesh Chokhani and Yogesh Asudani, acquired the homesites in the Carter Creek Cove Estates neighborhood. The seller is The Struggle Is Real LLC, led by Casey Ingram and Eugene Lee Maris Jr.
The deal is backed with a two-year loan of $1.3 million from First Arkansas Bank & Trust in Jacksonville.
The Struggle Is Real purchased the land for $750,000 in August 2022 from Westrock Co., led by Jon Teague.

The deal is financed with a five-year loan of $570,000 from Arvest Bank of Fayetteville.
Soma Storefronts acquired the parking lot in April 2019 as part of a $1.7 million deal with Albatross LLC, led by Lisa McNeir.

LQ Properties LLC, led by Ladeana and Lawrence Quesnel, purchased the Insultech project at 9720 Interstate 30 from Mark Riable Ltd.
The deal is funded with a five-year loan of $450,000 from First Horizon Bank of Memphis.
The 7.41-acre property was assembled in deals with Robert Vowell, $40,000 in October 1998, and Little Rock’s Metropolitan National Bank, $73,000 in May 2010.
