WLR Courtyard by Marriott Visited By $7.3M Sale (Real Deals)

The Courtyard by Marriott at 10900 Financial Centre Parkway in west Little Rock.

A 149-room hotel in west Little Rock tipped the scales at $7.3 million.

Skyline CM Portfolio LLC, an affiliate of Toronto’s Skyline Investments, bought the Courtyard by Marriott at 10900 Financial Centre Parkway. The sellers are two Dallas limited partnerships: C2 Land Ltd. and CBM Two Hotels Ltd.

The deal is linked with a $103 million funding agreement through Deutsche Bank AG of Frankfurt.

The 4.19-acre development previously helped secure a March 2015 mortgage of $670 million held by German American Capital Corp. of New York.

The site was acquired for nearly $2.3 million in December 2005 from Essex House Condominium Corp. of Bethesda, Maryland.

Lumber One
A Lumber One Home Center redevelopment in west Little Rock is in motion after a $4.6 million transaction.

Timmons Property Management LLC, an affiliate owned by Lumber One owner John Morton, purchased the 107,476-SF iHeart Media Metroplex at 10800 Col. Glenn Road. The seller is iHeart + Entertainment Inc. of San Antonio.

The 10.36-acre former Super Saver development was bought for $2.4 million in January 1999 from Wal-Mart Stores Inc. of Bentonville.

Trinity Transaction
The sale of a 156-unit apartment complex in Little Rock weighed in at $3.6 million.

Republic Trinity Village Ltd., an affiliate of Toronto’s Republic Funds, acquired the Trinity Village project at 1600 John Barrow Road. The seller is N-Vest LLC, led by Carson Harris.

The 9.98-acre development was tied to a July 2017 mortgage of $2.2 million held by Simmons Bank of Pine Bluff.

N-Vest purchased the property for $2.1 million in March 2013 from Woodbridge/Pulaski Ltd. of Monroe, Louisiana.

Cypress Bend Buy
Undeveloped land in west Little Rock changed hands in a $1.6 million transaction.

Cypress Bend Properties LLC, led by Randy Alberius, bought 26.86 acres near the northwest corner of Kanis Road and Rahling Road.

The sellers are the estate of Ann B. Fulk, $533,000; Lynda Bass Gaiser, Norman Gaiser, James Bass Jr., Bonnie Bass and Patricia Bass, $533,000; Logan Bass, Walker Bass, and Robert and Deborah Bass, $178,000 each.

The deal is financed with a two-month loan of $1.6 million from Malvern National Bank.

The Bass family has owned the land since striking a $1,000 deal in December 1940 with Otis and Mirtle Page.

Watershed Purchase
An undeveloped 240-acre tract in west Pulaski County rang up a $960,000 sale.

Central Arkansas Water purchased the land in the Reece Creek watershed north of Lake Maumelle from USAble Life of Little Rock.

The insurance company bought the property a half-mile southeast of the Wye community for $775,000 in July 2013 from Richard Gifford.

McFadden Sale
Redevelopment of a 15,267-SF building in downtown Little Rock for a new police headquarters is trailing a $956,000 deal.

The city of Little Rock acquired the McFadden Building at 615 W. Markham St. from Gene and Linda Pfeifer.

The 0.42-acre development previously was linked with a June 2002 mortgage of $600,000 held by BancorpSouth Bank of Tupelo, Mississippi.

The property was purchased for $800,000 in July 2002 from the United Way of Pulaski County Inc.

Kolp Acquisition
A commercial tract in west Little Rock drew a $660,000 transaction.

Kolp Irrevocable Trust, led by Danielle Litaker-Nall, bought 14.23 acres on the west side of Old Shackleford Road between 36th Street and Shackleford Road.

The sellers are the Marion Young Revocable Trust and the Mary K. Young Revocable Trust.

The Youngs assembled the property as part of May 1969 deals of unrecorded value with John McCleary Jr. and his wife, Marcheta, and Marshal and Dora James.

Lake View Land
Former country club land in Little Rock is under new ownership after a $357,500 deal.

Ice 238 LLC and Clifton Family LLLP, both led by Norman Clifton, purchased 104.3 acres at 8500 Coulter Lake Road. The seller is Lake View Country Club Inc., led by Dennis Parker.

The country club bought the property in November 1993 as part of a $675,000 deal with the bankruptcy estate of Dillon Construction Co.

Rural Manor
A 10,032-SF manor in west Pulaski County tipped the scales at $1.75 million.

The Kristy D. Spann Revocable Trust acquired the 10.5-acre spread from Mark and Karla Gibbs.

The property was purchased for $325,000 in November 2000 from Tolson Investments Inc., led by T.J. Tolson.

PV Residence
A 5,760-SF home in west Little Rock’s Pleasant Valley neighborhood sold for $750,000.

David and Amanda Connell bought the house from John and Allison Waldo. The deal is funded with a 30-year loan of $600,000 from Bank of Little Rock Mortgage Corp.

The residence previously was tied to a May 2016 mortgage of $408,000 held by One Bank & Trust of Little Rock.

The Waldos acquired the property for $752,000 in January 2014 from Marc and Angela Tankel.

Sologne Abode
A 4,743-SF home in the Sologne Circle neighborhood of west Little Rock’s Chenal Valley development changed hands in a $700,000 deal.

Patrick Kircher purchased the house from Rodney and Michelle Damon. The deal is backed with a six-year loan of $630,000 from Relyance Bank of Pine Bluff.

The Damons bought the property for $710,000 in May 2003 from Robert and Jill Porto.

Bettswood House
A 4,121-SF home in Little Rock’s Bettswood neighborhood rang up a $680,000 sale.

Robert and Jeannie Guthrie acquired the house from JVRC LLC, led by Jett Ricks. The residence previously was linked with a December 2016 mortgage of $505,200 held by BancorpSouth Bank.

JVRC purchased the property for $400,000 in December 2016 from Deborah Coates.

Bretagne Home
A 4,709-SF home in the Bretagne Circle neighborhood of west Little Rock’s Chenal Valley development drew a $590,000 transaction.

James and Azida Walker bought the house from George and Linda Gleason.

The deal is financed with a 30-year loan of $424,400 from Simmons Bank. The property was acquired for $665,000 in June 2004 from Kevin and Aileen Zaffaroni.

Rural Residence
A 3,335-SF home in west Pulaski County’s Marion Acres neighborhood is under new ownership after a $569,000 deal.

Ethan and Lauren McCullar purchased the house from Brian and Nicole Willis. The deal is funded with a 30-year loan of $582,400 from Arvest Bank of Fayetteville.

The Willis family bought the site for $120,000 in May 2009 from Keith Gillen.

Cammack Dwelling
A 3,250-SF home in Cammack Village sold for $529,900.

Edward and Leah Harding acquired the house from Jeff Fuller Homes LLC. The deal is backed with a one-year loan of $449,900 from First Security Bank of Searcy.

The residence previously was tied to a March 2017 construction loan of $450,000 held by Conway’s Centennial Bank. The property was purchased for $155,000 11 months ago from Leslie Waite.
