Arkansas River Project Sells for Nearly $4.9M (Real Deals)Lock Icon

A 72-unit apartment complex in Little Rock tipped the scales at $4.89 million.

6900 Cantrell Road LLC, led by Arek Boynerian and Albert Mendelsohn, bought its namesake address from Arkansas River Apartments Ltd., led by Ethan, Christopher and Zachary Schultz.

The deal is backed with a four-year loan of $3.9 million from Central Bank of Little Rock.

Arkansas River purchased the 2.26-acre development for an unrecorded sum in October 2013 from Regions Bank of Birmingham, Alabama.

The bank recovered the property from Valley Heights Ltd. II, led by David Henry, at a $3 million foreclosure sale in August 2013.

Convenient Transaction

A 3,435-SF convenience store in west Pulaski County weighed in at $1.07 million.

Diamond Investment Group LLC, led by Sadiq and Zarintaj Noorani, acquired the Highway 10 One Stop at 23724 Hwy. 10. The seller is Kang Brothers Investments LLC, led by Guriquabal Singh.

The deal is funded with an $800,000 loan from Centennial Bank of Conway.

Kang Brothers bought the 0.75-acre development for $450,000 in October 2020 from VRBS Investments LLC, led by Balaji Thota, Sarveswara Vadavalli and Raghunadha Mummadi.

NLR Office

A 6,630-SF office building in downtown North Little Rock changed hands in an $800,000 deal.

West 1st Street Assemblage LLC, an affiliate of Haven Health Management in Palm Springs, Florida, purchased the 111 Smarthouse Way project from Steven & Vicki Joyner Properties LLC.

The 1.6-acre development was assembled in three transactions with the city of North Little Rock, $58,385 in November 1990, $6,200 in January 1993, and $28,011 in December 2002.

Industrial Property

A 44,900-SF industrial facility in Little Rock rang up a $300,000 sale.

All Partners LLC, led by Khalid Alkam, bought the 1701 Woodrow St. project from R.D.V. Inc., led by Evelyn Hodges.

The corporation assembled the 3.24-acre development in three 1989 deals: Little Rock’s Worthen Bank & Trust, $212,000 in January; Donald Leird and Donna Sue Walls, $10,000 in March; and Williams Block Co., $1,000 in July.

Commercial Location

A 6.54-acre commercial site in eastern North Little Rock is under new ownership after a $185,600 deal.

Clifton Family LLLP, led by Norman Clifton, acquired the land at the northwest corner of U.S. 165 and Blaze Drive. The seller is GIK LLC, led by Marvin Itzkowitz.

GIK purchased the property for $196,000 in March 2006 from D&B Commercial Park LLC, led by James Dietz Sr.

D&B Commercial Park bought the land in June 2001 as part of a $1.05 million transaction with I-440 Business Fiberpark LLC, led by George Wilcox.

Edgehill Abode

A 4,571-SF home in Little Rock’s Edgehill neighborhood sold for $1.5 million.

Rhys and Leslie Branman purchased the house from Brian Teeter and Samantha McKelvey.

Teeter and McKelvey bought the residence for $490,000 in September 2010 from 50 Edgehill LLC, led by Noelle Nikpour.

The limited liability company acquired the property for $478,000 in August 1994 from Bud and Kirby Whetstone.

Sezanne Court

A 4,641-SF home in west Little Rock’s Sezanne Court neighborhood sold for $895,000.

The Chris & Christine Mathews Joint Revocable Trust bought the house from Connie Coonan.

The 0.66-acre site was purchased for $72,500 in November 2019 from PotlatchDeltic Real Estate LLC.

Lakewood House

A 4,021-SF home in the Lakewood neighborhood of North Little Rock drew an $860,000 transaction.

The Zach & Taylor Riley Trust acquired the house from Jarius Wright and Mary Katherine Bentley. The deal is financed with a 30-year loan of $460,000 from Generations Bank of Rogers.

Wright and Bentley bought the residence for $429,000 in August 2016 from the Patsy Ruth Bates Revocable Trust.

Carmel Residence

A 3,974-SF home in west Little Rock’s Carmel neighborhood changed hands in a $730,000 deal.

The CASC Family Trust, led by Corey and Alice Bruce, purchased the house from the Stephen M. Michell Revocable Trust.

The deal is backed with a 30-year loan of $450,000 from Churchill Mortgage Corp. of Brentwood, Tennessee.

The 1.09-acre site was bought for $75,000 in June 1988 from Western Little Rock Co., led by Floyd Fulkerson.

Waterview Estate

Walid and Marwa Ismael paid $1.37 million to the Oscar & Doris Washington Family Trust for a 9,400-SF home in west Pulaski County’s Waterview Estates neighborhood.

The trust acquired the 2.04-acre site for $325,000 in September 2015 from Waterview Estates Phase III LLC, led by Rick Ferguson.
