West Little Rock Duplex Portfolio Sells for $7.7M (Real Deals)

A portfolio of 32 duplexes in west Little Rock tipped the scales at $7.7 million.

CF KL Assets 2019-2 LLC, an affiliate of New York’s Fortress Investment Group, purchased the properties mostly scattered along Perry, Wilson and 20th streets.

The seller is Kanis Realty LLC, led by Jian Fei Lin and An Wei Feng.

Kanis Realty acquired the properties for $7.7 million in November 2020 from Nichols & Dimes LLC, led by Roger Coburn Jr. and Jonathan Coburn; and Perry’s Pennies LLC, led by Roger Coburn Jr.

Equipment Property

H&E Equipment Services Inc. of Baton Rouge sold its 29,900-SF facility at 2801 W. 65th St. in south Little Rock for $5.5 million.

The buyer is Bramco Properties Inc. of Louisville, Kentucky. The 4.69-acre site was bought for $323,000 in November 1997.

Seller: Moon Distributors Inc., led by Harry Hastings Jr.

City Electric

An 11,200-SF office-warehouse in southwest Little Rock weighed in at $2.8 million.

Karl Stanley Smith bought the City Electric Supply project at 13325 Interstate 30 from Bart Ferguson Enterprises LLC of Benton.

The deal is backed with a five-year loan of $1.6 million from Southern Bancorp Bank of Arkadelphia.

The 21-acre property was purchased in March 2019 as part of a $2.1 million transaction with Red Gate Properties LLC, led by Druetta Craig and Janet C. Juengel.

Office Transaction I

A 31,850-SF piece of the Financial Park Place project in west Little Rock drew a $2.15 million transaction.

Acadia Properties LLC, led by Ali and Quratulain Raja, acquired the space in the office building at 11219 Financial Centre Parkway.

The seller is Hermitage Development Corp., led by Robert Vogel.

The deal is financed with a five-year loan of $2 million from Little Rock’s Bank OZK.

Land for the 1.98-acre development was assembled in two deals with Kenneth, Edward, Michael and LaDonna Turpin, $120,000 in March 1981; and Mary Puff, $16,000 in September 1978.

Mini Acquisition

A 169-unit self-storage property in North Little Rock weighed in at $1.51 million.

Fast Lane Capital LLC of Linthicum Heights, Maryland, purchased the Mac Mini-Storage project at 12711 MacArthur Drive from RLE Investments LLC, led by Billy Stain.

The deal is backed with a $1.2 million loan from Centennial Bank of Conway.

The 3.96-acre site was acquired for $155,000 in December 2010 from Jack and Kay Langston.

Convenient Buy

A 2,196-SF convenience store in west Little Rock tipped the scales at $1.3 million.

Petroplus LLC, an affiliate of North Little Rock’s Coulson Oil Co., bought the Road Runner project at 1200 Shackleford Road.

The seller is White Properties II Ltd., led by Terrill White.

The 0.9-acre location was purchased for $190,000 in September 1994 from Chevron U.S.A. Inc. of San Ramon, California.

Hotel Redux

A 96-room hotel in west Little Rock is undergoing a facelift after a $1 million sale.

Titan General Contractors LLC, led by Debra Hope, Abigail Reaves and Patricia Plumridge, purchased the former M Star Hotel at 1010 Breckenridge Drive from Orchid Global Hospitality LLC of Frisco, Texas, receiver for Bri & Dee Corp.

The court-ordered sale followed First-Citizens Bank & Trust of Raleigh, North Carolina, landing a $2.5 million default judgment against Mukeshbhai Patel.

Redevelopment of the project is funded with a four-year loan of $2.8 million from First Service Bank of Greenbrier.

Bri & Dee acquired the 2.15-acre development for $2.6 million in October 2018 from J&B Legacy Hotels LLC of Denton, Texas.

Lynn Lane Buy

A 22-unit apartment project in North Little Rock sold for $970,000.

Lynn Lane LLC of San Diego bought the 4416-4418 Lynn Lane project from Stone Crest Apartments LLC, led by Ryan and Jeffrey Aclin.

The deal is backed with a five-year loan of $1.1 million from Arkansas Federal Credit Union of Little Rock.

Stone Crest purchased the 0.86-acre development for $370,000 in January 2017 from Sharon Smith.

Watershed Purchase

A 160-acre tract in northwest Pulaski County rang up an $850,000 sale.

Central Arkansas Water acquired the land a mile north of Lake Maumelle and nearly 2 miles south of the Little Italy community from Green Bay Packaging Inc. of Green Bay, Wisconsin.

Green Bay bought the land for an unrecorded sum in October 1969 from Edwin and Marjorie Gordon.

Rural Land

A 50-acre tract in east Pulaski County changed hands in a $700,000 deal.

The Joint Revocable Inter Vivos Trust of Robert V. Stewart & Shelma Jean Stewart purchased the land on the south side of Faulkner Lake Road about a mile west of North Little Rock from Entr’acte Investments LLC, led by Kaye Lynn Tankersley.

The deal is funded with a $450,000 loan from Centennial Bank. The property was acquired for $395,000 from the bankruptcy estate of Bobby and Mary Tankersley.

Multifamily Sale

A 10-unit apartment in North Little Rock sold for $645,000.

TCB Real Estate LLC, led by John Dennis and Brandon McKinney, bought the 5555 Springvale Road project from Steven and Stephanie Deere.

The deal is financed with a six-year loan of $612,000 from Arkansas Federal Credit Union.

The 0.81-acre site was purchased in December 1997 as part of an $85,000 deal with the Justin Matthews Co., led by Hal Matthews.

Car Wash Site

Construction of a Glide Xpress car wash is in motion in west Little Rock after a $500,000 deal.

GX7 Little Rock RP RE LLC of Texarkana, Texas, acquired the 2.45-acre location near the southeast corner of Rodney Parham Road and Breckenridge Drive from Mary and Donald Hollock, Michael Arnold, David and Stephanie Arnold, Paul Arnold, Andrea Latier and Joseph Arnold.

Construction is funded with a 21year loan of $3.8 million from BancorpSouth Bank of Tupelo, Mississippi.

The land was bought as part of two deals with R.E. and Gladys Powell, $800 in March 1951; and R.B. and Elsie Tuggle, $500 in August 1956.

Office Transaction II

A 3,800-SF office building in Sherwood is under new ownership after a $436,362 deal.

1502 E. Kiehl LLC, led by Pat and Rob Callahan, acquired its namesake address from Big Wig Investment LLC, led by Randy Wiggins.

Big Wig provided a $356,352 mortgage to finance the deal.

The 2.17-acre location was bought in March 1980 as part of a $65,000 deal with Larry and Wanda Munn.

Commercial Site

A 1.61-acre commercial parcel in North Little Rock drew a $400,000 transaction.

R&T Mondair Inc., led by Avtar Mondair, purchased the site at the southwest corner of White Oak Crossing and White Oak Lake Drive.

The seller is Northwood Creek LLC, led by Davis Haas, Steve Pascoe, Steve Molpus and Ray Clark.

The land was part of a 20-acre tract acquired for $1.1 million in October 2012 from JKGS LLC, led by Karen Greenfield.

Farmland Purchase

A 46.11-acre agri property in east Pulaski County rang up a $380,000 sale.

Cherry Beam Farms LLC of Austin, Texas, purchased the land on the south side of Wayne Road 2.3 miles east of Highway 161.

The seller is Indian Bayou Farms LLC, led by Stephanie Smith and Joel Whicker.

Indian Bayou acquired the property for $120,000 in September 2015 from the estate of Dudley Webb Sr.

Office Transaction III

A 6,300-SF office building in west Little Rock is under new ownership after a $375,000 sale.

The Scott/Erquiaga Trust, led by Gregory Scott and Gene Erquiaga, bought the property at 9107 N. Rodney Parham Road from the P.E. Munnerlyn Share 2 Trust, led by Christie White and Donna Bosley.

The deal is backed with a four-year loan of $75,000 from First Horizon Bank of Memphis. Munnerlyn ownership of the 0.39-acre site dates back to December 1971 when a 50% stake in the land was purchased for $3,000 from Abe and Leatrice Rosen, trustee.

Chenal Circle I

A 10,203-SF home in west Little Rock’s Chenal Circle neighborhood weighed in at $2.8 million.

Curtis and Regina Howse acquired the residence from Blast 5 LLC, led by Larry Middleton.

The deal is financed with a 30-year loan of $1.9 million from Simmons Bank of Pine Bluff.

Blast 5 took ownership of the former home of special improvement district bond fraudster Kevin Lewis in January 2011 after paying an undisclosed sum for the property’s delinquent $2.5 million mortgage held by Capital Bank of Little Rock.

The AEPM Trust, led by Lewis, bought the house in a partial state of renovation for $1.2 million in February 2007 from George and Terry Rothwell and expanded it.

Falcon Ridge Estates

A 4,515-SF home in the Falcon Ridge Estates neighborhood in the Ferndale area of west Pulaski County tipped the scales at $1.4 million.

Joel Walker and Carmen McClennon purchased the house from Michael and Mary Cole. The deal is funded with a 30-year loan of $548,000 from Bank of Little Rock Mortgage Corp.

The Coles acquired the 6.78-acre property for $170,000 in February 2015 from William and Kathleen Magee.

Prospect Terrace

A 4,499-SF home in Little Rock’s Prospect Terrace neighborhood tipped the scales at $1.22 million.

William and Emily Kilgroe bought the house from Brad and Kelly Eichler.

The deal is funded with a 30-year loan of $980,000 from Arvest Bank of Fayetteville.

The Eichlers purchased the residence for $1.1 million in July 2008 from Howard and Stacy Hurst.

Bretagne Circle

A 5,966-SF home in west Little Rock’s Bretagne Circle neighborhood rang up a $992,000 sale.

Robert and Susan Williams bought the house from Richard and Julie Nix. The deal is backed with a 30-year loan of $692,000 from BancorpSouth Bank. The residence was purchased for $875,000 in September 2013 from Arnold and Peggy Gilbert.

Woodlands Edge I

A 5,588-SF home in the Woodlands Edge neighborhood of west Little Rock changed hands in a $930,000 deal.

The Living Trust of Kelly & Alyssa Journey acquired the house from Sarah Lindley. The deal is backed with a 30year loan of $744,000 from Gateway Mortgage Group of Jenks, Oklahoma.

Lindley bought the residence for $885,000 in May 2018 from Chenal Valley Construction Inc., led by James Miles.

The Arbors

A 4,854-SF home in The Arbors neighborhood of west Little Rock drew a $905,000 transaction.

Robert and Danielle Huff purchased the house from Mona Yasrebi and Jason Samii. The deal is financed with a 26-year loan of $724,000 from Regions Bank of Birmingham, Alabama.

The residence was acquired from the Daniel P. Benson Revocable Trust for $825,000 in June 2020.

Chenal Circle II

A 7,403-SF home in the Chenal Circle neighborhood changed hands in an $825,000 deal.

MFLP Investments LLC, led by Byron McKimmey, acquired the house from Robert and Amanda Murphy.

The Murphys bought the location for $87,000 in April 1990 from El Dorado’s Deltic Farm & Timber Co.

Heights Home I

A 3,625-SF home in the Heights area of Little Rock sold for $800,000 Thomas Reilley purchased the house from Stephen and Ashley Peeples. The deal is financed with a 30-year loan of $473,920 from Better Mortgage Corp. of New York.

The residence was acquired for $680,000 in September 2018 from Terra Firma Project LLC, led by Billy Collins Jr.

Falstone Court

A 4,166-SF home in west Little Rock’s Falstone Court neighborhood sold for $756,000.

Mason Fauazza bought the house from Sputnik LLC, led by Doug Castleberry; and JS3M Properties LLC, led by Jeff Mayfield.

The deal is funded with a 30-year loan of $548,250 from Arkansas Federal Credit Union. The site was purchased for $86,000 in October 2020 from PotlatchDeltic Real Estate LLC.

A 4,523-SF home in Cammack Village’s Pinnacle Point neighborhood is under new ownership after a $745,000 deal.

The Five-Eighteen Revocable Trust, led by Laura Harden, acquired the house from Victor Gonzalez. The deal is backed with a 30-year loan of $596,000 from Rocket Mortgage LLC of Detroit.

The residence was bought from Isaac Carter Jr. and his wife, Peggy, for $440,000 in August 1999.

A 3,250-SF home in Cammack Village rang up a $653,207 sale.

Matthew and Julie Hardee purchased the house from Robert and Connie Bracy.
