WLR Volvo Complex Sells for $3.6 Million (Real Deals)Lock Icon

An auto dealership project in west Little Rock tipped the scales at $3.6 million.

MAG-AR 1500 N Shackleford LLC, an affiliate of Little Rock’s McLarty Auto Group, bought the 60,000-SF McLarty Volvo Cars and McLarty Collision West complex at 1500 N. Shackleford Road.

The seller is Tait Family Ltd., led by Diane Tait.

The 6.03-acre property, once the home of Jim Tait’s Pontiac, was purchased for $815,454 in June 1977 from Birch-Brook Inc., an affiliate of Little Rock’s Rector Phillips Morse Inc.

Markham House
A 73-room hotel in midtown Little Rock weighed in at $2.25 million.

LR Markham Hotel LLC, an affiliate of Conway Management Inc., acquired Markham House Suites at 5120 W. Markham St. The seller is S&B Corp., led by Sharon Adkins.

The deal is backed with five-year loans of $2.3 million and $474,500 from First Arkansas Bank & Trust of Jacksonville.

The 1.21-acre development previously helped secure a June 2011 mortgage of $4.5 million held by First Security Bank of Searcy.

S&B Corp. bought the project for $930,000 in May 2002 from Beal Bank of Dallas.

Thrive Project
An apartment project in downtown North Little Rock is in motion after a $1.42 million land deal.

Thrive Argenta LLC, an affiliate of ERC Properties Inc. of Rogers, purchased the 3.29-acre site on the north side of Fourth Street between Poplar and Magnolia streets. The seller is The Mill LLC, led by Jack Grundfest.

Construction of the 162-unit Thrive Argenta project is financed with a five-year loan of $13.1 million from First National Bank of Fort Smith.

The Mill assembled the property in March 2008 as part of a $900,000 deal with Mountaire Corp., led by Ron Cameron, and a $208,000 deal in May with the North Little Rock Downtown Development Board.

Office Purchase
A 5,100-SF office building in west Little Rock changed hands in a $665,000 transaction.

Hart & Coco Prosthodontics PLLC, led by Jonathan Hart and Suzanne Coco, bought the Hart Building at 8028 Cantrell Road. The seller is Hart Building LLC, led by Arthur and Jeannine Hart.

The deal for the 0.33-acre development is funded with a $621,000 loan from Riverside Bank of Sparkman (Dallas County).

The property was purchased for $68,000 in December 1982 from Foxcroft Woods Partnership, an affiliate of Little Rock’s Savers Financial Services Inc.

Irrigation Acquisition
An 8,790-SF office-warehouse in North Little Rock sold for $524,000.

Ewing Irrigation Products Inc. of Phoenix acquired its 7324 Cock of the Walk Lane location from Troy and Sandra Wilkins.

The 0.98-acre site was bought in March 2000 as part of a $115,000 deal with the Sterling Redfern IRA.

Car Wash Buy
A Splash Car Wash in Maumelle drew a $500,000 transaction.

Michael and Bree Mackenzie purchased the 3001 Club Manor Drive project from Bank of Little Rock.

The bank recovered the 0.92-acre development from Cornett Enterprises Inc. and Roger and Paul Cornett in January 2016 at a $725,000 foreclosure sale.

Retail Sale
A 29,358-SF retail center in southwest Little Rock rang up a $400,000 sale.

Life Builders, led by Joe Brown, bought the Baseline Square Shopping Center at 3409 Baseline Road.

The seller is Professional Land Co., led by Rick and J.D. Ashley Jr., which provided a 12-year mortgage to back the entire sale.

Ownership of the 7.14-acre property was consolidated in July 1988 deals totaling $166,000.

The sellers were the estate of Donald Mueller, $130,000; and Jerry and Wynelle Stephens, $36,000.

Beau Vue Manor
A 6,645-SF home in west Little Rock’s Beau Vue Estates neighborhood tipped the scales at $1.38 million.

Mark McMurry acquired the house from David and Suzanne Swindle.

The deal is financed with a 30-year loan of $1.2 million from Arkansas Federal Credit Union of Jacksonville. The residence previously was tied to a December 2010 mortgage of $900,000 held by Bank of Little Rock Mortgage Corp.

The Swindles bought the 5.9-acre location for $208,000 in March 2009 from Tobey and Lindsay Koehler.

Rural Residence
A 5,598-SF home in west Pulaski County is under new ownership after a $900,000 sale.

Samuel and Nancy Smith assembled the 9-acre spread in deals with Robert Trammell, $750,000, and Georgie Trammell, $150,000.

The deal is funded with a 30-year loan of $600,000 from IberiaBank of Lafayette, Louisiana.

The residence previously was linked with a March 2007 mortgage of $1 million held by Manufacturers & Traders Trust Co. of Buffalo, New York.

The property was acquired for $185,000 in April 1994 from Fletcher and Linda Clement.

Woodland’s Abode
A 5,012-SF home in the Woodland’s Edge neighborhood of west Little Rock changed hands in an $849,000 deal.

Tracy and Hugh Nymeyer bought the house from Chenal Valley Construction Inc., led by James Miles. The deal is backed with a one-year loan of $849,000 from Riverside Bank.

The residence previously was tied to a July 2016 mortgage of $844,000 held by BancorpSouth Bank of Tupelo, Mississippi. The location was purchased for $164,000 a year ago from Rocket Properties LLC, led by Lisenne Rockefeller and Ron Tyne.

Heights Home
A 2,769-SF home in the Heights area of Little Rock sold for $725,000.

Louis and Ida Etoch acquired the house from Brad and Jodi Thomas.

The deal is financed with a 13-year loan of $580,000 from Regions Bank of Birmingham, Alabama. The residence previously was linked with a March 2017 mortgage of $700,000 held by First Service Bank of Greenbrier.

The Thomas family bought the pro-perty for $686,000 in July 2007 from Stoelzing Properties LLC, led by Trey Stoelzing.

Cliffewood House
A 2,994-SF home in Little Rock’s Cliffewood neighborhood rang up a $578,000 transaction.

William and Theresa McClung purchased the house from David and Barbara Pryor. The deal is funded with a 30-year loan of $578,000 from Ban-corpSouth Bank.

The Pryors acquired the residence for $585,000 in March 2014 from Lillian and Michael Ward.

Edgerstoune Address
A 3,237-SF home in Little Rock’s Edgerstoune neighborhood is under new ownership after a $550,000 sale.

Avinash Bhavaraju bought the house from Sherrill Wise. The deal is backed with a 25-year loan of $550,000 from Regions Bank.

The residence previously was tied to a March 2016 mortgage of $285,268 held by IberiaBank. The property was purchased for $450,000 in May 2012 from Cal and Debbie Partee.

Bretagne Circle
A 3,793-SF home in the Bretagne Circle neighborhood of west Little Rock’s Chenal Valley development drew a $528,000 transaction.

Robert Love III and his wife, Casey, acquired the house from the Daryl E. Coker Trust.

The deal is funded with a 30-year loan of $422,400 from Eagle Bank & Trust of Little Rock. The residence previously was linked with a December 2007 mortgage of $100,000 held by Arvest Bank of Fayetteville.

The location was bought for $100,000 in July 1994 from Deltic Farm & Timber Co. of El Dorado.
