One Rahling Centre Sells for $3.5 Million (Real Deals)

A 20,410-SF office project in west Little Rock tipped the scales at $3.5 million.

W Place Properties LLC, led by Eric Wright, purchased the One Rahling Centre project at 1811 Rahling Road from Curtis Finch Jr.

The deal is backed with a 10-year loan of $2.5 million from First Security Bank of Searcy.

Finch bought the 2.17-acre development for $3.4 million in July 2009 from Rahling Office Park LLC, led by John Rees.

Multifamily Purchase

Four apartment buildings in Sherwood weighed in at $1.4 million.

RLC Properties LLC, led by the Robert V. Callahan Jr. & Lori R. Callahan Living Trust, acquired 16 units at 321, 331, 341 and 351 Club Road from Steven and Stephanie Deere.

The Deeres provided a 10-year mortgage of $1.2 million to fund the deal.

The combined 2.41-acre property was assembled in two deals totaling $114,300.

The sellers were Real Estate Central Inc., led by Byron McKimmey, $39,300 in February 1993; and Andrew Taldo Jr. and his wife, Jean, and Gloria and Dave Matassa, $75,000 in August 1998.

Shopping Center Buy

A 9,920-SF neighborhood shopping center in Little Rock rang up a $1.02 million sale.

All Partners LLC, led by Khalid and Ziad Alqam, bought the 6416 Col. Glenn Road project from Blackstone Investment Group LLC of San Diego.

The deal is financed with a five-year loan of $512,000 from Arvest Bank of Fayetteville.

Blackstone acquired the 0.76-acre development for $300,000 in June 1978 from Sanford Brooks and John Haskins.

Office-Warehouse & More

A 15,000-SF office-warehouse and an adjoining 6.51 acres in North Little Rock drew a $900,000 transaction.

Real Estate Holdings VI LLC, an affiliate of Legacy Impact Investors in West Des Moines, Iowa, purchased the 3.21-acre development at 1100 Hemlock St. and neighboring land.

The seller is 1100 Hemlock St. LLC, led by Dennis Hope.

The property was bought for $370,000 in December 2004 from RBS Properties I LLC of Richmond, Virginia.

Trammel Loop

Home sites in Sherwood’s Trammel Loop neighborhood changed hands in an $884,000 sale.

Rausch Coleman Homes Little Rock of Fayetteville acquired 26 lots from Stonehill LLC, led by Andy Collins.

The property was a longtime asset of the Metropolitan Trust Co., led by Justin Matthews, and later his heirs dating back more than 87 years.

Kingwood Place

A 2,738-SF house and an adjoining 1.6-acre parcel in Little Rock’s Kingwood Place neighborhood tipped the scales at $1.7 million.

Thomas and Lauren Cowles bought the combined 2.21-acre residential property in two deals with the Richmond Family Revocable Trust.

The transactions are backed with a two-year loan of $753,750 and a five-year loan of $527,200 from Encore Bank of Little Rock.

The trust acquired the 1.6-acre parcel for $705,000 in December 2018 from CBM Appraisals Inc., led by Chris Maris, and the neighboring 0.61-acre home site for $550,000 in August 2021 from Judith Scerbo.

Falstone Court

A 4,647-SF home in west Little Rock’s Falstone Court neighborhood sold for $979,000.

Michael and Rachel Oxenden purchased the house from Hartness Construction Co., led by Brenda Hartness.

The deal is funded with a 30-year loan of $779,000 from First Horizon Bank of Memphis.

The 0.26-acre site was bought for $106,000 in April 2022 from PotlatchDeltic Real Estate LLC.

Deauville Place

A 4,514-SF home in west Little Rock’s Deauville Place neighborhood is under new ownership after a $875,000 deal.

Jerson Mendoza and Veronica Miranda acquired the house from Freddie and Christina Brewster.

The deal is financed with a 30-year loan of $300,000 from Cadence Bank of Tupelo, Mississippi. The Brewsters purchased the residence for $725,000 in December 2021 from River Rock Family Ltd., led by Richard Jones.

Bear Den Estates I

A 3,437-SF home in west Little Rock’s Bear Den Estates neighborhood rang up an $845,400 sale.

Brian and Youn Mi Kim bought the house from Dillon Homes & Real Estate Inc., led by Janet Dillon.

The deal is backed with a 15-year loan of $610,863 from Bank of America in Charlotte, North Carolina.

Dillon Homes acquired the 0.34-acre site for $112,000 in May 2022 from Bear Den Development Co. LLC, led by Drew Holbert.

Bear Den Estates II

A 3,769-SF home west Little Rock’s Bear Den Estates neighborhood drew an $825,000 transaction.

Sarah Camras purchased the house from Cole Alberius.

The deal is funded with a 30-year loan of $618,750 from SWBC Mortgage Corp. of San Antonio.

Alberius bought the 0.27-acre site for $115,000 a year ago from Bear Den Development, led by Drew Holbert.
