Whisperwood Sale Registers at $3.7M (Real Deals)

A 96-unit apartment project in southwest Little Rock tipped the scales at $3.7 million.

Iris Whisperwood LLC of New Orleans acquired Whisperwood Apartments at 8309 and 8419 Baseline Road from Marshall Property Management LLC, led by Melba Marshall.

The seller provided a five-year mortgage of $2.2 million to fund the deal.

Marshall Property Management bought the 4.84-acre development for $1.6 million in April 2002 from Richdale Development Group LLC, led by Keith Richardson, and Tisdale Properties & Development LLC, led by Tracy Tisdale.

Credit Union Sale

A 14,085-SF former computer center in Jacksonville weighed in at $2.3 million.

Sig Sauer Real Estate Inc. of Newington, New Hampshire, purchased the 1701 General Samuels Road project from Arkansas Federal Credit Union.

The credit union acquired the 3.34-acre site in August 1986 as part of a $275,000 deal with Main Gate Plaza, led by Ben Rice, Robert Batton, Mackie Pierce, Dr. George McCrary, Dr. Dale Calhoon, Dr. Richard Hayes, M.A. Abdin, Bart Gray Jr. and Thad Gray.

Branch Buy

A 3,990-SF bank branch in west Little Rock drew a $1.22 million transaction.

Cadence Bank of Tupelo, Mississippi, sold its 2201 N. Rodney Parham Road office to WYDWH LLC, led by Michael Bennett.

The deal is financed with a five-year loan of $978,000 from Central Bank of Little Rock.

Little Rock’s Pinnacle Bank, a Cadence predecessor, assembled the 0.82-acre site in two August 2000 deals with Robert Gladden, $125,000; and Pleasant Valley Inc., led by the Winthrop Rockefeller Charitable Trust, $12,000.

Abington Court

A 4,562-SF home in west Little Rock’s Abington Court neighborhood changed hands in a $1.1 million deal.

Daniel and Natalie Hobbs acquired the house from MJ Innovative Builders Corp., led by Jamal Solaimanian.

The deal is backed with a 15-year loan of $625,000 from Rocket Mortgage LLC of Detroit.

MJ Innovative Builders bought the quarter-acre site for $136,000 in January 2023 from PotlatchDeltic Real Estate LLC.

Cammack Village

A 4,890-SF home in the Cammack Woods neighborhood sold for $995,000.

Phillip and Anna Rojas purchased the house from 2410 Pike Ave. LLC, led by Joey Stoll and James “Bubba” Wood.

The deal is funded with a 30-year loan of $766,550 from Community Mortgage Corp. of Cordova, Tennessee.

The tear-down property was acquired for $240,000 in March 2022 from Maxwell Compton.

Deauville Place

A 5,152-SF home in west Little Rock’s Deauville Place neighborhood is under new ownership after an $899,900 deal.

Paul and Meagan Inclan bought the house from Sarah Jenkins.

The deal is financed with a 30-year loan of $899,900 from First Horizon Bank of Memphis.

Jenkins purchased the residence for $749,000 in March 2021 from Linda Crawford.

Waterview Meadows

A 3,464-SF house in west Pulaski County’s Waterview Meadows neighborhood rang up a $740,000 sale.

Mark and Tina Grif­fith acquired the house from Richard and Theresa Weiland.

The deal is backed with a 30-year loan of $365,000 from Bank of Little Rock Mortgage Corp.

The Weilands bought the residence for $610,000 in October 2020 from Christopher and Jacqueline Highsmith.

River Ridge Manor

A 2,432-SF home in Little Rock’s River Ridge Manor neighborhood drew a $708,000 transaction.

Sara and Kevin Shalin purchased the house from the Ward Living Trust, led by Ward and Kathleen Hillegas. The deal is funded with a 30-year loan of $672,600 from Regions Bank of Birmingham, Alabama.

The Hillegas family acquired the residence for $425,000 in May 2019 from Marty and Cary Smith.

Copper Run

A 3,035-SF home in west Little Rock’s Copper Run neighborhood changed hands in a $668,080 deal.

Anup Kumar and Sruthi Vellanki bought the house from Graham Smith Construction LLC.

The deal is financed with a 15-year loan of $527,824 from Bank of Little Rock Mortgage.

The 0.24-acre site was purchased in December 2017 as part of an 85-acre, $2.2 million deal with Glenda C. Pehrson Family Ltd.
