Have you heard about a competitive tiff between west Little Rock developers?
An improvement district formed in connection with a nearly 80-acre project dubbed Bear Den Estates is jostling with PotlatchDeltic Real Estate LLC.
The two are wrangling over a sliver of land near the northwest corner of Chenal Valley Drive and Gordon Road.
The Bear Den Estates group tried unsuccessfully to buy the property for $3,000 from PotlatchDeltic to access a sewer line to support its planned low-impact development of the wooded acreage on the south slope of Bear Den Mountain.
Now the group is attempting to force a sale through eminent domain, a move that PotlatchDeltic is resisting.
The improvement district is led by a trio from the Little Rock office of Colliers International: Bradford Gaines, Kevin Huchingson and Drew Holbert.
You might recall that PotlatchDeltic took over as the owner of residential and commercial land in Chenal Valley in 2018 after the $1.2 billion acquisition of El Dorado’s Deltic Timber Corp. by Potlatch Corp. of Spokane, Washington.
Back in April, the future home of Bear Den Estates was annexed into Little Rock at the request of its owner, Shinall Mountain Real Estate Trust, led by Jane Pouzar Terrell.
