Wind Turbine Property Tops $9.5M Mark (Real Deals)Lock Icon

The sale of a 237,383-SF former wind turbine complex at the Little Rock Port Industrial Park tipped the scales at $9.52 million.

8000 Frazier Pike Holdings LLC, led by Jeb Joyce, bought its namesake address from LM Wind Power Blades (USA) Inc. of Schenectady, New York.

The deal is backed with a five-year loan of $8 million from First National Bank of Paragould.

The 135-acre property was gifted in August 2007 to the wind turbine manufacturer by the city of Little Rock in exchange for industrial development.

Amazon Land

The site for an Amazon fulfillment center on the eastern edge of North Little Rock was assembled in two deals totaling $2.74 million.

AZ Little Rock AR Landlord LLC, an affiliate of SunTrust Equity Funding of Atlanta, purchased the land near the northeast corner of U.S. 70 and Hwy. 391.

The sellers are Tulip Farms Inc., led by Jimmy Winemiller, 97.17 acres for $1.73 million; and TRL Properties LLC, led by Todd Havens, Richard Vassar and Richard L. Vassar Jr., 12.95 acres for $1 million.

Tulip Farms acquired its acreage for $1 million in December 2011 as part of a 400-acre-plus deal with Little Rock’s Bank of the Ozarks (now Bank OZK).

TRL bought its property for $450,000 in August 2012 from the Valentine Trust, representing the heirs of Margaret Valentine.

Fairview Purchase

A 12-unit apartment complex in downtown Little Rock rang up a $640,000 sale.

Fairview Properties LLC, led by Shea and Evan Mathews, acquired the 222 W. 23rd St. project from United Properties Management Inc., led by Gregory Mays.

The deal is funded with a seven-year loan of $544,000 from Encore Bank of Little Rock.

The 0.42-acre development was purchased for $285,000 in August 2009 from 2610 Acres LLC, led by Rick Ferguson.

Crain Exit

Ownership of a 3.27-acre parcel in west Little Rock was pared down in a $275,000 transaction.

Crain Investments Ltd., led by Larry Crain Sr., sold its stake in the land at the southeast corner of Cantrell Road and Star Lane.

The buyers are Haybar Properties LLC, led by Bryan Hosto, and Mid Corp Investments LLC, led by Larry Middleton.

The property was acquired in July 2005 from the estate of Pearl Lee Harrod for $747,480.

Church Acquisition

A 5,280-SF Masonic lodge in southwest Little Rock changed hands in a $225,000 deal.

New Nation International Church purchased the 8400 Pin Oak Drive project from Albert Pike Lodge No. 714 F&AM.

The deal is financed with a five-year loan of $150,000 from First Security Bank of Searcy and a seven-year mortgage of $60,000 carried by the Free & Accepted Masonry lodge.

The two-acre development was bought for $93,000 in November 1995 from the Southwest Congregation of Jehovah’s Witnesses.

Quapaw House

A 9,426-SF home in Little Rock’s Quapaw Quarter neighborhood sold for $835,000.

Stephen and Martha Bakos acquired the house from Little Rock Historic Properties LLC, led by Mark Brown and Jill Judy.

The deal is backed with a 30-year loan of $510,400 from Gateway Mortgage Group of Jenks, Oklahoma.

The residence was purchased for $400,000 in May 2016 from One Bank & Trust of Little Rock.

Pinnacle Valley Abode

A 5,574-SF home in the Pinnacle Valley neighborhood of west Pulaski County drew a $765,000 transaction HNR Revocable Trust, led by Ruth Whitney, bought the house from Waterview Estates Phase III LLC, led by Rick Ferguson.

The deal is funded with a 30-year loan of $465,000 from Arvest Bank of Fayetteville.

The residence was acquired for $795,000 in April 2020 from Lee and Kristin Maris.

Edge of Little Rock

A 3,569-SF home near Joe T. Robinson Elementary in west Pulaski County is under new ownership after a $750,000 deal.

Michael and Jessica Rose purchased the residence from the June Swink Trust.

The deal is financed with a 27-year loan of $750,000 from Regions Bank of Birmingham, Alabama.

The 2.46-acre site was bought for $80,000 in June 2003 from Lasater Family Ltd., led by David Lasater.

Falstone Court

A 4,154-SF home in west Little Rock’s Falstone Court neighborhood rang up a $726,000 sale.

Neelakanta Dadi and Swetha Boddeda acquired the house from MJ Innovative Builders Corp., led by Jamal Solaimanian.

The deal is backed with a 30-year loan of $734,346 from Arvest Bank.

The location was purchased for $98,000 in September 2019 from Pot-latchDeltic Real Estate LLC, an affiliate of PotlatchDeltic of Spokane, Washing-ton.

Leawood Place

A 3,453-SF home in Little Rock’s Leawood Place neighborhood changed hands in a $549,900 deal.

Raleigh and Kayla Mohr bought the house from the Ray & Pam Wilson Revocable Trust.

The deal is funded with a 30-year loan of $552,800 from Arvest Bank.

The Wilsons acquired the 5.16-acre site in August 1999 as part of a $95,000 deal with M.R. and Christine Godwin.

Foxcroft Residence

A 3,742-SF home in Little Rock’s Foxcroft neighborhood sold for $501,000.

Mitchell Jenkins and Allison Oswalt purchased the house from Four Gables Construction LLC, led by Cara Lafferty.

The deal is financed with a 30-year loan of $475,950 from First Horizon Bank of Memphis.

Four Gables bought the property for $270,000 in September 2015 from How-ard Hardin and Selma Metzger.
