Industrial Project Produces $4M Sale (Real Deals)Lock Icon

Adjoining industrial flex buildings in west Little Rock weighed in at $4 million.

MCC Self Storage LLC, led by J.T. Compton, and Wobbe Lane LLC, led by Raymond Merrill, purchased the 41,447-SF project at 5310 S. Shackleford Road and the 23,450-SF 7 Clearwater Drive project. The seller is Clearwater Brandon LLC, led by Burke Larkin.

The deal is financed with a 25-year loan of $3.2 million from Cadence Bank of Tupelo, Mississippi.

Clearwater Brandon bought the 4.13-acre development for $3.7 million in August 2022 from a group of trusts and individuals.

The original ownership was divided among Michael and Anita McKee, 48.2%; Joseph and Carol Hartman, 18.3%; James and Lorilee Hartmann, 9.1%; William and Claire Hartmann, 9.1%; Donald and Susan Whitley, 6.9%; John and Bonnie Hartmann, 4.3%; and Brett Prahl, 4.1%.

Seminary Sale

A 31,725-SF piece of a seminary in west Little Rock tipped the scales at $2.05 million.

Pinnacle Classical Academy, led by Marcus Moody, acquired the 5124 and 5224 Stagecoach Road buildings. The seller is Missionary Baptist Seminary & Institute, led by Scott Grable.

The deal is funded with a 10-year loan of $1.8 million from America’s Christian Credit Union of Glendora, California.

The 10.54-acre property was purchased in June 1969 as part of a $28,505 deal with Dorris Hill.

Native Green

A 2,580-SF former medical marijuana dispensary in Little Rock drew a $925,000 transaction.

Kaur Real Estate LLC, led by Rajwinder and Rupinder Kaur, bought the former Native Green project at 3720 Cantrell Road. The seller is Koon Properties LLC, led by Walter Koon.

The deal is backed with a 10-year loan of $898,450 from Stone Bank of Mountain View. Koon Properties acquired the 0.44-acre property for $375,000 in January 2020 from Rablaco LLC, led by Mark Ramm.

Mountain Land

A 77.6-acre tract bordering the western edge of Little Rock sold for $850,000.

Ives Investment Group LLC, led by Randall Ives, and Versailles Holdings LLC purchased the property on the southern slope of Shinall Mountain adjoining Bear Den Estates. The seller is the Shinall Mountain Real Estate Trust, led by Jane Pouzar Terrell.

Emil and Elsie Pouzar assembled most of the land as part of deals in August 1953 with Floyd and Rosa Williams, $1,250; Fred Walpole, $200; and Ted and Margaret Knoedl, $200, as well as Arkansas Telecasters Inc., led by Raymond Rebsamen, Beloit Taylor and Phillip Back, $750 in November 1954.

Warehouse Transaction

An 11,250-SF warehouse in Sherwood is under new ownership after a $675,000 deal.

SCR Investments LLC, led by Scott Keith, acquired the 7400 Landers Road project.

The sellers are 7400 Landers Road LLC, led by Phillip Tweedy, and the Stephen N. Green & Velora Kay Green Family Trust.

The 7.42-acre site was purchased for $8,500 in February 1961 from Eva Lantrip.

Orle Residence

A 5,430-SF home in west Little Rock’s Orle neighborhood weighed in at $1.35 million.

The Carlson Living Trust, led by Chad and Amy Carlson, bought the house from William and Crystal Zihala. The deal is financed with a 15-year loan of $750,000 from Simmons Bank of Pine Bluff.

The Zihalas acquired the residence for $897,870 in June 2017 from Randy James Construction Co.

Historic House

A 4,751-SF home in the Governor’s Mansion neighborhood of downtown Little Rock rang up a $975,000 sale.

Mark and Aundrea Stevens purchased the historic Caruth-Cochran House from Donna and Mary Thomas.

The deal is funded with a 15-year loan of $780,000 from Nexa Mortgage of Chandler, Arizona.

The property was bought for $225,000 in May 2023 from Barry and Suzanne Sims.

Falstone Court I

A 4,316-SF home in west Little Rock’s Falstone Court neighborhood changed hands in a $938,940 deal.

Windstream Arkansas LLC, led by Paul Sunu, acquired the house from the Grace U. Sunu Revocable Trust.

The trust purchased the residence for $930,000 in March 2024 from Dillon Homes & Real Estate Inc., led by Janet Dillon.

Club House I

A 2,928-SF home near the Country Club of Little Rock drew a $915,000 transaction.

The Brian Christopher Taylor & Shannon James Taylor Living Revocable Trust bought the house from Raymond Peeples III and his wife, Amy.

The deal is backed with a 30-year loan of $810,000 from Cadence Bank.

The Peeples family acquired the residence for $550,000 in January 2021 from Sandra Yeary.

Falstone Court II

A 3,234-SF home in west Little Rock’s Falstone Court neighborhood sold for $845,806.

Clarence Rogers and Jennifer Whaley purchased the house from Hines Homes LLC, led by Brandon Hines.

The deal is financed with a 30-year loan of $656,800 from Citizens Bank of Batesville.

Hines Homes bought the 0.38-acre site for $72,000 in August 2022 from PotlatchDeltic Real Estate LLC.

Club House II

A 2,409-SF home near the Country Club of Little Rock is under new ownership after an $835,000 deal.

Miles McGeorge acquired the house from John Goodman.

The deal is funded with a two-year loan of $635,000 from First Security Bank of Searcy.

Goodman purchased the residence for $585,000 in June 2019 from the Lynn Baker Trust.

Roofing Purchase

OBC North Little Rock LLC, J North Little Rock LLC and T North Little Rock LLC, affiliates of New York’s Ocean Block Capital, paid Thomas & Nancy Arnold Construction LLC $1.6 million for the 44,864-SF Venture Roofing facility at 4500 Rixie Road in Sherwood.

The Arnolds bought the 2.22-acre site for $55,000 in June 1994 from Charles Davidson.
