Zaxby’s Quartet Totals $6.6 Million (Real Deals)Lock Icon

Four Zaxby’s in Pulaski County changed hands in a series of $1.65 million deals.

Oklahoma DND Group LLC, an affiliate of Deuce Restaurant Group in Mission Viejo, California, acquired the eateries at 104 Carnahan Drive in Maumelle, 209 Marshall Road in Jacksonville and 208 Brookswood Road in Sherwood from DTT Properties LLC.

Oklahoma DND Group bought the Zaxby’s at 10601 Kanis Road and an adjoining 0.45-acre site in west Little Rock from Quapaw Properties III LLC. DTT and Quapaw are affiliates of ETRG Investments in Milledgeville, Georgia.

The deal is financed with a one-year loan of $8.1 million from Ticova SMA I LLC of Denver.

DTT Properties purchased the 1.06-acre development in Sherwood for $1.3 million and the 0.92-acre development in Jacksonville for $1.1 million in December 2012 deals with IHDG Pulaski-01 LLC, led by William D. Walker.

DTT acquired the 0.84-acre Maumelle development for $1.7 million in February 2019 from Gregel Restaurant Property II LLC of Cincinnati.

Quapaw Properties III bought the 0.78-acre site at 10601 Kanis Road and adjoining land for $597,879 in March 2017 from Akshar 8 LLC, led by Dr. Shailesh Vora.

Office-Warehouse Sale

A 32,526-SF office-warehouse in North Little Rock tipped the scales at $1.9 million.

Rogers River Holdings LLC, led by Jonathan Rogers, purchased the property at 9900 Maumelle Blvd. from PBP Real Estate I LLC of Memphis.

PBP bought the 2.99-acre development for $1.5 million in September 2013 from CTRJ Properties LLC, once led by Steve Clary and Jephta Thibault.

CTRJ Properties acquired the project for $1.4 million in February 2002 from Burton Building Products Inc., led by Steven Burton.

Family Dollar Buy

A 9,708-SF store in Little Rock weighed in at $1.28 million.

Family Dollar MLK Inc., an affiliate of Jonesboro’s Glaub Farm Management, bought the Family Dollar at 2408 Martin Luther King Jr. Drive. The seller is NS Retail Holdings LLC, an affiliate of NetStreit Corp. of Dallas.

NS Retail acquired the 1.5-acre development for an undisclosed sum in September 2020 from SGSL Holdings LLC of Calabasas, California.

SGSL Holdings purchased the location for $425,000 in November 2014 from Meadow Lands Inc., led by Stephen Whitwell.

Wellspring Acquisition

Adjoining commercial properties in North Little Rock rang up an $875,000 sale.

Wellspring Ventures LLC, led by Jonathan Dismang, acquired the 4,259-SF Red Door Gallery at 3701-15 John F. Kennedy Blvd. and the 8,232-SF Rook’s Antiques project at 3721-23 JFK Blvd. from the Mae Hale Trust LLC and M. Hale Trust LLC.

The deal is backed with a one-year loan of $1.3 million from First Arkansas Bank & Trust of Jacksonville.

Wash and Mae Hale assembled the 1.03-acre property in five transactions beginning with two February 1944 deals with Ned Dumas, $6,500; and F.E. Bates, an undisclosed sum.

The other deals were struck with Lucille Edwards, $6,494 in May 1947; Dewey and Ruby Whitfield, $21,000 in April 1963; and R.H. Brooks, $36,000 in January 1969.

Bretagne Circle

A 5,960-SF home in west Little Rock’s Bretagne Circle neighborhood for $1.05 million.

Crain Family Revocable Trust, led by Rebecca and Austin Crain, purchased the house from Gary and Jacquelynn Childers.

The deal is funded with a 30-year loan of $727,000 from Regions Bank of Birmingham, Alabama.

The Childers family acquired the residence for $753,000 in September 2009 from the R&S Revocable Trust, led by Ray and Sherri Lusk.

Pleasant Valley

A 3,089-SF home in west Little Rock’s Pleasant Valley neighborhood sold for $975,209.

Robin and Ashley Wynne bought the house from Gregory and Danielle Taylor. The Taylors acquired the residence for $550,000 in May 2018.

The sellers, Richard and Leslie Davis, purchased the property for $422,000 in February 2015 from the Charles J. Steed Family Trust.

Ridgehaven House

A 4,072-SF home in west Little Rock’s Ridgehaven Road neighborhood drew a $750,000 transaction.

Clinton and Rachel Stafford acquired the house from the Laura J. Gold Revocable Trust.

The deal is financed with a 30-year loan of $712,500 from Regions Bank.

The 3.63-acre site was bought in November 1976 as part of a $40,000 deal with A.C. Ketzcher Jr. and his wife, Nina.

West Pulaski Land

Lori and William Walmsley paid $1.51 million for a 5.6-acre residential spread with houses of 5,266 SF and 1,250 SF in west Pulaski County.

The seller: JDD Revocable Trust, led by John Day, which purchased the property for $1.4 million in November 2021 from the Louis Gladfelter Revocable Trust.
