LIL Holdings LLC, an affiliate of Skogman Realty Group of Cedar Rapids, Iowa, bought the Colonel Glenn Business Center at 10303 Col. Glenn Road. The sellers are Colonel Glenn Business Center LLC and Colonel Glenn Storage Center LLC, led by Russell and Tammye Hall.
The deal is funded with a 10-year loan of $4.5 million from Barclays Capital Real Estate Inc. of New York.
The 3.17-acre development previously was linked with a December 2016 mortgage of $4 million held by First Security Bank of Searcy.
The property was purchased for $5 million more than two years ago from 10303 Colonel Glenn LLC, led by Dennis Stearns.
Otter Creek Buy
Neighboring commercial projects in southwest Little Rock weighed in at $2.2 million.
Gateway Office LLC, led by Isaac Smith, and 16600 CP Properties LLC, led by Kevin Huchingson, acquired the 38,411-SF Otter Creek Business Park at 11701 Interstate 30 in a 76.6-23.4 ownership split.
The deal included a 2,280-SF Exxon convenience store and adjoining 4,324-SF retail project at 11520 Mabelvale West Road.
The seller is Alley Development Company-Otter Creek Office Park, led by Haitham Alley. The deal is financed with a 10-year loan of $1.3 million from Armor Bank of Forrest City.
The 5.72-acre development previous-ly helped secure a January 2012 mortgage of $1.6 million held by Simmons Bank of Pine Bluff.
The land was bought in two October 1991 deals of $305,000 and $125,000 with Otter Creek Park Co., an affiliate of Marathon U.S. Realties Inc. of Chicago.
Eubanks Building
A 15,988-SF law office building in downtown Little Rock changed hands in a $1 million deal.
GH Properties LLC, led by Don Henderson and Robert Thornton, purchased the 708 W. Second St. project from Gary Eubanks.
The transaction is backed with a 20-year loan of $960,000 from Eubanks.
The 0.69-acre development was ac-quired for $50,000 in March 1982 from Standard Abstract & Title Co., led by Gerald Cathey.
The deal included the assumption of two mortgages held by Southern Farm Life Insurance Co. of Jackson, Mississippi, $525,000 in September 1974, and Kenneth and Sue Jones, $180,000 in July 1979.

A 14-unit apartment project in downtown Little Rock rang up a $625,000 sale.
Fason Properties LLC, led by Brian Fason, bought the Courtyard Apartments at 900 W. Third St. The seller is the Traylor Children’s Trust, led by Daniel and David Traylor and Leta Traylor Fawcett. The deal is funded with a five-year loan of $595,000 from HNB Bank of Helena-West Helena.
The 0.32-acre development was purchased for $120,000 in April 1980 from the Arkansas Diocese of the Protestant Episcopal Church.
Tri-Rental Property
A three-unit apartment building in downtown Little Rock drew a $205,000 transaction.
Bloom Management Inc., led by Melba Marshall, acquired the 1315 Scott St. project from Marion’s First Community Bank of Eastern Arkansas.
The deal is financed with a five-year loan of $164,000 from the bank. First Community entered the ownership picture in September 2018.
The bank recovered the 0.24-acre development from Ron Lazenby’s RWL Investments LLC as part of a $1.1 million foreclosure sale. The property once helped secure a February 2016 mortgage of $1.9 million held by First Community.
Warehouse Transaction
A 10,890-SF warehouse in North Little Rock sold for $200,000.
2410 Pike Avenue LLC, led by Joey Stoll and Bubba Wood, purchased its namesake address from 59 Properties LLC, led by Larry Breeden.
The deal is backed with a five-year loan of $250,000 from Stone Bank of Mountain View.
59 Properties acquired the 0.64-acre development for $200,000 in August 2013 from Tri-State Enterprises Inc., led by Martha Frits.
