Bitter Creek Land Co. LLC of Watford City, North Dakota, bought the Whataburger at 1815 N. First St. from WBJAXAR LLC, led by Rick Wilson.
WBJAXAR acquired the former Hardee’s for $2 million in August 2024 from We’ll Call It 85 LLC of Miami.
We’ll Call it 85 purchased the 0.74-acre development for $1.2 million in April 2022 from S&D Real Estate LLC, led by Liang Lin.
Parcel Purchase
A 20.1-acre tract near the edge of west Little Rock weighed in at $1.7 million.
Pladcock LLC, led by Scott Hurley, acquired the property on the west side of Kanis Road between Baker Elementary and Panther Branch Drive. The seller is Rowan Development LLC, led by Jacob Chi.
Rowan Development assembled the land in two deals totaling $825,000. The sellers were Rayville LLC, led by Earl Peeples; and Malmstrom Family Ltd. Co., led by Patrick and Peggy Malmstrom, $625,000 in May 2015; and the J. Rosell Investments Inc. Profit Sharing Trust, $200,000 in August 2015.
Crash Acquisition
A 6,515-SF auto body repair project in Sherwood changed hands in a $1 million deal.
FRC Crash NLR LLC, an affiliate of Four Rivers Capital in Dallas, bought the Service King at 7100 Landers Road from Christian Community Development Corp. of Memphis.
The deal is financed with a $700,000 loan from Enterprise Bank & Trust of Clayton, Missouri. The 0.55-acre site was acquired for $105,000 in October 1994 from Doug and Sheree Meyer.
Aldi Addition
A 2.54-acre grocery development in Sherwood is in motion after an $875,000 transaction.
Aldi Inc. of Batavia, Illinois, purchased the property at the southwest corner of Highway 107 and Maryland Avenue from Sylvan Hills Church of Christ Inc.
The church assembled the property as part of deals with Marvin and Lois Corpier, $11,500 in April 1964; Ersel and Lois Belyen, $22,500 in March 1966; and Will and Hazel Pierce, $75,000 in October 1979.
Warehouse Buy
A 77,128-SF warehouse in Little Rock sold for $500,000.
WFD Investments LLC, led by the Walter & Laura Davis Revocable Trust, acquired the American Freight project at 9908 Interstate 30. The seller is HCB LLLP, led by Mary Browne Allen.
The 5.42-acre property was assembled in transactions with Wilbur and Joyce McMinn, $47,000 in December 1992; and W.C. McMinn Co., led by Ben McMinn, $100,000 in May 1995.
Belle Pointe
A 3,201-SF home in west Little Rock’s Belle Pointe neighborhood drew a $765,000 transaction.
James Ashburn and Melinda Patterson bought the house from Mark Steenhoek. The deal is funded with a 30-year loan of $726,750 from Arvest Bank of Fayetteville.
Steenhoek acquired the residence for $450,000 in October 2020 from the Elenora Wenzel Revocable Trust.
Residential Recycle
A 3,781-SF home 2 miles northeast of the Alexander community in south Pulaski County rang up a $750,000 sale.
K&S Homes Inc., led by Kevin Steed, purchased the property from Southern Bancorp Bank of Arkadelphia. The deal is backed with a one-year loan of $600,000 from Malvern National Bank.
Southern Bancorp recovered the 17.29-acre residential spread in May 2024 from Keith and Diane Everett in an $845,498 foreclosure sale.

A 4,218-SF home in west Little Rock’s Corlay Court neighborhood is under new ownership after a $715,000 deal.Leon Chocron and Adriana Pirela acquired the house from Neill and Beverly Ruthven.
The deal is financed with a 30-year loan of $100,000 from Rocket Mortgage LLC of Detroit.
The Ruthvens purchased the residence for $600,000 in April 2023 from KellCo Custom Homes LLC, led by Tracie Kelley.

Philip and Alondra Propes bought the house from Big Ego Properties LLC, led by LaTwan and Renetta Cheathem.
The deal is funded with a 30-year loan of $564,000 from First Horizon Bank of Memphis.
Big Ego acquired the 0.31-acre site for $50,000 in September 2023 from John and Sarah Vance.
West Pulaski County
The Jason Beck Revocable Trust paid the Forrest & Monica Glover Revocable Trust $1.1 million for a 5,094-SF home in west Pulaski County.
The Glovers purchased the 15.88-acre property for $355,000 in August 2007 from Beck Investments LLC, led by Barry and Jason Beck.
