Garver HQ Plays Host to $10.1M Transaction (Real Deals)Lock Icon

The North Little Rock headquarters of an engineering, planning, architectural and environmental services firm weighed in at $10.1 million.

OHC Northshore Ltd., an affiliate of Old House Capital in Dallas, acquired the 47,627-SF Garver complex at 4701 Northshore Drive. The seller is Taipanic Investment Group LLC, a Garver affiliate.

The deal is financed with a five-year loan of $7.2 million from Simmons Bank of Pine Bluff. The 6.38-acre development previously was linked with a December 2015 mortgage of $4.4 million held by JPMorgan Chase Bank of Columbus, Ohio.

The location was purchased for $1.17 million in July 2007 from Pfeifer Family Ltd. No. 1, led by Gene Pfeifer.

Appliance Acquisition

A 3,420-SF commercial project in Jacksonville changed hands in a $340,000 deal. Thao Tran and Cam Pham bought the All Appliance Plus location at 1811 N. First St. from Goodsell Family Ltd., led by Mark Goodsell.

The deal is funded with a three-year loan of $270,000 from First Arkansas Bank & Trust of Jacksonville.

The 0.29-acre development was acquired for $225,000 in July 2005 from Wild West Investments, led by Charles and Sherry Cloud.

Country Club Manor

A 5,452-SF home near the Country Club of Little Rock tipped the scales at $1.32 million.

The Charles & Constance Smith Family Trust purchased the house from John Day. The residence previously was tied to a March 2020 mortgage of $950,000 held by Encore Bank of Little Rock.

The property was bought for $1 million in May 2012 from Cathy and Gary Pursell.

Prospect Terrace

A 4,144-SF home in Little Rock’s Prospect Terrace neighborhood sold for $800,000.

HRA LLC, led by Armona Holst, acquired the house from William and Corinne Beck. The deal is backed with a one-year loan of $1 million from First Security Bank of Searcy.

The residence previously was linked with a May 2015 mortgage of $831,250 held by SunTrust Mortgage Inc. of Richmond, Virginia.

The Becks purchased the property for $875,000 more than five years ago from the Stamp Revocable Trust, led by Stephen Chaffin.

Independence Farms

An 11.16-acre residential spread on the edge of Chenal Valley drew a $730,000 transaction.

Avulani Enterprises LLC, led by Drs. Krishnappa Prasad and Thejovathi Edala, bought the property, home to houses with 2,191 SF and 1,802 SF under roof. The sellers are Randle Hoffman, Sue Ann Hoffman and the Maidie B. Shearer Revocable Trust.

The land in the Independence Farms neighborhood was acquired in July 1957 as part of a $15,500 deal with Leroy and Maybell Cloud.

Candlewood Abode

A 4,702-SF home in west Little Rock’s Candlewood neighborhood rang up a $700,000 sale.

Nidhi Jain purchased the house from the Thomas & Ashley Koonce Revocable Trust. The deal is financed with a 15-year loan of $510,350 from Simmons Bank.

The Koonces bought the residence for $716,000 in November 2005 from Steven and Judith Soldinger.

Cammack Woods

A 3,095-SF home in Cammack Village is under new ownership after a $680,543 transaction.

Allison and Vincent Laborde acquired the house from East-Collins Construction LLC, led by Hunter East and Billy Collins. The deal is funded with a 30-year loan of $562,437 from Wells Fargo Bank of Sioux Falls, South Dakota.

The residence previously was tied to an April 2020 mortgage of $531,250 held by BancorpSouth Bank of Tupelo, Mississippi.

East-Collins purchased the property for $180,000 in March 2019 from the Wayland G. Roberts Family Trust.

Estates Sale

A 2,972-SF home in the Estates at McHenry Creek neighborhood of west Pulaski County changed hands in a $620,000 deal.

Nolan and Jennifer Bruce bought the house from Matthew and Kelly White. The deal is backed with a 30-year loan of $620,000 from Arvest Bank of Fayetteville.

The 5.16-acre spread previously was linked with a November 2015 mortgage of $398,400 held by Quicken Loans Inc. of Detroit.

The Whites acquired the land for $83,000 in June 2012 from Arkansas Land Development LLC, led by Walter O’Neal and Larry Kuca.

Falstone Court

A 4,455-SF home in west Little Rock’s Falstone Court neighborhood sold for $600,000.

Ernest and Pebbles Grover purchased the house from Hartness Construction Co., led by Brenda Hartness.

The deal is financed with a 30-year loan of $380,000 from IberiaBank of Lafayette, Louisiana.

The residence previously was tied to an August 2019 mortgage of $497,250 held by Citizens Bank of Batesville.

The location was bought for $78,000 11 months ago from PotlatchDeltic Real Estate LLC, an affiliate of PotlatchDeltic of Spokane, Washington.

Osage Terrace

A 4,043-SF home in Maumelle’s Osage Terrace neighborhood drew a $531,000 transaction.

Hanna and Blake Davenport acquired the house from Randy and Donna Wright. The deal is funded with a 30-year loan of $424,800 from Simmons Bank.

The residence previously was linked with a May 2019 mortgage of $433,500 held by First Security Bank.

The location was purchased for $42,500 in March 2019 from Dan Fisher.

Villages of Wellington

A 4,427-SF home in the Villages of Wellington neighborhood of west Little Rock rang up a $520,900 sale.

Miles and Elizabeth Ritter bought the house from Eric Yee and Felicia Allard. The deal is backed with a 25-year loan of $520,900 from Regions Bank of Birmingham, Alabama.

The residence previously was tied to a June 2018 mortgage of $412,000 held by Eagle Bank & Trust of Little Rock.

The property was acquired 26 months ago from Gail Woods and Raymond Latimer for $515,000.
